Page 6: Paradigm Shifts in Real Estate

6

MARKET STATISTICS

Big drop in new listings

coming on the market but

remains ahead of last year.

ANALYSIS: More inventory

means prices flat/stable

A huge surge in pending sales from last year at this time

which will translate into increased closed sales in a month or

two. Sales pace this year continues to outpace the numbers

from 2013. ANALYSIS: Continued health in the local

residential real estate market

Page 7: Paradigm Shifts in Real Estate

7

MARKET STATISTICS

As indicated on the previous

slide, inventory levels

remain high which will keep

prices in check for the short-

term. Median price

continues to hover between

$150-$155K for our region.

ANALYSIS: Steady as she

goes for the foreseeable

future

continues to creep up. ANALYSIS: Competition among homebuyers is strong for competitively

priced listings.

15

FIGHTING THE SHIFT

•NYC Taxi & Limousine

Commission mandated that

all taxis be outfitted with

credit card readers by the

end of 2009

•Unions fought the change

arguing that cabbies couldn’t

handle it and they were too

expensive to install

Page 16: Paradigm Shifts in Real Estate

16

RESULT OF THE SHIFT

•Revenues rose 13% from the

previous year

•Tips went from around 10%

to 22%

•Almost 60% of all taxi rides

are now paid for with plastic

MORE DISRUPTION AHEAD

18

PARADIGM PARALYSIS

Perhaps the greatest

barrier to a paradigm

shift is the reality of

paradigm paralysis:

the inability or refusal to

see beyond the current

models of thinking
