Best place to work in Minneapolis/Saint Paul? Or best place to work ever? Great questions and ones that have been top-of-mind here at the Chamber given our Best Place to Work nomination by member Minneapolis/St. Paul Business Journal.

As much fun as we are having with the nomination, we are also reminded that the reason we have so much fun is because of our members. Everyday, we get the chance to work with well over 1,000 member

firms, learning about their businesses, what works, what doesn’t, and how we can add value through the Chamber. Your Chamber investment really is about creating value, and I commit to you that we are very focused, very focused indeed, on creating value for our members.

It might be our public affairs advocacy. It might be our training sessions. Maybe advertising, or our events, or even our business socials. But I promise you, we evaluate everything we do to make sure we are creating opportunities that fit our members. If you don’t see what fits you….call us! We want to be challenged, and we want our members to demand more. We succeed only when you succeed, so a Chamber that is proud of itself without being proud of its members would be a pretty shallow group.

After three years of construction, the Green Line LRT along University Avenue is just months away from full operation. Businesses and residents along the line from the University of Minnesota to Downtown Saint Paul have weathered the storm and are excited about what’s coming next. Everything is taking shape in the form of new and renovated spaces as businesses, non-profits and developers are making long term investments to take advantage of the region’s game changing transit line. For some members, the Green Line was a deciding factor in their expansion.

Twin Cities Habitat for HumanityWhat role did the Green Line have in your choice to locate here and develop/redevelop this site? The Green Line played a significant role. Being on the Green Line means the families, volunteers, donors, staff and leaders that Habitat partners with around the 7-county metro will all have an easy commute. The spot is also highly visible, which draws attention to Habitat's mission and will attract new partners. The Green Line will bring thousands of people right past the organization's doors every day. How do you see your customers/tenants utilizing the Green Line? Habitat's clients are primarily low-income working families, therefore public transportation is very important. Habitat needs to be easy to find because it holds dozens of homeowner educational trainings throughout the year and thousands of people take part in these. It will be exciting to see families ride the train to learn about financial literacy and all the things that go into being a successful homeowner. What other programs (Historic Preservation Grants, Livable Communities Grants, etc.) are being utilized as part of your project? Habitat has worked with Sunrise Banks and U.S. Bank using a financial tool called New Markets Tax Credits. Both banks have been instrumental in helping to make this new building a reality. The credits help spur development and investment in community-based projects. Habitat was able to dramatically cut down on the financing costs associated with the project. Twin Cities Habitat is also blessed to have amazing leaders on its Board of Directors and every member of the board contributed to raise funds for the building. Their generosity led to a very limited and targeted fundraising campaign. The success of this campaign means Twin Cities Habitat won’t have to divert funding from its programs and services budget to go toward the new building. How do you see your redevelopment project playing a role in how this neighborhood evolves after the Green Line opens in 2014?

Habitat wants to be one of the cornerstones of development in the area and a landmark that new neighbors will be proud to identify with. Twin Cities Habitat is about building community. That’s true for the neighborhoods where it's building or repairing homes and it’ll be true for the area around the new home. Hopefully there will be synergy from having several for-profit and non-profits working side-by-side on University Avenue.

This New Home will be a big step forward for Twin Cities Habitat. The organization has doubled in size since moving into its current building in 1998. Back then Habitat was just building homes. Now it encompasses repair work, homeowner education training, foreclosure prevention counseling and housing advocacy. The new home will provide the space, in the best possible location, to continue to work for families in the Twin Cities.

What role did the Green Line have in your choice to locate here and develop/redevelop this site? The home campus of Episcopal Homes of Minnesota has opened onto University Avenue since 2002. The new construction, called Midway Village, is being built on the former site of Porkys Drive-In. It will be comprised of three distinct residences: The Terrace at Iris Park (Catered Living), Midway Pointe (HUD subsidized affordable Independent Living), and Episcopal Church Home – The Gardens (Long-Term and Memory Care in Minnesota’s first implementation of the trailblazing Green House Model of Care).

How do you see your customers/tenants utilizing the Green Line? Always having a bus stop at the corner of the home campus (University and Fairview) has been popular with residents and friends. Over the past year, new residents have said that the Green Line was a major factor in their decision to move to the campus. The light rail will be used frequently by people who have never been bus riders.

What other programs (Historic Preservation Grants, Livable Communities Grants, etc.) are being utilized as part of your project? The new Midway Village senior apartment complex will feature an open-to-the-public coffee shop on the corner of University and East Lynnhurst where Porkys Drive-In used to be. There will be historical pictures and other items celebrating Porkys.

How do you see your redevelopment project playing a role in how this neighborhood evolves after the Green Line opens in 2014? Residential neighbors have always given Episcopal Homes high marks for being good neighbors whose attractive, well-kept facilities increase their property value. The immediate neighborhood is ecstatic about what Midway Village will add to the area’s beauty and value. Midway Village will also

bring about 100 new jobs to the neighborhood.

What role did the Green Line have in your choice to locate here and develop/redevelop this site? In November 2010 Planned Parenthood broke ground on PPMNS' flagship headquarters located in the Central Corridor. The flagship facility includes a state-of-the-art reproductive health center, headquarters offices, and community, education and meeting/training rooms with a parking ramp for patients, staff and guests. The site was chosen for its central location, easy access to major roadways and major bus lines and the forthcoming Green Line of the light rail transit (LRT). By August 2012, the total expansion project was finished and today Planned Parenthood houses a staff of more than 100 who oversee the large system of 20 clinics, a multi-state call center, and education and public affairs programs in three states.

The new headquarters and health care center received LEED certification for the incorporation of green building technologies that promote healthful, durable, affordable and environmentally sound building design and construction. PPMNS achieved a balance of promoting health while adhering to the strict regulatory requirements of a health care facility. The LEED certified facility is also consistent with a goal of positive health outcomes for all.

How do you see your customers/tenants utilizing the Green Line? The typical Planned Parenthood patient is a woman between the ages of 20 and 30 who is seeking basic, preventive health care like annual exams, birth control and cancer screenings. Patients are young women who are in school, working, parenting etc…so there was a strong need for a central location close to the various University and College campuses and convenient to both downtowns. This site was chosen specifically for its central location, easy access to major roadways and major bus lines and the forthcoming Green Line of the light rail transit (LRT). Many PPMNS patients, especially University of Minnesota students and area residents, will find the Green Line a convenient and quick way to get to Planned Parenthood.

What other programs (Historic Preservation Grants, Livable Communities Grants, etc.) are being utilized as part of your project? None of these programs were utilized. The new building is 100% funded by the large community of Planned Parenthood supporters throughout Minnesota.

How do you see your redevelopment project playing a role in how this neighborhood evolves after the Green Line opens in 2014?The new site is located on the Central Corridor Light Rail line close to the Raymond Station; a location consistent with the city’s goals for the redevelopment of underutilized land in railroad corridors. The development will make a significant contribution to the creation of sustainable communities along the Central Corridor by replacing a contaminated industrial site with a LEED certified building. The goal is for Planned Parenthood’s presence to encourage further economic investment in the neighborhood while

bringing activity and vitality to the Central Corridor.

What role did the Green Line have in your choice to locate here and develop/redevelop this site? The Pioneer Endicott buildings are located between the first two stops on the Green Line. While there were a number of factors that were analyzed to determine if the redevelopment project could work, access to transit was an important amenity that makes the Pioneer Endicott an even more attractive place to live.

One of the growing trends today is that people are often choosing to live in market-rate rental housing because of the conveniences apartment living offers compared to a condo. People renting units in the Pioneer buildings view the Green Line as another feature that makes living at the Pioneer Endicott more convenient. Residents look forward to not driving as much and being able to ride the train to their new, historic apartments.

How do you see your customers/tenants utilizing the Green Line? Pioneer Endicott has a mix of different demographic groups who are connecting with the project. Some see the Green Line as a great way to get to work or the airport and is less stressful than driving. Others are looking forward to using the trains as a way to explore the community by taking it to visit different parts of Minneapolis and Saint Paul. What is very consistent is the overall excitement for the day the train starts running.

What other programs (Historic Preservation Grants, Livable Communities Grants, etc.) are being utilized as part of your project? The Pioneer Endicott team worked closely to take advantage of historic tax credit programs, while the financial plan for the project was developed. They were able work with the City of Saint Paul to use some TIF funding for some additional improvements to the project, but these historic tax credits were critically important to our project’s viability. They also worked with the Metropolitan Council to access additional funding to deal with environmental clean up work.

How do you see your redevelopment project playing a role in how this neighborhood evolves after the Green Line opens in 2014? The Pioneer Endicott will be one of the first new rental housing projects in Saint Paul that will be connected to both Lowertown and the Green Line. In addition to bringing hundreds of new residents to the area, it will attract other entrepreneurs and investors who will have a renewed interest in investing other projects and properties in the area.

What role did the Green Line have in your choice to locate here and develop/redevelop this site? The Carleton Place Lofts were developed before the Green Line was announced, but it is certainly a great added amenity to the neighborhood.

How do you see your customers/tenants utilizing the Green Line? The Green Line will offer Carleton residents a quick, convenient, and sustainable alternative to driving. With the Raymond Avenue Station right outside its doors, it will make getting to work, school, or any of the excellent local businesses along the Green Line a breeze.

What other programs (Historic Preservation Grants, Livable Communities Grants, etc.) are being utilized as part of your project? Programs include TIF, federal rehabilitation tax credits and Low-Income-Housing tax credits (For Carleton Lofts, not The lyric).

How do you see your redevelopment project playing a role in how this neighborhood evolves after the Green Line opens in 2014? Since opening the Carleton Place Lofts in 2007, other developer/owners have followed suit, building or redeveloping multifamily communities along University Avenue. Hopefully this trend will continue as the University Avenue Corridor and Saint Anthony Park neighborhood become a more vibrant community for artists, individuals, and families to call home.

Q. How long have you been an ambassador?

A. 2 years.

Q. What do you enjoy most about being a Chamber member?

A. The opportunity to meet new people and learn about their businesses in casual environments like Business Connection Breakfasts, Social Receptions, YPro events, golf tournaments, etc. Also working with the staff at the chamber is a pleasure. From Roxanne to Matt they are always willing to help and always have a smile on their faces.

Q. What is one piece of advice you would offer fellow members?

A. The best advice I can give is simply to show up. Whatever your reason is for joining the SPACC showing up to events will accomplish your goals. Don’t be shy everyone else is there to meet people as well so they will welcome an introduction. If you are shy just look for one of us ambassadors we’re not shy!

Q. Fun tidbit?

A. After I graduated from high school, a buddy and I hitchhiked around the country. Camping or staying with friends and relatives along the way, we managed to see just about every state west of the Mississippi. Along the way we talked about our last ride being in a Cadillac (before fancy foreign cars) right to our doors. Sure enough we got picked up in Iowa by a traveling salesman in a big old yellow Cadillac and he dropped us off at our houses back in Edina.

Our Ambassador Committee plays a vital role inensuring a fantastic member experience. What do you want your business to be best known for?

TSI is dedicated to manufacturing application-specific instruments that help advance the industries we serve. Our expanding technological expertise, the foundation of our success, leads to a regular stream of innovative high tech products to meet the changing needs of our customers.

Tell us about your recent accomplishments/expansion.

The completion of TSI’s 58,000-sq.-ft. expansion will bring the building’s total square footage to more than 200,000 sq. ft., creating room for future growth and new employees. This two-story addition includes seven new conference rooms, eight engineering labs and a large meeting space that seats up to 500. As well as 26,000-sq.-ft. of additional manufacturing space.

What’s a fact about your business most people don’t know?

We have partnered with research institutions worldwide to develop over 200 precision instruments. This cooperation has resulted in more than 25 technology licenses and 50 patents spanning scientific to industrial applications.

At the Chamber’s July Membership Meeting, Julie Esch accepted a Celebrate Business Success award on behalf of Mortenson Construction. Mortenson Construction is a top-rated contracting, construction management and design-build company in commercial construction and industrial projects. In the last decade, Mortenson has received more than ten design-build awards from the Design-Build Institute of America. The firm is a familiar name on the local sports construction scene, having built new homes for the Twins, Wild, Timberwolves and University of Minnesota football team. And most recently, the organization received an exciting bid to build the new billion-dollar Vikings stadium!

Saint Paul-based Tilsner Carton Co. hired Kathy Heimkes as customer service manager.

Andersen Corp., Bayport, hired Greg Thompson as marketing director.

Opportunity Partners, Minnetonka, promoted Doug Annett from senior director of residential and community living to vice president of residential and community living.

KPMG, Minneapolis, hired Joel Schultz as director in federal tax accounting methods and credit services.

Saint Paul-based Hiway Federal Credit Union hired Christine Cordell as assistant vice president of business services.

Michael Hernandez, director of member services and group sales for Visit Saint Paul, was named to Destination Marketing Association International's (DMAI) 30 Under 30 Program for the 2013 DMAI Annual Meeting in Orlando, FL.

Minneapolis-based Salo promoted Adam Sprecher from business development director to managing director of human resources.

Burnsville-based PCL Construction completed renovation of the Millennium

Hotel in downtown Minneapolis.

Kraus-Anderson Construction Company will begin work on a new 10,798-square-foot clinic in Bagley for Sioux Falls, S.D.-based Sanford Health.

Wayzata-based Cargill Inc. joined the Scaling Up Nutrition program.

Securian Financial Group promoted Laurie Fenwick to director of compensation, payroll and human resources information services, Linda Sonterre to director of individual annuity product development, and Angela Schema was promoted to director of communications and market research.

Jim Probst has joined the FASTSIGNS team in Inver Grove Heights as a sales representative.
