Our local real estate market continues to rebound with all the positive news about redevelopment and enhancements throughout our community, and the quality of life we offer. Our location, historic low interest rates, more than decade-old prices, record-breaking occupancy, rental income, and most importantly, priceless family enjoyment makes it easy to understand that as a resale community we have the opportunity for increased appreciation in years to come. With all the national and international attention that Hilton Head Island is garnering, we should be poised for strong real estate sales for the balance of 2016, however there are uncertainties. This is a presidential election year and the full force and effect of Brexit (Britain leaving the European Union) has not yet been fully understood as other countries in the European Union (EU) could follow. As we grasp the long-term economic impact of this vote, the National Association of Realtors indicates that in the short-term, the U.S. real estate market could be flooded with investors seeking safe havens in our country, thereby pushing up the dollar and sending down mortgage rates. Although a rise in the dollar could hurt U.S. exports, it may also place downward pressure on our already historically low mortgage rates thereby opening a window of opportunity for buyers that may not last long and drive up real estate sales. Supply and DemandBeaufort County was recently named the 12th Fastest Growing County in the U.S. by the U.S. Census Bureau. The Low Country offers a quality of life, climate, and affordability that is unmatched and will continue for years to come. Hilton Head Island, as a resale community will benefit from this off-Island growth tremendously, as future inventory on the Island can only be generated from existing owners who decide to sell, which will continue to put upward pressure on supply and demand.

Good news! We are going in the right direction as the average sales prices in all categories have increased compared to 2015, but not to the level where they should be. Please note the dramatic increase in prices and sales for condominiums. Home sales are not at 2015 levels and the increase in homesite prices in 2014 and 2016 are due to oceanfront home site sales.
