Welcome to the new JECMagazine!

This is the inaugural issue of JEC Magazine.  Itcontinues and enhances a fifteen-year publica-tion history of the JEC & You newsletter, whichbegan in 1989. 

Its debut, under our new CEO, Mr. JamesGraham, marks the start of a new chapterunder his leadership. JEC Magazine will beindicative of the change, growth, enthusiasm,improvement and quality performance withwhich this new beginning has been launched inconjunction with the relocation of our new headoffice. 

I hope each of you enjoy this issue as much asI have enjoyed working with colleagues fromour various units who have helped make this allpossible.  Please feel free to send any com-ments and suggestions on any aspect of thismagazine to me at sybil.kwok@jec.com.

I have been extremely impressed by the wide range of prod-ucts and services that you all work so hard to sell to our cus-tomers. From building materials and electrical equipmentthrough to mechanical installations and our extensive experi-ence in air handling, you have a great set of businesses onwhich to set the foundations for our growth.  I am the new kidon the block to many of you and in this column I will be openand frank with you about the plans for the future and on apersonal basis what that means for you.

In any business there are really only two things that peoplewant to know from their leader, especially when a new persontakes the helm.  These are: -

1. Where are we going?2. What would you like me to do to get us there?

In this and other communications, I will tell you openly wherewe are headed.  Together with the other members of theboard and the JEC management team this will be communi-cated clearly to you, your colleagues, our customers andpartners.

In my address posted on the Intranet, I advised you of thethree areas that will be our focus for the future growth of JEC.These are: - 

I. Improved performance from existing businessesII. Further joint venture and partnerships with principals

to be developedIII. Organic growth or acquisition led new business 

areas.

With your help you will see a number of changes as togetherwe grow the business. There are a number of areas wherewe have opportunity in the original equipment manufacturebusiness, acquisition of businesses and developing new part-ners. I will be making some announcements in these areassoon.

It is always a pleasure to meet you as I journey around thedifferent territories and sectors of JEC and please, if there isanything that you want me to know or hear, speak to me andI will be happy to take your thoughts into consideration forthe future. 

In order that this is made as easy as possible a new pagewill be opened on the Intranet for comments to the CEO.  So,be frank, be open and let me know your thoughts. 

我非常感激大家一直努力不懈為顧客提供大量優質產品和服

務。從建築材料、機電設備，到機械安裝和廣大的空氣調節方

面所取得的豐富經驗，大家所得的業務正為我們未來的發展奠

定了堅實的基礎。或許在大家當中，我還是新人，但我在此公

開坦誠地把未來的計劃和我個人的準則告訴大家，希望有助大

家了解。

任何商業營運，人們其實只想瞭解他們公司領導人兩件事，新

的掌舵人就職時就尤其關注。這兩件事情就是：

什麼。我會跟董事會其他成員，以及怡和機器管理層一起明確

我在公佈於內聯網上的講話中給大家提出了我們希望怡和機器

未來發展的三大焦點。它們是：

1) 提高現有業務表現

2) 進一步發展合資伙伴關係

3) 通過有機增長或收購拓展新的業務空間

有大家的幫助，你將發現公司的變化和業務的增長。我們在原

有設備業務、業務收購和新夥伴發展等多方面都有良機。相信

很快我就會在這些方面有公佈。

最後要告訴大家的是，這是我們從現有和新的業務中尋找增長

機會的一個全新時代，而這也正好反映在今天全新的《怡和機

器雜誌》中。

業務不斷革新改變，就像我們一樣以及其它地區業務，時刻求

變與時並進，公司總部的搬遷，正是一個其中的好例子。

CELEBRATING 30 YEARS OF ADVENTURE - MR. JOHN LANG梁約翰先生榮休

Following 30 years of service with the Jardine Matheson Group, a farewelldinner was held for Mr. John Lang in the Chater Room, Hong Kong JockeyClub on 30 August 2004. This dinner was hosted by CEO James Grahamand attended by some one hundred colleagues and guests; whoseresponse had meant the dinner was oversubscribed by 100%. Mr. Grahamexpressed his thanks to Mr. Lang and spoke of his tireless effort and dedi-cation to the company during his 13 years as the Chairman and 7 years asthe CEO of JEC. On behalf of the staff, Mr. Graham presented Mr. Langwith a splendid watch as a farewell gift. 

在替怡和集團服務了超過30年後，公司於2004年8月30日為梁約翰先生在香

港賽馬會的Chater Room舉行告別晚會。晚會由怡和機器行政總裁關正仕主

持，出席的同事和嘉賓超過100人，氣氛好不熱鬧。關先生在致辭時感謝梁

JEC participated in Asian BuildingTechnologies 2004 at the HKCEC from 15-18June, where it displayed LAKOS Separators,MARLEY Cooling Towers, and DOBY VER-ROLEC Flange Systems. Ms. Kathy Colby,Vice President of Claude Laval Corp, alsoconducted a successful technical talk entitled:"Reducing Operation Cost of HVAC SystemThrough Filtration."

NEW SYSTEM ON-LINE, ON TIME AND WITHIN BUDGET 新系統上線，準時且合符預算以內

Jardine Marketing and Distribution in the Philippines recently completed imple-mentation of it’s new, distribution specific, computer system. The MicrosoftGreat Plains system was selected and took just over nine months to implement.  

“It is already giving us substantial benefits in terms of more relevant and up todate information on which to manage the business” said Sales and MarketingManager, Edwin Hernandez. 

Financial Controller, Tess Lapid, is delighted with the speed with which financialstatements can now be presented, in addition to the analysis that is now avail-able and the productivity improvements the system brings.  Tess also spokehighly of the dedication and commitment of the Implementation Team led byChona Mendoza and supported by Susan Dizon, Cora Estaniel and LeoMapagu.

The completion of the various security systems for the DHLExpress Centre at Chek Lap Kok International Airport, includ-ing access control, CCTV and vehicle barrier systems was amarked success. JEC will continue to provide maintenanceservices for all these systems.

SUCCESSFUL CARCASSTRANSFER SYSTEM FOR TAI PO MARKET成功安裝肉畜輸送系統

JEC has successfully completed an ASD project at TaiPo Market Complex. The project involved designing anew Pig Carcasses Transfer system to solve the “pig onfloor” problem occurring during the transportation ofpigs from inside the trucks to the market. The complet-ed system helps maintain the highest standard ofhygiene and food industry requirements. JEC manufac-tured and installed a total of three Delivery Trolleys and38 sets of Storage Rail Systems. 

怡和機器成功地完成了在大埔街市大樓的建築署工程項

目。該項目主要是設計一套全新的肉畜輸送系統，以解

決將肉畜搬下貨車再運送到街市途中要將豬放置在地面

的衛生問題。整個系統能幫助業界達到最高衛生水平和

JEC was recently awarded a security systems contract forthe design, supply, installation and maintenance of varioussecurity systems, including access control, CCTV and publicaddress, at the Macau Fisherman’s Wharf.  Occupying a totalarea of over one million square feet, the Wharf will be the firstentertainment facility of its kind in Macau.

Residents in the northern territory in Hong Kong suffered fromserious flooding in the rainy season for many years. By par-ticipating in the drainage system improvement project, JEChas introduced and represents a specialised product for floodcontrol: an inflatable rubber dam from Sumitomo Japan. 

The inflatable rubber dams are best used in small to mediumsized watercourses where the width is much greater than theheight. The advantage of using inflatable dams is that theyallow for longer barrier spans with few structural piers thatcould interfere with floodwater. They can easily attach to anyside slope and are relatively simple to install. Inflatable damshave low maintenance requirements and high longevity.Unlike other dam designs, rubber dams have few movingparts thus requiring less lubrication; less replacement andrepair costs, and less corrosion.

The dams are made up of three main elements.• A strong, flexible, rubber coated fabric tube which is fixedsecurely to a concrete base slab by clamping bars andanchor bolts 

• An operating system which controls inflation and deflationof the tube 

• An automatic safety device which ensures tube deflation inflood situations.

Rubber dams have a multitude of uses: hydroelectricity,groundwater recharge, water supply, flood control, sewagediversion, irrigation, water diversion, water treatment, recre-ation and tidal barriers. The most common applications arefor expanding the capacity of existing dams and replacingolder dam structures.

JEC is the specialist for supplying Sumitomo rubber damssince 1990 and have supplied and installed more than tenrubber dams in Hong Kong. The highest rubber dam locatedat San Tin is two spans with each size 4.5m (H) x 19.7m(L).

多年以來，香港北部地區的居民每到雨季都遭受嚴重的洪災。

怡和機器參與排水系統改善工程，引入了一種專門用於防洪的

產品：日本住友公司生產的充氣橡皮壩。

充氣橡皮壩最適合用於河道寬度遠大於深度的小型或中型河

道。使用充氣橡皮壩的優點是橡皮霸須要較少結構性支柱，便

可形成能夠阻擋洪水的長礅距堤霸。充氣橡皮壩可以輕鬆設置

在任何邊坡，而且安裝也比較簡單。充氣橡皮壩的維修要求較

低，但使用壽命較長。與其它堤壩的設計不同，橡皮壩幾乎沒

有活動部件，因此對潤滑的需要很少，更換和維修成本較低，

受腐蝕情況更少。

橡皮壩由三個主要部分構成：

• 具有橡膠塗層堅韌而柔軟的尼龍纖維管道，用夾杆和螺絲釘

將其牢牢的固定在水泥基礎底板上

• 控制橡皮壩充氣和排氣的操作系統

• 發生洪水時確保橡皮壩自動排氣安全裝置

橡皮壩有多種用途：水力發電、地下水回灌補注、供水、防

洪、污水改道、灌溉、水流改道、水處理、娛樂和海潮堤霸。

最常見的用途是擴充現有堤壩的功效，更換舊有的堤壩。

自1990年開始，怡和機器公司便成為提供住友橡皮壩的專家，

至今已經在香港提供並安裝了10多條橡皮壩。最高的橡皮壩是

安裝在新界新田的雙跨度壩，每條堤霸尺寸為4.5米 (高) x

19.7米 (長) 。

Smart Space Design and Technology JEC is now operating from the thirteenth floor of Somerset House in Taikoo Place. All ourHong Kong based business units are on one large floor and is reflecting the energy of our 300or so staff.

In fact, JEC senior management view the transition not simply as a move from JardineEngineering House, but as a golden opportunity to greatly increase the efficiency, communica-tion, responsiveness and interaction of everyone in the company. The space is open, invitingand light - full of vitality and packed with technology and staff-friendly features, including acafé with a terrace, touch screen panels for meeting room booking and unified messaging.

Supporting Better CommunicationIntent on improving operational efficiencies, our new office is designed in a way to help allsenior management and staff work closely together. Increasing Efficiency and ResponsivenessOur new office has state-of-the-art technology infrastructure providing a strong foundation onwhich to grow. “We’ve adopted a number of advanced technologies such as unified messagingand high speed scanners, copiers and multi purpose printers to help all staff become more effi-cient and responsive,” said Executive Director, Mr. Alan Wong.

The meeting rooms are fitted with the latest technology, including touch screen online bookingsystems and wireless projectors.

In addition, the brand new access control system provides a great sense of security for all. 

Looking AheadEveryone is excited about the move. “Unquestionably, the new office fills our JEC staff with anew sense of direction, focus and energy,” said Mr. Graham. “ I am pleased to be part of it.”

KCRC is constructing Ma On Shan Rail to serve the fastgrowing Ma On Shan new town, whose population is expect-ed to double in the next 20 years.  The 11.4 kilometre railwaywill have a maintenance centre at Tai Wai and nine stationslocated within easy walking distance of large residentialdevelopments.  The railway interchanges with East Rail at TaiWai Station, which is being rebuilt to cope with a larger pas-senger flow.  When it opens in 2004, Ma On Shan Rail willrun a four-car train every 2.5 minutes during peak hours. Asdemand grows, longer trains of up to eight cars will bedeployed at two-minute intervals.  Along with West Rail, MaOn Shan Rail will be one of the quietest railways in the worldwhen it goes into service. Construction of Ma On Shan Railbegan in November 2000.

JEC is lead partner of a joint-venture contract with ChinaOverseas M&E Engineering Ltd. to supply and install theElectrical & Mechanical (E&M) services to eight stations onthe KCRC Ma On Shan Line, part of the East Rail ExtensionsProject.  This is a formidable task, as the scope of worksrequires JEC staff to work in a multi-site environment, whilstat the same time following design briefs that when changed,have to be implemented system-wide and without delayingkey completion dates.  

According to Dr Victor Fong, JEC Senior Project Manager,the key to being awarded the contract by the customer wasfirst by providing a competitive and quality tender document.This was followed by many interview stages during which theJEC team impressed the panel with their technical knowledgeand capability to perform.  The contract was won with JECbeating several of the world’s top E&M companies despitehaving no other rail project experience.  “The strength lies inthe technical expertise of our team in meeting the complexi-ties of this project.  A good E&M engineer always faces chal-lenges and therefore can supply solutions regardless of whatthe building use is,” he says. Dr Fong has been in charge ofthis project from the start, which is now almost four years.

He enjoys the fact that this is a very challenging project sotherefore not a boring job!  Indeed, to date almost 1,500change orders to the design have been issued by the engi-neers and have had to be implemented by his team withoutimpacting the completion date and other milestone dates setby the client.  

The E&M organisation chart for the Ma On Shan stationsrequires that tough project management principles be imple-

mented to work with the client, consultants and contractors.The key players are: -

The E&M contract’s scope of work includes the supply andinstallation of: -

The project required the use of quality products and servicesfrom JEC and partners companies.

Thorn Lighting supplied the lights for the station interiors,public concourses and outdoor lighting. Thorn also suppliedthe specialist lighting for the two playgrounds with ball courtsadjacent to the Sha Tin Wai station that had to be built tocompensate for the original space having to be used byKCRC.  Generators were supplied using Petbow GeneratorSets.  ‘Thomas Kelly & Lewis’ and ‘Vogel’ Fire Pumps for thefire services systems and booster pumps were  supplied byVogel. The drainage sump pumps were provided by Vogeland Shinmaywa. The primary air-conditioning units usedequipment and technology from another JEC JV partner,Trane.

Inevitably on such large projects, delays occur in the con-struction phase and it often up to the sub-contractors who arefitting out the stations to make up for lost time.  Dr Fongremembers one such key completion date set for 30 June2003.  “We had to meet the client’s requirement to have a“power on” for four of the stations. Meanwhile we wererequested to accelerate the other four stations about 2months earlier to have power on in August 2003. Progress atthe beginning of the civil engineering and construction workswere behind schedule as some unexpected problems hadhad to be overcome.  This had a great impact on follow-onworks and we had to speed up and work very hard to meetthis key date.”  Dr Fong, praises the JEC installation team,which was appointed by the joint venture to commission thistask, for actually meeting this challenge and achieving the“power on” key date despite the difficulties and shorter timeframe.

In a project as complex as building a railway system, a lot ofresponsibility rests with the E&M installation contractor.Without power, electrical sockets, lighting, generators or ven-tilation, follow-on works such as railway systems work, com-puter systems, ticket machine and barriers, interior fit out,escalators and other hardware installations cannot beinstalled.  So delays are unacceptable.  

People PowerManaging the site staff is extremely important and with onecontract covering eight different sites and a 12km track, itrequires very good communication avenues.  “Working on asite with the equivalent area of all eight stations would beeasy to manage as you would have one team and they wouldbe easy to reach.  On this, I have ten teams, coordinated byten supervisors.  At the height of the work we had more than400 staff working to install the various components.”  The dif-ficulty managing site staff for this project lies in the fact thatthere is up to 12km between the first and last stations.Weekly site supervisor meetings allow for communicationbetween the various project teams and both formal and infor-mal meetings and discussions occur on a daily basis.

Safety is always a priority at JEC and Dr Fong implementedJEC’s Value Safety System as well as complying with thestrict guidelines from the client.  He cites one particular areathat had to be looked at from a safety perspective, “Theheadroom of the station interior during the construction phasewas 9-10 metres.  This is a very high elevation to be workingat.  We had to be extra careful when installing and securing

equipment and used many scissor platforms to allow staffsafe and proper access to the high levels.” 

The long duration of the contract and different intensities ofinstallation meant that manpower planning needs had to bereviewed from time to time to ensure that the optimumstaffing level be maintained for different parts of the job.Once the first year had past, it became easier to forecast therequired manpower levels as the management and construc-tion style and pace of the client and contractor respectivelybecame more familiar.

Good RelationsDr Fong says that building trust requires communicatingneeds and finding solutions to problems.  Working with theirjoint venture partners on this project, China Overseas,required the merging of two corporate cultures.  “We have avery good relationship with China Overseas, and work oneach others strengths and expertise.  We have had workingexperience with them on another projects very well and ithasn’t been difficult to make use of what both parties aregood at.  They are a very strong construction company inHong Kong and we work well together,” says Dr Fong.

In addition to internal working relations, JEC have to followthe instructions of the client and it’s resident engineer.  At thesame time, work has to be coordinated with the MainContractor and fit with the construction schedule.  ProjectManagement then becomes a very important element toensure that problems are foreseen before they arise, if this isnot possible then resolved quickly, efficiently and cost effec-tively.  Fortnightly meetings between the main contractor andsub-contractors provides a platform to update everyone onprogress reports, work out differences and coordinatebetween the different systems contracts.

Ultimately the relationship with the client can influence thesuccess of a project. “The client will come to us before theymake any changes to the design with great technical prob-lems to see if these are possible to do and what the time-frame would be.  We will give them our preliminary ideasbefore they decide to go ahead or not.  I think that we workvery closely together otherwise we cannot achieve the keydates,” according to Dr Fong.  This is a good indication of thelevel of expertise JEC brings to this contract. Asked how hewould describe the relationship with KCRC, Dr Fong says:“Good, but tough!”

九鐵正修建馬鞍山鐵路，滿足馬鞍山新巿鎮快速發展下的交通

需求。預計未來20年，馬鞍山的人口將上升近一倍。馬鞍山鐵

路總長11.4公里，有9個臨近大型住宅發展項目的車站，維修

中心設在沙田大圍。馬鞍山鐵路的大圍站與東鐵相連，因此大

圍站正進行重建以應付不斷增長的客運量。馬鞍山鐵路將於

2004年通車，繁忙時間平均每2.5分鐘開出一班4個車廂的列

車。隨著需求不斷增加，班次將增加到2分鐘一班，以及增加

車廂到8個。馬鞍山鐵路投入使用後，將會與西鐵同列世上最

安靜的鐵路。馬鞍山鐵路工程在2000年11月已開始。

怡和機器有限公司 (JEC) 是中國海外機械電氣工程公司 (China

Overseas M&E Engg. Ltd) 合資合同中最大的夥伴，負責供應

和安裝九鐵馬鞍山鐵路8個車站的機電設備，馬鞍山鐵路為東

鐵支線工程項目的一部分。這是一項艱巨的任務，工作的性質

一方面要求怡和機器的工作人員要在多個工地環境工作，另一

方面工程有所變動時，也要根據設計要求完成多項系統安裝而

不能拖延工期。

怡和機器高級項目經理方世強博士稱，得到客戶合同的關鍵是

我們能先提交一份具競爭力、質量高的投標報告。提交報告

後，怡和機器小組在多次面談中表現出色，我們的技術知識和

能力給評審小組留下了深刻的印象。儘管怡和機器之前並沒有

承擔鐵路項目的經驗，但還是能擊敗幾家世界知名的機電公司

贏得合同。他表示：「原因就在我們團隊的技術專長能夠解決

這個項目的各種難題。優秀的機電工程師總是要面對各種挑

戰，無論建築的用途是什麼，他都能提供解決方案。」方博士

從一開始就負責這個項目，到現在已經四年了。

他很高興承接這一個充滿挑戰的項目，而工作中並不感到沉

悶！實際上，工程師已就設計方案提出了約1,500個修改意

見，而他的團隊必須在不影響完工日期和客戶確定的其它開工

日期為前提下完成該項目。

供專用照明燈，這兩個球場是九鐵佔用原空地所作的補償。發

電機採用Petbow的發電機設備。消防系統的消防栓由

「Thomas Kelly & Lewis」和「Vogel」提供，其中Vogel還提

供升壓泵。排放油池泵由Vogel和Shinmaywa提供。主要的空

調設備則由怡和機器的另一合資夥伴Trane提供。

在這種大型專案中出現建築工期的延長是不可避免的，這往往

由負責車站安裝的次承包商加以彌補。方博士記得2003年6月

30日就是這樣一個重要的完工日期。「我們必須滿足客戶的要

求，為4個車站『通電』。與此同時，還要求我們加快速度，提

前兩個月，也就是在2003年8月給其它4個車站通電。不過土建

工程開始時，由於必須解決一些並無預料到的問題，實際進度

落後預期。這為接下來的工作造成了極大的影響，我們不得不

加快速度，盡力在工期內完工。」方博士對怡和機器的安裝隊

大加讚賞，他們獲合資企業分配這一任務，儘管困難較大，時

間緊逼，他們還是能夠準時「通電」。

在建設鐵路系統這樣的複雜項目中，機電設備安裝承包商承擔

了許多責任。沒有電力、電源、照明、發電機或通風系統，接

下來的工作如鐵路系統工程、電腦系統、售票機、柵欄、內部

裝修、電梯及其它硬體的安裝工作就不可能完成。因此工期延

誤也是不能接受的。

人力資源管理好工地人員是非常重要的。這個合同涵蓋8個車站工地和

12公里長鐵路，必須有良好的溝通方法。「管理同樣大小的8

個車站工地可以很容易，只要你有一個容易溝通的施工隊。在

這個專案中，我有10個施工隊，分別由10個監工進行協調。在

工程的高峰期，我們有400多名工人負責安裝各種不同的設

備。」此項目中管理工地人員的困難在於第一個車站與最後一

個車站相距12公里。每周的工地監工會議要求各專案小組間進

行溝通，同時每天召開各項不同會議及為求達到協調討論及全

面溝通。

怡和機器一直非常重視安全問題。方博士採用了怡和機器的安

全評估系統，並嚴格遵守客戶制定的規章。他還舉例說明如何

從安全角度來考慮特別情況：「車站內部的淨空高度在修建階

段是9至10米。在工作中這是一個非常高的高度。安裝和測試

設備時，我們必須格外小心，並採用許多剪形平台以確保人員

安全適當地在該高度施工。」

長時間的合同和不同安裝緊急程度意味著需要不斷重新評佔人

力資源，確保不同工作部分都有足夠的人員配備。首年工作結

束後，預測所需的人力資源就變得相對容易，這段時間對客戶

和承包商的管理、建造風格與步伐都已經變得相對熟悉。

良好的關係方博士表示，建立信任必須就各自需要進行交流，找出解決問

題的方法。與合資夥伴中國海外在這個項目合作上，這就要就

兩間公司文化進行融合。「我們與中國海外有良好的關係，彼

此借重對方的專長和專門技術。我們與他們在其它項目上有過

合作經驗，因此在如何充分利用雙方所長上，並沒感到什麼困

難。他們是香港的一家實力雄厚的建築公司，我們合作非常愉

快，」方博士說。

除了內部工作關係外，怡和機器還必須聽從客戶及其駐場工程

師的意見。與此同時，工程必須與主承包商進行協調，並符合

建設工期。項目管理就成為一個重要的因素，確保能夠預見將

來可能發生的問題，必須快速有效地解決問題。主承包商與次

承包商每兩周舉行一次會議，讓大家瞭解最新的進展情況、彌

合分歧，為在不同體系的合同進行協調。

與客戶的關係最終會影響項目工程的成敗。方博士說：「客戶

修改存在技術問題設計前，會徵求我們的意見，確保修改是否

可行，並瞭解如何安排時間。我們則在他們做出決定前提供初

步意見。我認為我們合作緊密，否則我們不可能在指定工期內

完工。」這充分反映怡和機器在實施這份合同時所具有的專業

水平。問及如何描述與九鐵的關係時，方博士表示：「很好，

但一點也不容易！」

new airportcool

The construction of the Bangkok’s second international airport,known as  Suvarnabhumi International Airport (SBIA), whichmeans the Airport of the Golden Land, is located on 8,000 acresof land 25km east  of Bangkok.   The ceremony of laying theauspicious foundation stone was made on 19 January 2002.The new airport will serve as the country’s main international air-port and Phase I of airport facilities is scheduled to be opened foruse on 29 September 2005.    

The airport will be capable of handling 45 million passengers peryear with transportation interchanges to the Airport Rail-Links,3 million tonnes of cargo, will have 2 runways (60m wide and4km long) and 120 aircraft parking bays.  SBIA will comprise ofgroups of buildings with the main one being the PassengerTerminal Complex with 563,000sq/m of space of service  areasmaking it one of the largest in the world.  In addition there will bea 568,000sq/m Cargo Depot Building, an Aircraft MaintenanceCentre (both capable of handling the next generation of large air-craft such as the Airbus A380), an Aircraft Catering Kitchen andan Airport Hotel are under construction.   

The Passenger Terminal Complex comprises two main sectionsunder one roof.  It comprises the Main Terminal Building,equipped with a Baggage Handling System capable of handlingup to more than 9,000 pieces of baggage per hour, and a 100%hold-baggage In-Line Screening System.   The other section isthe Concourse Building, which is four storeys high with oneunderground floor used as a utilities tunnel.  Each floor of theConcourse Building is 40.25m wide and 25m high with a totallength of 3.3km giving a total service area floor plan of approxi-mately 381,000sq/m.  

The building structures are made of pre-cast and cast-in-placeconcrete.  The roof of the building is fabricated with steel frames,installed with low-emission coating fritted, double glass panelsand 3 layers of Teflon coated fabric membrane.  Each buildinghas 51 Jet-bridges.   

JMTL M&E Contracting are supplying and installing all the air-con-ditioning and ventilation systems.  The air-conditioning used hasthe unique characteristic of a Hybrid System, i.e.: using Variable AirDisplacement Ventilation (Conventional Air Conditioning) togetherwith Radiant Floor Cooling (RFCS) controlled by the buildingautomation system (BAS).   To date, the overall project workprogress is almost 60% complete.     

For the installation of the Radiant Floor Cooling System, which isa new technology being adopted for use in large open plan build-ings, it begins with installing 20mm Polyethylene (PEX) pipessize in a cross-linking pattern underneath the floor screed.Chilled water is fed at an average temperature of 16˚C into theinstalled piping system.  Control of the air temperature conditionby this system is attained through heat gain, from sources suchas direct sunlight and body temperature, being absorbed by thelower floor surface temperature via the concrete floor surfacecausing heat conduction into the chilled waterpipes transferringthe heat on to the Plate Heat Exchangers.  For this project, thetotal floor space in that JMTL M&E Contracting is installing theRFCS covers almost 100,000sq/m and that the total length ofpiping used is estimated at more than 600,000m.

曼谷第二個國際機場Suvarnabhumi國際機場 (SBIA)，

Suvarnabhumi的意思為黃金地。這個機場佔地8,000英畝，位

處曼谷以東25公里。奠基儀式於2002年1月19日舉行。新機場

將成為泰國主要的國際機場，機場設施一期工程預計於2005年

9月29日完工。

新機場每年客運量為4,500萬人次和300萬噸貨物，擁有兩條寬

60米、長4公里的跑道和120個飛機停泊位。SBIA有一系列建築

設施，其中主要的有建築面積563,000平方米的候機大樓。候機

大樓連接機場鐵路，使新機場成為世界上其中一個最大的連接

鐵路機場。此外，機場設施還包括568,000平方米的貨物儲運

站、一個飛機維修中心、一個航空餐飲廚房和一座正在興建的

機場酒店。貨物儲運站和飛機維修中心均有處理如空客A380等

新型大型客機的能力。

整體候機大樓包括兩個主要部分。一個是主候機室，配備有行

李處理系統，每小時能處理9,000多件行李，還有一個百分百行

李掃描系統。另一個部分是中央大樓，這幢建築地面有4層高，

地下1層作為功能通道。中央大樓的每層樓寬40.25米，高25

米，總長度達3.3公里，總面積約為381,000平方米。

建築結構為預製混凝土現澆結構。建築的屋頂為鋼架結構，低

發散性塗層，雙層玻璃和三層Teflon纖維隔膜。每幢建築都設

有51座登機橋。

JMTL負責提供和安裝空調和通風系統。空調系統使用一種獨特

的混合系統，即使用可變空氣容積排量通風 (常規空調) ，並配

合建築自動化系統控制的發散性地面冷卻系統 (BAS) 。到現在

為止，整個項目的完成進度已接近60%。

在大型開放式建築中安裝發散性地面冷卻系統還是一項新技

術，首先用20毫米聚乙烯管道，以交聯方式鋪設於地板下。管

道系統灌進平均溫度為攝氏16度的冷卻水。該系統通過加熱實

現空氣溫度的控制，加熱源可以是陽光直接照射，也可以是體

溫，溫度相對較低的地表通過水泥地面吸熱，將熱能傳遞至冷

水，並最終把熱能輸送到平板式熱交換器中。在這個項目中，

JMTL安裝的發散性地面冷卻系統的面積將近10萬平方米，管道

總長度估計將超過60萬米。

Mr Wong Tin Ping is famous within JEC and the JardineMatheson Group for his excellent record for winning stair-climbing races. 

Wong joined JEC in 1970 as an apprentice and is now thesenior foreman of the technical services arm of JEC.  Hetakes care of the air-conditioning maintenance work withclients and seawater pump houses for properties in HongKong’s Central district.

He has participated in the Walk Up Jardine House event from1991 to 1997 and has been champion three times: in 1994,1995 and 1997. His best record was 5 minutes 45 seconds in1995. In September this year, he represented JSA in a grouprelay stair-climbing race in Central Plaza and won. 

He loves stair-climbing races because they train hisendurance and keep him agile at work whilst helping a goodcause. It is a very challenging sport but provides him withgreat satisfaction and entertainment too. Also lots of chancesto meet with a lot of new friends.

Stair climbing keeps him in best form even at 53 years ofage. Climbing up 50 floors is just “a piece of cake!” he boaststo the younger members. However, he needs at least onemonth of intensive training prior to each stair-climbing race.  

Wong doesn’t need a gym equipped with high technologybody training machines, he just runs up long, steep hills androads. He has managed to stay at 56kg for over 10 yearsnow and doesn’t have any special diet. Another alternativevenue for his training is to run 100m in public sports groundsin his leisure time.

The moment when he was the first one who was passing thefinishing line he thought that he was still in a good form.Once again, he proved himself still healthy, energetic andcapable.

王天平先生因參與跑樓梯比賽的驕人成績，而在怡和機器和怡

和集團內非常有名。

王先生于1970年加入怡和機器做學徒，現在是怡和機器技術

服務部的科文。他負責客戶的空調和海水泵房的保養和維修工

作。

他於1991年至1997年參加怡和大廈跑樓梯比賽，先後三次奪

得冠軍：1994年、1995年和1997年。他的最好成績是1995年

創造的，為5分45秒。今年9月份，他代表JSA參加中環廣場的

跑樓梯團體接力賽，再次獲得隊際冠軍。

他熱愛跑樓梯比賽，因為比賽能夠訓練他的耐力，讓他在工作

的時候保持靈活的身手。這是一項具有很大挑戰的運動，但同

時也為他帶來了極大的滿足和快樂，而且還為他提供了更多結

識新朋友的機會。

儘管他已經年滿53歲，但跑樓梯讓他保持了最好的身材。他

可自豪地對年輕人說：「跑50層樓輕而易舉！」不過每次比

賽前，他還至少進行1個月的密集練習。

練習時王先生不需要配備高科技訓練設備的健身房，他只需要

沿著陡峭的山和公路跑步。他現在體重56公斤，10年來他一

直維持這個體重而完全不需節食。他空閒時的另一訓練就是到

運動場跑100米，以提升起跑速度。

當他第一個衝過終點時，想法就是自己的身體還算不錯。他又

再次證明自己依然健康、充滿活力。

內部安全培訓集團人事部舉辦以下連串的安全培訓課程以提

高各類同事的安全認識：

1. 怡和機器安全管理課程 (六至七月)

公司夥伴職業安全健康局合辦此課程以加

深項目管理階層及工程同事對安全管理的

認識。其內容深入探討有關地盤的職安危

害、風險評估、安全檢查、承建商的評估

及控制等課題。在各部門的大力支持下，

約75位同事踴躍參加。

2. 辦公室員工之職業健康講座

集團人事部於十月份舉辦了兩班由勞工處

護士長講授的職業健康講座給予辦公室工

作之員工。此講座探討辦公室環境的危害

因素及其對健康的影響，亦詳盡討論預防

及控制措施，以便員工能明白如何建立一

個舒適健康的工作。內容包括：通風系

統、光線、安全環境、電腦、傢俬設計、

工作壓力。

最佳員工獎恭賀一名工業工程部的同事於本年度的建造業

安全推廣活動中取得“最佳員工選舉”大獎。

此項比賽是由多間機構協辦。當中包括：職業

安全健康局、勞工處、環境運輸及工務局。此

獎項已於9月9日建造業安全分享會暨頒獎典禮

中由代表領取。

以上各項活動項目可反映出怡和機器致力在集

團內增強安全與健康意識，並融入適當之守則

及安全管理制度，籍以不斷改善集團職安健的

表現。

Graduate Scheme "A” TrainingUtilising the same training philosophy as the Hong Kong Institution of Engineers (HKIE), JEC considersthat the qualities required by a Professional Engineer can best be developed and attained by graduateswho have thoroughly integrated their theoretical knowledge with the practical skills required to apply thatknowledge. To achieve this philosophy, JEC has adopted the Scheme A Training Programme since 1986.Our approved training disciplines include Electrical, Mechanical and Building Services Engineering. Toprovide excellent training for the trainees, we have a strong team of professional and experiencedManagers and Senior Engineers as Engineering Supervisors and Tutors. 

During the scheme, trainees gain opportunities to learn all-round engineering practices through on-the-jobtraining. To broaden their engineering and business knowledge, job rotations in different departments oreven divisions are part of the course. The company is committed to provide long-term career developmentopportunities to the Scheme "A” trainees who have successfully and satisfactorily completed the pro-gramme.

Effective Customer Service TrainingIn the competitive engineering industry, besides a strong pool of professional expertise and high qualityproducts, provision of excellent customer service is another key factor to win business. In view of this,JEC organised a series of customer service training for different staff categories: -

1. Market facing staff From March to June, an intensive training series on Customer Service Skills was designed for all lev-els of front-line staff which include Effective Presentation & Communication Skills. Sets of brand newcompetency profiles were implemented this year to further improve their skills and standards.

2.  TechnicianBesides front-line staff, technical staff who provide after-sales service are the second major contactfor our customers, hence their customer service skills are also emphasized. Frequent relevant  train-ing courses for all technical staff have been launched to teach the correct procedures in handling cus-tomer concerns.

及導師。見習工程師於在職培訓期間不但可以取 得實際的工程經驗，亦可透過不同部門調配的機會，以擴

闊他們於工程及商業上的視野。完成兩年的培訓後，公司更為他們提供長遠的進升機會。

優質顧客服務培訓在這競爭強烈的工程界中，除了擁有專業人材、銷售高質素的產品外，提供優質的顧客服務是不可缺少

的。因此，公司舉辦了一連串的顧客服務培訓課程給予不同類別的同事。

1. 銷售人員

於本年3月至6月期間，公司合共推出7班優質顧客服務的課程系列予各級銷售人員，其中包括演講及溝

通技巧改善課程。全新的表現管理方法更於今年實行以加強他們的技巧及提升質素。

2. 技術人員

公司龐大的技術隊伍為客戶提供多方面的後勤服務，因此公司亦非常重視他們的顧客服務技巧。為此公

司定期開辦有關課程予所有技術人員，指導他們提供優質顧客服務的要訣。
