A third of second-home buyers plan to use their purchase for vacation, and 46% of the homes were located in the South. 19% of all vacation home buyers plan to eventually make their second home their primary residence once they officially retire. This bodes exceedingly well as Hilton Head Island and the south are extremely popular for quality of life, affordability, climate and amenities. Our Market… My personal real estate goal for 2016 is to raise prices in our community. With all the positive news about our community, the selection of world-class amenities, a built-out resale community and a strong vacation home market, it is a natural progression to think about what our prices could be in four, five years or longer. If this trend continues, we should expect price increases for the balance of 2016. See Historical Comparison on the back page.As we know, prices for the oceanfront and ocean-oriented properties influence property values throughout Palmetto Dunes, Shelter Cove and Leamington.

Since January 1, 2016, there have been seven 3-bedroom oceanfront condomin iums in Pa lmetto Dunes and Leamington closed or scheduled to close and I was involved in six of the seven sales, whereas only four 3-bedroom oceanfront condominiums sold the entire year in 2015!

As I strive to raise prices, I am well aware that our prices do not reflect our vast selection of amenities, superior land planning and design, and reputation. We continue to be moderately priced compared to other world-class oceanfront resort communities that offer much less in amenities and stronger prices.

It is unfortunate that my fellow realtors do not understand the intrinsic value of our unique community. It is challenging and not an easy task to move a market upward, but we shall continue to forge ahead.

Market Condition Update! At the end of March 2015 there were 74 homes, homesites and condominiums closed or scheduled to close and 241 on the market. As of March 31, 2016, there are 78 homes, homesites and condominiums closed or scheduled to close and 246 on the market. The significant difference is that the average sold price for homes is up by 17% and the average sold price for condominiums is up 30%. There are not enough homesite sales to make any noticeable difference as I sold the only one last year in the first quarter, which was a 4th row homesite for $575,000. If we are able to continue at this pace, we will achieve my personal goal and that is to increase prices to become more competitive with other high-line, world-class, oceanfront destination communities as we offer more in amenities, superior land planning and design, on a sub-tropical Island and are a resale community.
