What the county assessor says it is worth. How much it is insured for. Your memories and treasures. The price of homes where you are moving.

The market value of your property is “what a buyer is willing to pay, and what you are willing to sell for” based on:

Today’s market conditions. Today’s competition and the buyer’s other choices. Today’s interest rates and financing terms. Today’s economic condition (design preferences of buyers). Things That Might Go Wrong During Your Transaction

The Buyer/Borrower: 1. Does not tell the truth on loan application. 2. Has recent late payments on credit report. 3. Finds out about additional debt after loan application. 4. Borrower loses job. 5. Coborrower loses job. 6. Income verification lower than what was stated on loan application. 7. Overtime income not allowed by underwriter for qualifying. 8. Applicant makes large purchase on credit before closing. 9. Illness, injury, divorce or other financial setback during escrow. 10. Lacks motivation. 11. Gift donor changes mind. 12. Cannot locate divorce decree. 13. Cannot locate petition or discharge of bankruptcy. 14. Cannot locate tax returns. 15. Cannot locate bank statements. 16. The Seller: 33. Loses motivation to sell (job transfer does not go through, reconciles marriage, etc.).

34. Cannot find a suitable replacement property. 35. Will not allow appraiser inside home. 36. Will not allow inspectors inside home in a timely manner. 37. Removes property from the premises the buyer believed was included. 38. Cannot clear up liens – is short on cash to close. 39. Did not own 100% of property as previously disclosed. 40. Encounters problems getting partners’ signatures. 41. Leaves town without giving anyone Power of Attorney. 42. Delays the projected move-out date. 43. Did not complete the repairs agreed to in contract. 44. Seller’s home goes into foreclosure during escrow. 45. Misrepresents information about home and neighborhood. 46. Does not disclose all hidden or unknown defects and they are subsequently discovered.

The Realtor(s): 47. Has no client control over buyers or sellers. 48. Delays access to property for inspection and appraisals. 49. Does not get completed paperwork to the Lender in time. 50. Inexperienced in this type of property transaction. 51. Takes unexpected time off during transaction and can’t be reached. 52. Misleads other parties to the transaction – has huge ego. 53. Does not do sufficient homework on their clients or the property and wastes everyone’s time.

The Lender(s): 54. Does not properly pre-qualify the borrower. 55. Wants property repaired prior to closing. 56. The market raises rates, points or costs. 57. Borrower does not qualify because of a late addition of information. 58. Lender requires a last-minute second appraisal or other documents. 59. Lender loses a form or misplaces entire file. 60. Lender doesn’t simultaneously ask for all needed information. 61. Lender doesn’t fund loan in time for close.

The Property: 62. County will not approve septic system or well. 63. Termite report reveals substantial damage and seller is not willing to fix. 64. Home was misrepresented as to size and condition. 65. Home is destroyed prior to closing. 66. Home is not structurally sound. 67. Home is uninsurable for homeowner’s insurance. 68. Property incorrectly zoned. 69. Portion of home sits on neighbor's property. 70. Unique home and comparable properties for appraisal difficult to find.

The Escrow/Title Company: 71. Fails to notify lender/agents of unsigned or unreturned documents. 72. Fails to obtain information from beneficiaries, lien holders, insurance companies or Lenders in a timely manner. 73. Lets principals leave town without getting all necessary signatures. 74. Loses or incorrectly prepares paperwork. 75. Does not pass on valuable information quickly enough. 76. Does not coordinate well, so that many items can be done simultaneously. 77. Does not bend the rules on small problems. 78. Finds liens or other title problems at the last minute.

The Appraiser: 79. Is not local and misunderstands the market. 80. Is too busy to complete the appraisal on schedule. 81. No comparable sales are available. 82. Is not on the Lender’s “approved list.” 83. Makes important mistakes on appraisal and brings in value too low. 84. Lender requires a second or “review” appraisal.

Inspectors: 85. Pest inspector not available when needed. 86. Pest inspector too picky about condition of property. 87. Home inspector not available when needed. 88. Inspection reports alarm buyer and sale is cancelled.

and sales experience. I hold a strong management background and attention to details (the DEETS) is something that

4. Brian and Shari-We go through spurts of going “gluten free” or “GF” but every spring when the

warm weather returns, we can’t help but crave and indulge in a good cold IPA beer. Best to experi-

ence it on our front porch with our friends and neighbors while we catch up on life. Colorado is

known for its award winning breweries so it’s only fair to support them!

5. Brian and Shari-“SNL” Saturday Night Live-We both have enjoyed laughing and watching SNL

since it first aired 40 years ago…we can’t imagine life without it, it IS a staple in our household

(much like eggs, OJ or toothpaste) is in most homes!

6. Brian and Shari-H-a-l-l-o-w-e-e-n is a BIG deal at our home! Every year each family member se-

cretly creates there costume from scratch and reveals it on Halloween night…years past we have

seen everything from MedVeds “Dealin Doug”, Richard Simmons and Jane Fonda, Lady Gaga

(handmade dress out of decks of playing cards), Freddie Mercury, “Pat” from SNL, and Napoleon

Dynamite to name a few.

7. Brian-In my glory days my Band “Xclude” that I played drums in, once opened for this band called

“Green Day” at the Roman Room in South Dakota right before the band got BIG! Really BIG!

Shari-I’m a Smother of a Rock star.

I was raised in Santa Monica, California and love the sun and sea! My husband and I, married 25 years,

moved to Colorado in 1988 after visiting family here.

Becoming a Real Estate Agent was my destiny! Prior to becoming a Colorado Licensed Real Estate

Agent in 2006, my weekend hobby was going to Open Houses and moving my family to a new

house every 5 years. I am happy to report, since getting my license we have stayed in the same

home.

I am a Certified Negotiation Expert, and have earned my GRI (Graduate Realtor® Institute). I truly

enjoy helping both home buyers and home sellers. My past experience in the fast-paced music in-

dustry world, helped shape me into the expert real estate agent that I am today because it required

flexibility and patience along with strong skills in negotiating, listening and problem solving. All

I am a music aficionado. I enjoy all genres of music from Kid Rock to Andrea Bocelli, but have a

special fondness for 80’s Classic Rock. I love concerts, especially outdoor ones. My passion for

music led me to work for A&M Records in Los Angeles, in my early twenties.

While not a big drinker, I am a Jack & Diet Coke kinda girl when the occasion calls. I love DIY

projects, but have come to the realization that they are never as easy as they first seem. I speak flu-

ent French and welcome any opportunity to use it.

I have had pets my whole life and am currently the owner of two St. Bernard’s, two Golden Retriev-

ers and a 14 year old Calico cat.

I have 2 sons, Chase and Tyler who are the loves of my life, and even though they are now in their

twenties, and Chase is married to his beautiful high school sweetheart, Jessica, they still indulge me

by going on a family vacation with us every summer.

Born and raised in southern California, I was always into selling things. Give me a school fundraising form and I was off and

running. The joy of being the top seller was all I ever wanted and I once sold 27 boxes of world finest chocolate bars. I sold 3

boxes and won a free trip to Knott’s Berry Farm. I invited 8 of my friends to share the experience with and I enjoyed being

able to credit those who weren’t able to sell as well as myself.

I carried those values into my adult life, sales and helping others. I owned and operated JC’S Automotive Corner in

Longmont Colorado for over 20 years. It was my philosophy to remove the negative stigma of the “used car salesman”

by offering affordable cars to the everyday person. It worked to perfection, as we sold 200+ cars per year during my 20

year run as an owner.

Although I had operated a successful dealership for two decades, the time demands had taken away the freedom to pur-

sue other passions. I decided a change was necessary. I have always had an interest in real estate and helping people

(and selling stuff) and it was only natural that I became a licensed real estate broker. I now have the privilege of assisting

clients in one of the most important business decisions of their lives. It is highly fulfilling and not taken lightly.
