Reduced Density. 31 years ago I worked on the campaign of my wife, Carol’s cousin, Benjamin M. Racusin, Hilton Head Island’s 1st Mayor. Ben’s leadership and guidance helped to create the Land Management Ordinance (LMO) which significantly reduced development and density on Hilton Head Island. Ma in ta in ing t i gh t bu i l d ing restrictions and superior land planning is a huge advantage over our competition. Hilton Head Island has received national attention from many land planning experts with our reputation for being one of the finest planned destination resort communities in the country, creating a very “special niche” for us. The local real estate market relies heavily on individual owners to sell their properties, as Hilton Head Island is devoid of any major new development.

A m e r i c a n s a r e u p r o o t i n g themselves and moving to places where there is economic vitality, opportunity, and lifestyle. The recessions slowed this interstate migration pattern, but it will pick up again in the decade to come. The geographical shift of power from the Northeast to the South is unmistakable. The big winners in this interstate competition for jobs and growth have generally been in our region: North and South Carolina, Florida, Texas, and Tennessee.

I invite you to take advantage of my expertise, specialization, c o m m i t m e n t , l o n g e v i t y, knowledge and negot iat ing skills-as the #1 All-Time Listing and Selling Agent for homes, homesites and condominiums in one community in the history of Hilton Head Island-all achieved in Palmetto Dunes, Shelter Cove, and Leamington. My specialization in the community has provided me with $1,000,000,000 (billion) in record-breaking personal sales.

If you are thinking about selling, reinvesting or changing your real estate portfolio, please get in touch.

Sincerely,

Philip A. SchembraBroker-In-Charge

The Time Is Now to Raise Prices! In summary, I continue to be less than pleased with our current prices. We have a decrease in inventory for sale and many owners seem to be waiting to put their property on the market when prices increase. The biggest differential for homesites from 2014 to 2015 is an oceanfront homesite that I sold for $2,254,000.00 (in 2014), as compared to a 4th row homesite for $575,000.00, the most expensive homesite sold thus far this year (also by me). I think we will all agree that it is time to raise prices. We continue our ongoing quest to communicate with owners, the real estate community and potential buyers on the intrinsic value that we represent. With all the capital improvements and the positive message we are sending, the time should be now!
