insights like this.

The fresh air of change that is synonymous with Spring saw a characteristic influx in both buyers and sellers. This lift was seen best in December

2012 with a notable increase in not only auctions but also pre-auction offers. The majority of 2012 was considered a flat market in favour of

the buyer. We believe the market has now moved past its low point; the results of the previous quarter suggest we are now moving into a more

positive cycle and a prosperous 2013.

This was the happy ending for one couple’s property search ...

After selling property and renting while they began their pursuit for the best block of land to build on, they stumbled upon this home. All of the boxes were ticked and the plan to build was suddenly on the backburner.

Prior to auction day there was nerves a-plenty from the couple as they prepared for their first auction. There were two offers made prior to the day on this waterfront gem, but the couple walked away the winners on the day when the vendor accepted the top bid of $635,000.

Auction day was full of emotion for the sellers of this property.This was a family home in every sense of the word, as one of only four free-standing properties in Regents Landing with views extending to Mount Coolum.

The property presented beautifully with 25 inspections leading to two very interested bidders.Bothbiddersknewtheirlimitsandbidboldly.Itwasthewinningbuyer’sfirstauction, he had fallen in love with the size of the property after his first inspection. The gavel fell at $294,000, a fantastic result for the seller.

This Property hit the market with a bang ...with 14 groups through the first open home and numerous mid week inspections with a final total of 37, leading to two offers prior to auction. It was a case of location, location with majority of bidders actually living within a 300m radius of the property at thetopofBuderim.Thewinningbidderwastheonlynon-localamongstthegroup,who had inspected the property only the day before auction. On auction day the crowd swelled to 60 with a final call of $440,000. As the hype died down many local residents congratulated and welcomed the winning bidder to the street.

Community Corner

The annual Wishlist Spring Carnival Luncheon was an action

packed start to Spring 2012. 600 of the Sunshine Coast’s

residents glammed up in their finest for a glamorous afternoon

at the Palmer Coolum Resort to help raise over $120,000.

The Wishlist Spring Carnival is one of the Coast’s highest

well-supported events, and this year was no exception.

WiththehelpofhostsNatalieBarrandMarkBeretta,performer

MahaliaBarnesandauctioneerDanSowdentheevent

exceeded all expectations. The goal was to raise the $118,200

requiredtopurchasethemuch-neededProstateBiopsy

Ultrasound for the Coast.

Principal of Ray White Maroochydore, Dan Sowden created

a great energy in the room for the live auction of 12 big-ticket

items. He also added to the entertainment when he asked

‘Beretts’totakeoverproceedingstoauctionoff120bottlesof

wine from Travis Schultz’ private collection. This item went under

the hammer for an impressive $7,000.
