1.0 Introduction
The proposed project pertains to development of existing textile mill (Bombay Dyeing) at C.S.
No. 223 (PT), 1/983 (PT) of Dadar, Naigaon Division, Wadala, Mumbai – 400 018 by Mumbai
Housing and Area Development Authority (MHADA)
2. 0 Project Proponent
MHADA is a State level Housing Authority having jurisdiction over the entire state of
Maharashtra, India. It is the statutory duty of MHADA to construct and make available
houses to the families belonging to various income groups of the society at affordable rates.
Housing or shelter is considered to be the important basic need of the human being.
Thus the construction of houses under different categories with respect to the income limits is
the main function of MHADA. Besides this, it undertakes development of the plots by
providing infrastructure such as roads, water supply, drainage arrangement, electrification
and other social facilities like commercial complexes, clinics, Samaj Mandir hall, Balwadi. In
addition to this it also carries out the function as a "Special Planning Authority" to develop
new townships and other relevant developments. As per the requirement of Government of
Maharashtra as an agency of the Government for Chandrapur, Solapur & Dharavi in Mumbai
MHADA is acting as Special Planning Authority.
For implementation of various schemes funds are raised from various sources such as
borrowing the loans from various financial Institutions such as HUDCO, LIC, and GIS &
also from Government etc.
In addition to this MHADA also utilizes its own funds for the implementation of the schemes.
Housing schemes: Different housing schemes are being implemented by MHADA, as
under:
Urban Housing (EWS, LIG, MIG, HIG).
Development of Urban Infrastructure.
Housing for Slum areas (Lok Awas Yojna, Slum Redevelopment Transit T/s).
Other activities like, (a) Special Repair / Current Repair to the rental tenements,
improvement of Infrastructure in MHADA colonies (I.I.C.).

Land Procurement: MHADA acquires land under section 41, 52 of MHADA Act.
Govt. also allots land to MHADA for the implementation of its projects.
National housing agenda: This Scheme envisages construction of 20 lakhs units/ (Of
this 13 Lakh in rural sector and 7 Lakh housing units, in urban sector) in India for
Economical Weaker section and Low income GROUP. Govt of India announced this
scheme in the Year 1998.Of this target construction of 13,000 units in rural and
77,420 units in urban Area has been assigned to Maharashtra State.
They believe that a clean environment in and around the workplace fosters health and
prosperity for the individual, the group and the larger community to which they belong.
Environmental protection is an integral part of the planning, design, construction, operation
and maintenance of all our projects.
3.0 About the project
The proposed project pertains to is redevelopment 33822.89 sq.m. of land of Bombay Dyeing
mill which is located at Dadar, Naigaon Division, Wadala, Mumbai in order to provide
housing for 25050 nos. of population
3.1 Location of the project
The Bombay Dyeing mill is located at C.S. No. 223 (Pt), 1/983 (Pt) Of Dadar, Naigaon
Division, Wadala, Mumbai where proposed development will be carried out. The Google
image showing location of proposed development is given as Fig. 1.0 and location plan is
given in Fig. 2.0 below.
3.2 Project Connectivity
3.2.1 Road Connectivity
Proposed project is located in the city of Mumbai with best connectivity. The proposed
project is located near Rafi Ahmed Kidwai Marg, which further connects to NH3 near
Matunga. On the south west of the project there is Bhoiwada Smashanbhoomi Road which
further connect to Katrak Road and Jerbai Wadia Road. Parel ST depot is located at a
distanced of 1.80 km west.
3.2.2 Rail Connectivity

The nearest railway stations from proposed project site are Sewri and Dadar Railway station
which are located at a distance of 1 km SE and 1.18 NW.
Nearest Airport is Chhatrapati Shivaji International Airport – 8.16 km N
