Redevelopment must respect and be compatible with the existing character of the immediate and surrounding area and the Lakeview communities existing built and planned for context. This proposal does not follow the guidelines of the Lakeview Local Area Plan (LLAP) incorporated into the City Official Plan in 2015 or plan in consideration of the existing stable neighbourhood of single storey homes surrounding the property. We suggest that this development application is held until the Lakeview Corridor study is completed, and a proper analysis of the Lakeshore Road is reviewed. Concerns from Residents
• Any additional height above 2-4-storeys should be stepped back as per the Lakeview Local Area Plan.
• Ensure that the 45-degree angular plains are taken into consideration. • The increase in height sets precedent for additional applications and disregards the
Lakeview Local Area Plan, as incorporated in the Mississauga Official Plan. • There is a need for Lakeshore Corridor study to be completed prior to approval of this
development. • Various traffic concerns with entrance / exit from the development on Lakeshore Road. • Various traffic & parking concerns regarding the adjoining stable neighborhoods and
small roads.
• The site is too small for the proposed building. • The justification report does not correspond to same type of development locations.

City of Mississauga News Release Jan 21, 2021 $55.5 Million will finance construction of a New Bus Rapid Transit (BRT) Corridor along Lakeshore Road in Mississauga "Construction of a dedicated two-way bus rapid transit corridor on Lakeshore Road with three new stations between East Avenue and Deta Road, as well as separated bike lanes and sidewalks. • The Lakeshore Corridor Study should be in place before this development is considered • Only pedestrian and Bike traffic through Byngmount Avenue, no vehicles • Explore a friendlier design, that integrates with the local community and allows for
additional, much needed affordable units • Any height above 2- 4-storeys at Lakeshore Road should be stepped
back before additional height is considered (as per original charrette) • The Region & PHC meet with the community for further engagement • Ground floor space should integrate with the existing Lakeview community (through
retail or other considerations) • Green space opportunity to tie in new residents with community through
parkette/community garden • Better architectural design to the building • Balconies should be included and rooftop space for greenery options
The Lakeview Legacy document captures the idea in point 10 (page 7) when referring to the '10 guiding design principles' of the Citizens Visioning Plan. "Establish the Lakeshore Corridor as a tree lined linear Heritage Park including an LRT and bikeway on the south side of Lakeshore Road flanking and servicing the medium density south of Lakeshore in the Lakeview Core (strategy 6) and linking Lakeview’s existing neighborhoods to the waterfront, core community services, revitalized commercial and employment zone"
