RECREATIONAL ASSOCIATION MEETINGS
Open OLRA meetings are held monthly May through September. Throughout the rest of the year, open meetings are held every other month. The OLRA board has spent the summer engaging in important improvement & planning discussions at monthly open meetings. Resident input has been an important part of the decision making process. Thanks
to those residents who participated!
CLUBHOUSE FITNESS ROOMS
The pool season is ending, but the clubhouse and fitness rooms remain open 7 days a week! Our cardio room is composed of 2 treadmills, an elliptical and 2 stationary
bikes. The weight room includes both free weights and fitness equipment.

Thanks to everyone who contributed to making this pool season a success! The pool closes in
September, but activities here at the clubhouse don’t stop. The clubhouse and workout
facilities remain open 7 days a week. Our upcoming events include the neighborhood-wide
Garage Sale, Halloween Gathering, Wine Tasting, OLRA Annual Meeting and Visit with
Santa. Information on these events can be found in the monthly newsletters and on our
oakslanding.org website. If you have an upcoming event and would like to rent the clubhouse,
please do so soon...we are booking up quickly!

Clubhouse Rentals Too many relatives and friends to host your party at home? The clubhouse is available for rentals 365 days a year, even on holidays. Book your rentals now! Call or stop by to check available dates and make your reservation. NOTE: ONLY RESIDENTS may rent the Clubhouse, complete the rental contract and make payment. The resident must also be present during the rental. Failure to abide by these rules will result in the loss of rental privileges. Call the Clubhouse for more information. OLRA Meeting The next open OLRA Board Meeting will be held at 6:30pm on Monday, September 18, 2017 at the Clubhouse. As always, residents are invited and encouraged to attend.
Weight Room Rules All children under the age of 18 seeking use of the exercise equipment must have a signed parental consent form on file in the Clubhouse office. Minimum age to use this equipment is 14. Minimum age to bring a guest is 18. Parental Consent Forms are available in the Clubhouse office. Parents,
please stop by to sign one for your child. Residents are welcome to bring 1 guest per visit to the weight room.
After School Hangout Middle schoolers — looking for something to do in the afternoon? Gather up your neighborhood friends, grab your OLRA ID card, and head over to the Clubhouse to do homework, watch TV, play games or just hang out. All subdivision kids aged 11+ are welcome. Grab a parental consent form online or from the clubhouse office for more info.
Office Services: Don’t forget the clubhouse offers affordable and convenient office services to our residents. Stop by and have your document copied, faxed or laminated. See below for pricing details.

PHOTO IDs Please remember residents must have their OLRA ID with them when using any of the Recreational Association facilities. If you have not had a chance to get your ID, stop by the clubhouse to have one made. In most cases , ID cards can be issued while you wait. You will need to provide proof of residence in the form of a current driver’s license. ID cards are provided free of charge from January through March. Notables from … the Oaks Landing Recreational Association (OLRA)
OAKS LANDING RECREATION ASSOCIATION BOARD MEETING MINUTES MONDAY, AUGUST 28, 2017
OPEN SESSION: Chuck Schwarz called the open board meeting to order @ 6:30 PM Attending:
President – Chuck Schwarz Vice President – Kim Boothman Treasurer – Sam Crossen Board Member – Theresa Calvert Clubhouse Manager – Linda Tallin Clubhouse Assistant Manager – Eva Dummerth 4 Residents Absent: Board members Jennifer Williams and Jennifer VanDyke
Chuck Schwarz opened the meeting by discussing the independent audit report compiled by Hauk Kruse & Associates. A summary report has been emailed to the board members and a final report will be sent by mail. The audit summary showed that the financial statements and financial position of OLRA are presented fairly and are in accordance with generally accepted accounting principles. Two components in the audit that will require follow up include titleship of the clubhouse and the possibility of applying for exemption from State and Federal taxes under Section 501 of the Internal Revenue Code. Hauk Kruse will be assisting the Association in that application process. Sam Crossen provided an assessment of the Associations finances and a review of expenditures and income year to date. Sam stated that the Association is operating within budget. Manager’s Report
Financial Update Rockwood Account Balances as of August 28, 2017
Checking: $6,475.66 Money Market: $213,405.60
Total Deposits: $219,881.26 August Bank statement (to date) and receipts have been provided to the OLRA Board of Directors.
Assessment Update
As of August 28, 2017, OLRA has received 572 of 580 assessment payments for 2017.
On August 3rd, property liens were filed with St. Louis County Recorder of Deeds for property owners with
unpaid 2017 OLRA assessments. Clubhouse General
The independent auditors report compiled by Hauk Kruse & Associates, LLC for the period ending December 31, 2016 has been completed and was mailed by Hauk Kruse on August 25th. Once the full report has been received and reviewed by the OLRA Board of Directors, it will be posted on the Oaks Landing website. A summary email provided by Hauk Kruse stated that “in our opinion, the financial statements fairly presented, in all material respects, the financial position of the Remington Oaks Recreational Association d/b/a Oaks Landing Recreational Association as of December 31, 2016, and the changes in its net assets and it cash flows for the year then ended are in accordance with accounting principles generally accepted in the United States of America”

Received sponsorship from Rob Terry at Berkshire Hathaway for the fall garage sale and sponsorship from Rick McClew at Coldwell Banker-Gundaker for the Halloween Gathering. Many thanks to both Rob and Rick for their loyal sponsorship of these events.
NWO IT Services provided a proposal for computer support services for the office computer. NWO
evaluated the current computer software, security, backup system, data storage, and configuration. A
proposal includes recommendations and service options.
Sam Venneman Eagle Scout project to build shelving units for storage room in clubhouse will begin in
October.
The board approved the proposal from County Tree for treatment of iron deficient oak trees on the
clubhouse property, the removal of an oak tree that is dying and pruning of the river birch tree on the
pool deck.

August Clubhouse Rentals Day Rentals: 6 Evening Rentals: 3
Repairs and Maintenance: Kindle Heating & Cooling cleaned and inspected the clubhouse air conditioning units and furnace.
Furnace filters were replaced and Freon added to an a/c unit.
Chuck and Linda met with Jeff Ott from Homecourt Sports, Inc. regarding the tennis courts. Homecourt
Sports is providing a proposal for a new tennis court surface application and associated costs for
surface preparation. The OLRA board of directors has consulted with two modular floor tennis court
companies for renovation of the tennis courts. Both Homecourt Sports and SportCourt St. Louis
have done renovations at public and commercial properties in St. Louis and provided work
references for the board to review.
The display console on the elliptical machine was repaired by Gateway Fitness.
Pool
All weekly St. Louis County pool inspections performed have passed inspection. The main pool motor and SVRS system were replaced by Westport Pools on August 14. An electrical
issue in the pump room was repaired by RJP Electric. A patch of plaster on the main pool floor has hollowed out. Schilli Plastering evaluated the surface on
8/24 and provided a proposal for repair. The pool was replastered in 2004 by G&H Pool Surfacing. Schilli Plastering determined the pool surface is still is still in good condition and does not require full replastering. Recommendation is for the pool to be partially drained in the spring so that the damaged area can be repaired. Anticipated repair costs will be $475. Cost for a full replaster of the pool would be approximately $30,000.
For the remainder of the pool season, the main pool & baby will be open normal weekday hours. The adult pool will open beginning at 4pm on weekdays. Weekend hours remain unchanged. The pool will close for the season at 9pm on September 4th.

Resident Comments and Open Discussion
Residents offered opinions regarding the tennis court renovation. The board explained the planning process and what options have been considered and why some options were eliminated. Sam and Chuck discussed possible funding options for the improvement project. A resident suggested that the ORLA, ROHA, & NLHA boards meet to discuss funding. Chuck mentioned that this has already been discussed and will be explored further in addition to other funding options.
Chuck noted that an attorney has been hired to provide clarification on various components of the Association by-laws to ensure the board is acting in accordance with the governing documents.
Residents were asked to offer feedback on the pool season. Pool deck and restroom cleaning were mentioned as having improved over previous years. Pool cleanliness was better earlier in the season and not as clean recently. Pool managers and lifeguards received positive feedback. Residents requested more adult functions at the pool such as a luau night.
Open session adjourned. Working Session
The board voted to change the September OLRA meeting date to Monday, September 18, 2017. The board voted to approve the proposal from NWO IT Services for computer support services. The board voted to approve the proposal from Schilli Plastering for repair of the main pool ($475). Repair
will be done in spring 2018 prior to pool opening. The board voted to approve the Wine Fest on November 4 The board voted to approve the purchase of additional weight room equipment & weights not to exceed
$500. The board discussed the dissatisfaction with the parking lot paving job completed by Pioneer Paving in the
spring. Linda will continue to reach out to Pioneer for a resolution. The board approved the supervision by Linda and Eva for the cleanup and removal of unused items from the
downstairs storage room. This will be done in conjunction with Sam Venneman for the completion of his Eagle Scout project.
Tennis Court contractors who have submitted proposals will be contacted to provide presentations to the directors at the October meeting. Contractor work references have been submitted for review by the directors. The board requested additional work references to include projects completed ten years ago or longer.
Working session adjourned at 8:00pm The next Open session OLRA meeting will be held on MONDAY, SEPTEMBER 18, 2017 @ 6:30pm.

2017 Newport Landing Assessment FINAL NOTICE
As of 8/8/2017, 156 of 160 Newport Landing homeowners have paid their 2017 assessment. If you haven’t paid yet, liens will be
issued.
All assessments now must include an additional $25.00 late fee. Assessments pay for essential health and safety services like trash collection and streetlights.
The assessment also pays for common ground maintenance and insurance.
Golf Cart use in Newport Landing
Due to many complaints about underage children operating a golf cart in Newport Landing, NLHA has reached out to the St. Louis
County Police, who in turn have clarified though the judge for a ruling.
--To operate a golf cart on the streets in Newport Landing, the driver MUST have a valid drivers license.
--Golf carts are allowed only on the streets, not on sidewalks, common ground or private property.
--The carts are not allowed on major streets such as Hawkins or Gravois.
--Operators of a carts MUST obey all traffic laws and stop signs.
--If operated on the street the cart MUST be insured on a separate policy, not homeowners policy.
--The carts must obey the 25 mph posted limits.
--If the cart is gas powered, it must be licensed.

Anthony moved to Newport Landing in October 2016. He is a graduate of Wash U Law School and has been a practicing attorney for over 8 years. He currently works for one of the largest law firms in the country. He is looking forward to helping the community
and meeting many more of his Newport Landing neighbors.
Kyle and his wife moved into Newport Landing in 2015. They have a dog named Maggie, who is in the process of becoming a
therapy dog.
Originally from Perryville, Missouri, he enjoys golfing and spending time outdoors and frequently visits his family’s cabin in southeast
Missouri.
He has Bachelors of Finance, a Master’s degree in Healthcare Administration, and holds a certification in Lean/Six Sigma. Kyle
works at Missouri Baptist Medical Center redesigning care and improving efficiency throughout the hospital.
He is frequently out in the neighborhood walking his dog, feel free to stop and say hello. Kyle looks forward to serving the
Newport Landing community.
The NLHA board is currently looking for candidates
to represent our neighborhood.
There are positions on the NLHA board and future positions on the OLRA board that need to be filled.

PLEASE remember to take along a plastic bag with you when you walk your dog! We have received a number of complaints on
the failure of some residents to pick up after one’s dog on another resident’s property.

Keep Our Neighborhood Beautiful
To help keep our neighborhood beautiful, please keep trash cans out of view of the street. We have had numerous complaints
from neighbors of trash cans stored in front of homes and garages.
Again a reminder, you can notify the Waste Management department to get a larger container for your recyclables. Each home comes with a black receptacle assigned to their home with an ID number. The Waste Management Company will trade your origi-
nal can with a larger one, at no charge to you. The number is 314-615-4130.

Remington Oaks Homewoners Association News
The 2018 Remington Oaks Board of Trustees Election Notice is being made to all our
membership.
This is a 3 year seat term. The board meets with the general membership
approximately on a quarterly basis and then holds general business meetings on a
monthly basis. Expectations are you are computer literate and have a smartphone
where you can communicate via text and email.
There are 2 seats open this year. This would be the vacant seat and the seat
currently held by Dan De Lay who oversees common areas.
Interested parties wishing to run should submit no more than a paragraph biography
about their interest in running and provide details for the ballot about the “who” /
and "what" you will bring to the association that will better the association going
forward"
The deadline for submission is November 6th 2017. Any submissions received after
this date will be considered late and not accepted. This is due to the requirement to
get the invoices and ballots to the print company and mailed out to our

“What Do All of These Acronyms Stand For?”
ROHA, NLHA, OLRA: What You Need to Know
1. So, what do the acronyms stand for?
ROHA — Remington Oaks Homeowners Association
NLHA — Newport Landing Homeowners Association
OLRA — Oaks Landing Recreational Association
2. What does each association actually do?
ROHA governs the Remington Oaks and Chestnut Pointe neighborhoods (AKA the “tree-themed” streets), and
NLHA governs the Newport Landing neighborhood (mostly “sea-themed” streets on the other side of
Hawkins). Homeowners belong to ONE of the two organizations based on their address. OLRA governs the
Clubhouse, swimming pools and tennis courts.
3. Can you give me a refresher on the annual assessments?
Each resident receives two assessments each year: one from either ROHA or NLHA, and one from OLRA. The
ROHA and NLHA assessments are distributed in late December and are due Feb. 1 each year. The OLRA
assessments are distributed in late January and are due March 1 each year.
4. What, exactly, do the fees cover?
ROHA fees cover common ground maintenance (including Lake Remington), main entrances maintenance,
insurance and streetlights for the Remington Oaks and Chestnut Pointe neighborhoods. NLHA fees cover
trash pickup, common ground maintenance (including the Newport Landing pond), main entrances
maintenance, insurance and streetlights for the Newport Landing neighborhoods. OLRA fees cover Clubhouse
maintenance, insurance, swimming pools, tennis courts, fitness rooms, and Clubhouse-sponsored neighborhood
activities.
5. I don’t ever use the Clubhouse facilities. Do I still have to pay the OLRA fee?
Yes. Per the governing indentures, all households are required to pay both the appropriate Homeowners
Association fee and the Recreational Association assessments.
6. When do I get my 2017 ID stickers and pool guest pass?
ID stickers and guest passes will be made available in April to residents who are current on their paid
assessments. Residents must be up-to-date on assessments for both their Homeowners Association and the
Recreational Association to receive ID stickers and guest pass.
7. I still have questions. Who do I contact?
The back page of the Recreational Association Newsletter features contact information for each homeowners
association. OLRA contact information and monthly meeting minutes are also included in the newsletter. All
