    1 .0 BUSINESS DESCRIPTION

    1.1 General Description of the Business:

    Piece of Cake is a modern day bakery which not only sells cakes,

    breads and pastries but drinks and desserts too. It is a kind of business which

    emphasizes on service. Located in USJ Taipan, Piece of Cake provides service

    such as parties arrangement and delivery service. A free delivery service is

    provided for a purchase of RM20 and above. We take orders via telephone

    calls, SMS (Short Messaging Service) and e-mails ( PieceofCake

    @ymail.com). The business will start commencing on 1 st January 2010 and its

    operation hours will be from 8am to 12am on weekdays, Monday to Friday

    and 10am to 2am on Sundays.

    1.2 Industry Overview:

    The Malaysian bakery and confectionery industry is a fast growing

    industry as it is in a period of change and expanding its precincts with the shift

    in consumers preferences. In 2004 the bakery and confectionery productsreached RM 2 billion, growing at 3 % in current value terms over the previous

    year. According to industry analysts, the growth can be attributed to the rising

    health awareness in Malaysia. Consumers are becoming more concerned with

    their health, which also affects other packaged foods, such as confectionery

    products. The health trend is expected to continue to be the main factor of

    growth for bakery products, especially the bread segment. Recently there are

    more health-oriented products released which signify the potential of value

    added products in Malaysia.

    The current development in the industry is also a consequence of the

    economic growth in Malaysia. The increasing purchasing power has created a

    more western inspired demand pattern among the Malaysian consumers,

    which contributed to the large entry of international fast food chains and the

    emergence of an abundance of foreign products in the Malaysian retail sector.

    However, the Bakery and Confectionery industry is still dominated by localplayers, offering a more traditional product assortment.

    The majority of the market is divided between the three bakeries:

    Gardenia Bakery, Stanson Bakery and Family Bakery. The current market

    leader is Gardenia Bakery followed closely by Stanson Bakery. Stanson

    Bakery, which was established in 1999, is a relatively new player in the

    industry. During the last five years, the company has rapidly increased its

    market share, witnessing more than 50% increases in annual sales. The growth

    of Stanson Bakery reveals that it is possible for new entrants to establish a

    strong position within this industry. Despite the presence of these international

    chains, the assortment of bakery and confectionery remains predominantly

    focused on local products particularly in relation to the bread segment. The

    number of large bread producers in Malaysia is actually very limited.

    Although the health trend is becoming more visible in Malaysia, the

    variety of products offered are still limited compared to the assortment

    available in western countries. An example of this is that the sandwich-style

    bread is very popular but is only available in few different varieties.

    In the frozen segment, most of the characteristics from the

    fresh-baked segment apply here.

    38. Bakeries are facing rising ingredient costs and "economic downtown."

    However these factors have not stopped the growth of bakeries in 2008.

    Product categories that had growth during the last twelve months were

    specialty bread/rolls, cakes, cookies, Artisan breads and muffins. Sales of

    special products that continued to show growth were organic/natural and

    gluten free products. Wages for baker whose goods reflects bakery specialty

    have started to increase.

    The many types of bakeries:

    Retail Sector:

    Large Factories . Bread and related products are produced in a huge quantity

    which is then transported to numerous selling points throughout a region. The

    selling points normally include supermarkets, convenience stores, and etc.

    Small Independent Bakeries . Normally they are family-run businesses. They

    may specialize in particular types of products, such as sourdough. Independent

    bakeries are much more likely to create products made from scratch on

    premises.

    The Franchise Sector:

    Chain Stores . Recently there have been a rise in the amount of chain stores

    (supermarkets) selling the same range of products due to consumers becoming

    increasingly conscious of the products they purchase and the conveniences

    they are getting from the retail chains. The development of large retail outlets

    has remarkable growth with the entry of international supermarket chains,

    such as Cold Storage, Parkson, and Carrefour. Bakers in these stores often

    bake according to a pre-determined recipe book. Even though the baked goods

    are freshly baked on the premises, it is not freshly made as products such as

    cakes, frosting, dough and sweet goods fits extremely well in a frozen

    environment and can last for months in a freezer before it is thawed and

    prepared for fresh consumption.

    In the last twelve years the franchise industry has experienced average

    annual growth rates of 16% in terms of sales and 18% in terms of outlets. In

    2003, annual sales soared to more than RM 12 billion. In 2004 there were 325

    franchise systems in Malaysia, totaling approximately 8,000 outlets compared

    to 2,500 outlets in 1998. Naturally this has resulted in a high consumption of

    buns and other related bread products.

    Emergence of specialty coffee houses, which represents a rapidly

    growing part of the franchise sector such as Coffee Bean and the Tea Leaf,

    Starbucks and San Francisco Caf includes bakery and confectionery products

    in their product assortments.

    In addition to the coffee houses, the franchise sector has seen a rapid

    increase in the number of outlets specializing in bakery and confectionery

    products. Market estimates suggest that Malaysia have more than 2,000

    confectionary and bakery outlets. Recently, there has been a rapid growth in

    the emergence of so c alled boutique bakeries, like BreadStory, Rotiboy

    Bakeshoppe and Bread to Brad, which offer their customers a much wider

    products assortment than available in the traditional bakeries or supermarkets.

    Other outlets specialize in cakes. Since 1997, Secret Recipe Caf has

    experienced rapid growth in Malaysia and currently has a total of 82 outlets in

    Malaysia. Opportunities exist in supplying high-quality frozen cakes to these

    types of franchises.

    The Hotel Sector:

    Most of the luxury hotels in Malaysia have their own facilities to

    produce bakery products for their catering consumption. However, in a recentinterview conducted by the embassy with the General Manager of one of

    Kuala Lumpurs leading luxury hotels, it was found that more than 70% of the

    hot els catering needs are sourced from contacts and attendance at exhibitions.

    According to a survey conducted at the Food and Hotel 2004

    exhibition, the category bakery, confectionery, flour finished products

    (fresh/frozen) was the most popular categor y among the visitors. Close to

    12,000 visitors expressed this particular category as their main area of interest.

    Food quality and service are important parameters in the luxury hotels

    because their signature restaurants cater to consumers in the high-purchasing

    power. Products within this market segment are, therefore, often imported to

    satisfy the customers expectations.

    The Institutional Sector:

    Local players currently dominate the catering activity within the

    institutional sector, which encompass public institutions, i.e. schools,

    hospitals, armed forces, etc. It requires local presence in Malaysia in form of a

    subsidiary or a joint venture with a local partner to target this segment because

    connections are more important than parameters, such as price, variety and

    quality.

    1.3 Market Opportunities:

    The Taipan area is a favourite among the residents here. It is sometimes

    heavily congested in the night when people come out for dinner and shopping.

    Furthermore, a good mixture of businesses in this commercial center, such as

    clinics, pharmacies, convenience shops, and etc can be found here. Basically,

    almost everyone in this area have a busy life. Baked goods are packaged and

    easy to eat so it is suitable for anyone yearning for a quick meal. Normally,

    bakeries and pastries are the type of food for those who are al ways on -the-

    move type. In this case, Piece of Cake will be a perfect stop for a short meal

    or dessert.

    1.4 Factors in selecting the proposed business:

    Competition . Big Boy Caf , D'Fortune Western Cuisine Caf, Pizza Uno,

    Grand Steamboat Garden

    Popularity. Bakeries goods and desserts appeal to all walk of life who

    apparently have sweet tooth.

    Target Group. : All ages (child adult)

    Environment. Business and college life is a quick pace life so these

    youngsters prefer Packaged food and easy to bring around to eat.

    1.5 Uniqueness of Product or Service:

    Baked goods are easily packaged and easy to bring around. Freshly

    baked goods are more appealing than the ones from the factories as they are

    fresher and treated with less preservative. The baked goods from Piece of cake

    will have more variant and more responsive to the customers demand as

    customers could offer ideas on how to improve the products and services.

    1.6 Future Prospect:

    USJ Taipan is very bustling city, full with busy on-goers who are

    always short on time. Piece of Cake targets to win their hearts and make them

    loyal customers of Piece of Cake .

    This outlet happens to be near by to the Taylors College. Taylors

    College is an outstanding international college, and almost half of the students

    are foreigners, who happen to love bakeries at all times. Therefore, there is

    always a demand for bakeries especially among the students. From ourresearch, most of these students are staying outside the university campus,

    somewhere around USJ 9, USJ 8 and USJ 6. Plus, there is a primary school

    located at the USJ 9. Piece of Cake plans to open another branch in that area.

    Hungry school children will definitely love baked goods. Therefore this

    neighbourhood will be a steady source of income.

    Malaysia has plenty of institute of higher education in the private and

    public sector. In the distant future, Piece of Cake aims to monopolize themarket share in the higher educational institutional sector.

    2 .0 PURPOSE

    This business plan is prepared as a business overview and givesinformation about future business planning in order to obtain a loan. It is also

    used as a business guideline when running the caf.

    3.0 LOCATION OF THE BUSINESS

    2.1 Physical Location:

    Piece of Cake will be located in the centre of the row of shops

    which are opposite the main road. The presence of the shop will be

    noticed as it is the easiest shop to spot and the location is convenient

    for all passer-by, staffs and the college students to come.

    The main advantage of this location is that it is very near to the

    Student Community Hall of Taylors College that is located between

    on the other side of the road. These students will be spending most of

    their time here for their daily meals. When there are activities held atthe Student Community Hall, crowds of potential customers will be

    gathered near the shop.

    In front of the caf is the cafeteria where plenty of chairs and

    tables are prepared for the students to settle down for their meals.

    Customers may choose to sit at nearby chairs and tables instead of the

    shops dining tables.

    3.2 Building and Surroundings:

    Piece of Cake is a one storey building with an area of 1800

    square foot space. The cafs ceiling is 3.5 metre high. The baking

    tools and machines will occupy half of the shop. There is an area of

    700 square foot outside the shop allocated for the tables and chairs. 50

    amount of tables and chairs can be placed there. Piece of Cake also has

    a special drainage system which disposes the grease and oil produced

    when baking.

    The shop itself is between the laundry shop and convenience

    store. There are facilities such as washrooms and public telephone just

    around the corner, wireless internet network which covers the whole

    Student Community Centre (Pusat Komuniti Pelajar) . Meanwhile,

    ceiling fans and fluorescent lamps are installed in the caf and

    throughout the cafeteria area.

    3.3 Basic Amenities:

    a) Water:

    Every day, it is estimated that 500 litres of water is used for cleaning

    purposes, mixing drinks, making dessert, and baking.

    Estimated water usage for one day = 500 litre

    The shop only operates 26 days in a month, so the water usage for 26

    days will be = 13 000 litre

    1 litre = 1000 cm3

    Therefore, 13 000 litre = 13 m 3

    From the current water rate, 1 m 3 = RM 2.07

    The bill accumulated for 13 m 3 of water = RM 26.91

    Water bill each month is estimated to be = RM 26.91

    b) Electricity:

    amount of electricity.

    Total amount of power to be used = 6 260 watts

    Total amount of power consumed for = 100 160 watts

    Amount of electricity used for operating = 2 604.16 KWh

    26 days a month

    The current tariff rates for electricity = RM 0.397 per unit

    The electric bill for each month = RM 1033.85

    3.4 Accesibilties:

    USJ is a maturing township well-provided with amenities.

    Many small localized commercial centers built within various

    residential areas. In line with the government vision of healthy living

    and to promote sports, the Subang Jaya Municipal Council Complex

    has adjoined a football turf and athletic fieldDue to the strategic

    location of the township at the criss-crossing network of highways, it

    has experienced accelerated growth and property appreciation. The

    expressways that pass here makes it one of the busiest township in the

    Klang Valley. USJ is accessible through the Federal Highway, the New

    Klang Valley Expressway (NKVE), North-South Expressway Central

    Link (ELITE), Shah Alam Expressway (KESAS), the Damansara-

    Puchong Expressway (LDP) and the New Pantai Expressway (NPE).

    Subang Jaya, which is inclusive of the USJ area boasts of three

    lane dual carriageway roads running through the residential area,

    making it even busier during peak hours.

    7.0 MARKETING PLAN

    7.1 Introduction to the Product and Service:

    Piece of Cake s customer will be students of Taylors College as well

    as workers and staffs from the Taipan Business Center and other outlets

    workers. Baked goods, our main source of income, such as bread, tarts and

    cakes, are sold whole day long. They are displayed inside transparent plastic

    covers for hygienic purposes. Plastic wrappers will be used to package the

    goods. However, cakes and other temperature sensitive goodies will be stored

    inside temperature controlled casings.

    Beverages, both hot and cold are sold whole day long. Drinks aremixed upon order. The task of mixing drinks will be specially assigned to one

    waiter. Ice can be asked for free after the drinks are ordered. Desserts are sold

    only during the night time. Different desserts will be sold each day. Desserts

    are given as free gifts during promotions period.

    Delivery service is given after a purchase of RM20 and above. The

    range of this service is only within the campus area, USJ Taipan and Subang

    Jaya. The delivery service is only available during the operation hour of the

    caf. There are no extra charges for the delivery service.

    Organizing parties, one of the Piece of Cake s services can be

    requested by the customer. This service is not limited by the Cafs operating

    hours and working days. This service is charged according to the size of the

    event.

    7.2 Target Market:

    Age Young adults at the age of 17 to 25 and working adults at the age of

    30 to 50.

    Gender There will be higher emphasis on female customers due to their

    consciousness for a healthier diet and females being the majority group.

    Occupation - The entire student in Taylors College mostly and workingadults.

    7.3 Market Size:

    There are approximately more than 4000 students and 2000 working

    personels currently around the USJ Taipan area. Each person is willing to

    spend minimum RM10 every day. The market size is estimated to be RM5000

    every day, not including Saturday and public holidays.

    7.4 Competition:

    Customers always look for places with value for their money whether

    its buying stuffs or getting services. This is where competition comes into

    effect. Choices create competition for the market share.

    Main Competitors :

    Big Boy Caf & De Fortune Western Cafe

    Both are Located at the end-lot of the shop houses, this caf basically

    offers Western type of foods. For example, Lasagna, Chicken Chop,

    Fried Calamari Rings. Their products are sold at standard price and so

    far, this caf has less promotion compare to others. The only differentis that De Fortune Western Cafe are very famous for their Chicken

    Cordon Bleu

    Grand Steamboat Garden:

    This premise originally offers South-Eastern types of food which are

    modernized by our eccentric taste. Garden Spice Fried Chicken, Honey

    Chicken, Fried Mushrooms are among the favourite dishes serves here.

    Pizza Uno:

    For those who are always craving for Italian style and taste, this is the

    right place to be. Offering various types of meal such as sangria,

    marinara pasta, aussie pizza creamy mushroom soup, mushroom tapas,

    fettucini calamares fritos, marinara sauce, this place has been an

    alternative for who loves to try for new taste and advanture.

    7.5 Market Share:

    It is estimated that in a day, the maximum amount of students staying

    nearby the college, who will actually visit the row of shops is only 50%.

    However, the target market of the baked goods is the whole university

    community and all workers who are working in the Taipan Business Center.

    The locatrion of Piece of Cake can be considered as ideal since it was located

    directly infront of the main road and all students and staffs are likely to visit

    bakeries nearest to the premise. Therefore, the four cafes will have at least

    70% of the market share. Piece of Cake will only have 20% of the total market

    share. 10% will be lost due to miscellaneous factors such as students and

    working personels with own transportation will prefer to dine outside, whilethe rest of the students spends more of their time in their own faculties and

    students staying outside is unlikely to come to Piece of Cake . There are also

    students from the Selangor area who will go back to their home at Thursdays

    and Fridays.

    8.7 Operation Overhead:

    Water

    We assumed that 200 litre of water is used daily for purposes such as plate washing,hand washing, drinking and so on. We have calculated the maximum water bill forour caf in a month that Piece of Cake will be paying.

    Estimated water usage for one day = 200 litre

    Since we are only operating 26 days in a month then the water usage for 26 days =5200 litre

    1 litre = 1000 cm 3

    So, 5200 litre = 5.2 m 3

    From the current water rate, 1 m 3 = RM 0.57

    Then, for 5.2 m 3 = RM 2.96

    From the calculation we estimated roughly that the water bill will be about RM 5 forone month.

    Electricity

    Piece of Cake uses quite a number of electric appliances which consume biggeramount of electricity. By taking these electric appliances in account we alsocalculated the monthly electricity bill.

    Total power of electric appliances that will be used = 5000 watts

    Since Piece of Cake operating for 13 hours in a day, the total amount of powerconsumed for one day = 81.38 KWh

    Since we are only operating 26 days in a month then the electricity usage for 26 days= 2 115.88 KWh

    1 KWh = 1 unit

    From the current electricity rate, for the first 200 units the rate is = RM 0.218 per
