School was built in 1972. Major modernization in 2003 was completed which included all areas of the school except forthe Gym, Stage, and Auditorium. Modernization included sprinklering to entire school. Gross area of current school is6,830 s.m. The school was reroofed in 2003 with additional insulation, except for the Gym and Auditorium, but the installationrequires careful monitoring and possibly replacement within 10 years, due to the lack of slopes which is causingponding and organic growth, and stretching of the membrane due to wind uplift. As well, the roof over the Gym andAuditiorium should be replaced in 10 years. The interior finishes are in excellent condition, but the Gym area should be upgraded, and the bleachers, gym dividercurtain and stage curtain should be replaced.
General Summary:
Structural Summary:One and two storey structure of non-combustible construction (steel and concrete block). Structurally sound.
Envelope Summary:The exterior walls and windows are in good condition. The majority of the roof, although new in 2003, requires careful monitoring and possible replacement within ten years.This is due to the lack of slopes which is causing ponding and the presence of organic growth, and possibly theimproper installation of the membrane, which is causing the membrane to stretch due to wind uplift. The roof over the Gym and Auditorium, which is bituminous asphalt and gravel, should be replaced in 10 years.
Interior Summary:The interior finishes are in excellent condition, and the addition of sixteen clerestorey type skylights in 2003 has greatlyimproved the quality of the interior environment. Recommend that improvements to the Gym (which was notmodernized in 2003) include refinishing of the hardwood floor, replacement of the bleachers, and the replacement of thegym divider curtain and the stage curtain.
Mechanical Summary:Mechanical systems during the 2002 modernization included a complete upgrade and replacement of the air handlingequipment and distribution (excluding the duct distribution in the Auditorium and Gymnasium), plumbing fixtures anddomestic piping systems, heating piping and terminal units. The existing hot water boilers, pumps, and accessories inthe mechanical room have been refurbished and remain in service. Sprinklered fire protection added in the 2002 upgrade. The overall mechanical system is in good condition. Main services include 6" pvc sanitary, 6" pvc water for combined fire protection and domestic use, and mediumpressure gas. All storm drainage is surface, with no catch basins or drywells on site.
Electrical Summary:Facility has a 1000A, 277/480V, 4 wire, 3 phase main service complete with surge protection on the 120/208V sub-distribution. Utility owned transformer is located within the vehicular traffic area of the parking lot and does not havestructural protection (bollards). This should be corrected as damage to the unit would render the facility inopeable forpossibly an extended period. Branch circuitry is adequate for present and future needs. Wiring systems formechanical loads is a new Siemens motor control centre (MCC).Lighting is modern tedhnology with motion sensorswitching for utility spaces and photocell control of exterior. The fire alarm is a new Edwards QS-1 panel complete withaudible/visual devices. Category 5E cabling is installed for data interconnection with uninterruptible power supplies and
