660 South Peak RoadNew contstruc-tion of a hill-side home in Swiss Peaks subdivision on Sugarloaf Moun-tain in Boulder County Colorado. A modern mountain home on a rocky and thin 3:1 slop-ing site resulted in the arrangement of shed forms that open to panoramic southern views in-cluding James Peak and Mount Evans . Substantial can-tilevered living spaces and decks allowed for a thin footprint that could be reason-ably constructed on the sloping site. Modest building program provided 3 bedrooms with en-suite baths, a home office and AV room. 2959 fin-ished square feet and a 452 heated garage. Subfloor construction uti-lized Warmboard radiant sub-floor which allowed sig-nificant progress through winter months and pro-tected all framing underneath from weathering.

LOT SIXLot Six is a new 7800 sf residence located in the prestigious Hua-lalai Four Seasons Resort on the Big Island of Hawaii. The design concept was derived from the synergy be-tween the 2 natu-ral forces that shape the island: wind and lava, the ethereal and the solid. The plan orients toward the surreal western sunsets over the ocean. The design of the main house allows it to open completely to the view and let the gentle ocean breez-es filter through. 3 Guest Bungalows, Garage, and an Ac-cessory Room (me-dia or exercise) are detached from the main house. Each bungalow has an outdoor shower and private garden providing guests the great escape the island is re-nowned for. The estimated cost of construction is 6.3MM, estimated sale 13MM. 9338.59338.5 is a Spec Remodel for a res-idential develop-ment company. The original 2200 sf single family home in Beverly Hills was purchased for 2.2MM. The devel-opers will reno-vate with a 4800 sf addition for a cost of 3.2MM. The site is located in on a hillside shelf with complete pri-vacy and long views to the west. The design is ori-ented toward the natural surround-ings with door and window openings to allow a strong re-lationship to the outside. A sepa-rate Guest House allows privacy and doubles as a pool house and me-dia room when not in use. Between the main house and the pool house, the pool becomes the activity cen-ter of the home. Guest rooms with en-suite baths are located at garden level while the entire 2nd level is reserved for the master suite, sitting and exer-cise areas. The private auto court and detached 3 car garage enhance the arrival at the property. Located in the Mulholland Scenic Corridor, passed DRB and is now Permit RTI.

PROVIDENCEProvidence is a new and thriving seafood restau-rant on Melrose in Los Angeles. The product of 6 months design and 9 weeks of construction this project fo-cused on making the most of a mea-ger construction budget. Ceramic sculpture instal-lation from Jen-nifer Pritchard, custom laser cut 3-form panel lumn-inaires and a com-plete remodel of the existing bar with backlit glass shelving and a white onyx bar satisfied critial reviews. Nominat-ed as the best new restaurant in 2005 by the James Beard Society, the reno-vation complement-ed the cuisine. Services also in-clude identity and signage develop-ment.

SKYLARK

Skylark is a renovation of an existing 5000 sf home located in the Hollywood hills overlooking West LA and the coast. The home was originally constructed in 1967, some minor renovation was performed in the mid 80’s. The current owner purchased the property as an investment to improve and sell. No new addition would be made, but the interior plan was completely renovated and window openings completely revised. The header in the living room was moved to the roof to provide a complete open expanse of glass and allow the new ceiling and soffit to soar out to the view. Completely new baths, materials, and equipment brought this home to contemporary status

and featured on the cover of Metropolitan Home 9/2005.

SMITH RESIDENCERenovation of an existing modern home built in LA circa 1950. The existing structure was in poor condi-tion and the plan was disjointed by poor spatial orga-nization and flow. The program called for renovation of the 2 story struc-ture and the addi-tion of a pool and pool house below. The property slopes at approximately 2:1 from top to bottom. Signifi-cant structural additions were re-quired, both foun-dation and fram-ing, to stabilize the structure on the hillside. Min-imalistic details, clean materi-als, and generous openings give the home the breathing room it deserved. Multi-slide doors at both levels al-low the house to bring the outside in. Half preser-vation and half renovation and ad-dition. The orig-inal modern design and spirit was preserved and ex-ecuted in the new additions below to allow the house to appear as though it was originally designed this way.

The HPL was con-structed by a craftsman over the course of 30+ years. Many de-tails include ex-posed ‘spooned’ beams and wall paneling and a wagon wheel stair-well. The house was acquired by a studio direc-tor who wished the home updated with the addition of an office/studio, re-modeled kitchen, outdoor seating area and repair of a roof deck over the garage. The site and the ex-isting structure presented numer-ous challenges on a steep hillside within the Mulhol-land Scenic Cor-ridor. The client wanted to expand and modernize the rooms without los-ing the custom hand detailing of the original own-er/builder. Some techniques and craft can no longer be duplicated in construction and careful detail-ing was developed to transaction be-tween the old and new, often keeping the proportion of the old. WASH PARK ONEWash Park One is an exercise in the ultimate ending to the disjoint-ed story. Perched atop a steep con-cave hill only a ribbon of land al-lows the home to set comfortably. A product of 5 addi-tions and incremen-tal improvements, this 1500 sf home desperately needed overall vision and integration for a growing family. The missing link: a living room and formal entry that takes advantage of the views and makes the house one. The 450 sf addition knits the home and provides excellent flow throughout the house. Generous decks and windows invite the outside. A front patio with herb garden greets visitors. The new foyer overlooks the living room and gives a commanding view of downtown LA beyond. The new roof structure is an exposed beam grid with T&G in-fill. The existing fireplace is reno-vated to provide viewing on both sides.
