BUILDING DREAMS: INTRODUCTION Navon d.o.o. was established in 2008 to provide high quality and exclusive property design and construction

customised for the needs of discerning clients.

We pride ourselves on our ability to deliver value, both for

the construction project and for the whole life operating

costs of a building. To achieve this objective:

• We advise on efficient design, utilising the sun to

optimal effect for light and heat,

• We select materials and solutions that are low

maintenance and stand the test of time,

• We provide high energy efficiency by selecting the

appropriate insulation and glazing,

• We provide solar systems (thermal and photovoltaic),

and,

• For winter, solid fuel furnaces (pellet, wood-chip or log)

with wet-back to supply radiators.

Our focus on excellence continues throughout our project management services, providing regular reports,

inspections and control points; thereby ensuring the client’s project is delivered within specification, schedule

and budget requirements.

NAVON & PARTNERS Over recent years Navon has expanded its operations with strategic partners to provide a range of additional

services. These include financial services for investment and pension planning, including retirement abroad, via

our UK and Jersey partners: who are qualified and approved by UK and EU financial authorities and the EBRD.

Via our in financial consultancy services we are advisers to investors in both hydro and solar energy facilities in

Montenegro.

We also provide high efficiency commercial/industrial building systems. In addition we are founder partners in

the first bio-diesel factory in Montenegro, and we are founder partners in the first EU standard wood pellet and

wood chip factory in Montenegro.

NAVON LAND BANK Navon has built a ‘Land Bank’ of various sites for development of single villas or multiple units (sub-division

sites for gated communities of villas, houses, apartments, etc.). The Navon Land Bank comprises sites

in/around all the main tourism locations in Montenegro: coastal, lake and mountains and comprises over

250,000m2.

We have sites with full planning for immediate development, together with sites at various stages of planning

where we can work on behalf of the client to build land asset value by securing planning and by advising the

client on the ‘highest/best’ use of their property to be developed.

JOINT VENTURES We can provide flexible joint venture terms with clients investing in one or more of our Land Bank projects

and/or we can joint venture with a client on their own site or project. Our range of services are usually

provided as a complete package for clients as this ensures clear responsibility and control for the benefit of the

client, the project and Navon.

Our services include: feasibility & highest/best use studies, concept designs, planning permit administration,

legal advice/structures, design, architecture and engineering, together with all stages of build, budget

management and quality control reporting.

Once the project is complete we can provide full property management services including staff, maintenance,

rental or sale.

FRACTIONAL JV INVESTMENT Fractional JV Investment works in much the same manner as Joint Venture with all the same services provided.

The primary difference is that Fractional JV Investment is suited to multiple investors who want to ‘pool’ their

resources, like a small investment club. We can structure projects the enable each investor to invest equally or

for investors with different amounts of investment.

To date all of our projects have returned over 100% within 12 months of completion.

WOW! There are many factors of ‘wow’ design, including

OUR DESIGN & ARCHITECTURAL TEAM Our design and architectural team comprises career professionals with passion and flair for what they do:

design and architecture is their life talent (that is why we work with them).

Over many years (prior to our establishment in Montenegro), we have worked with many international

‘signature’ designers, and we still do when specifically requested. However, it has always been the case that

our local team end up doing the majority of the work. Therefore we are happiest when our design team lead

the project with direct contact between them and the client: which ensures continuity and delivers the best

results for local fee rates (value with flair, in our experience).

Our design team varies depending on

the project. Each of our designers (all

architects by profession) has an area

of specialisation and we select and

coordinate the design team according

to client needs. A retail client seeking

a villa or small apartment

development of a specific style will

have one design team with

appropriate talents, while a investor

seeking many units (i.e. a resort) will

have a much larger and more diverse

design team.

BUILDING MATERIALS We have established partners who are specialist importers in Montenegro of all forms of building materials

that meet EU standards.

Any material or product required for residential or commercial construction can be acquired for our clients,

usually at significant discount to comparable materials available in the local market.

The average delivery schedule is within 90 days from order and all materials/products are provided with

manufacturers guarantees. Naturally, Navon manages all logistics on behalf of clients.

ENERGY SOLUTIONS We are ‘green warriors’ at heart. Not for the sake of being ‘green’ (God forbid) – we simply look at economics.

Power, water and all other utilities will continue to rise in price and some will become extremely expensive

(note: see EU 2020 to 2050 energy forecasts).

We would love to build 100% off grid property (and we can), but client preference locations for land must be

our guiding factor: so we offer both ‘grid independent’ or ‘grid efficient’ property solutions.

Imagine ... your annual electricity and water bill can become a credit! We are not dreaming, we are doing it

and making energy efficiency a reality.

SOLAR We have secured tariff rates in Montenegro for Photovoltaic solar cells that feed a house and/or grid. We have

thermal solar systems that provide hot water and heating for more than just a house – we can turn your pool

into a ‘hot-tub’!

BIOMASS Navon is a founder partner of EcoMont, the first EU standard biomass production company in Montenegro.

We have secured dealer/maintainer rights for best in class heating and CHP (Combined Heat and Power)

systems for our clients. And we can offer very efficient economic solutions at both retail and large user levels.

BIO-DIESEL Navon is a founder partner of Eco-City Montenegro, the first bio-diesel production company in Montenegro

and the first economic bio-diesel production company in Europe. We are utilising a new technology (Enzyme

based) patented in Israel that requires less than 50% of the energy cost of traditional methods.

We know that traditional fossil fuel (oil) based heating systems can use our product and secure 10% to 20% fuel

cost reductions, plus rather healthy carbon credits.

WIND Wind is not a reliable energy source, but when combined with other systems it can generate a significant

amount of power. The technology has improved in recent years so there is no need for large propeller based

turbines: our favoured solutions are vertical helix blades as they are much smaller and do not transfer high

stresses to the structure they are mounted on.

WATER SOLUTIONS For clients seeking remote or secluded locations we can provide rain water capture and storage, with or

without water filtration systems. Subject to location, we can also provide ‘bore-hole’ solutions to tap into

underground springs or aquifers.

WASTE WATER Waste water (sewage) can be a major source of pollution. Fortunately there are now several options available

for clients that clean such waste to ensure the client knows they are not polluting, many of these systems

recover the water which can be used for technical purposes (i.e. not for drinking).

Depending on the site features, size and location we can offer completely enclosed bio-digester solutions,

some of which have the added feature of producing energy. We can also offer Reed-bed solutions if the site

provides sufficient space.

FINANCIAL SERVICES & SOLUTIONS Navon has established a partnership with MA & Associates who

are based in Montenegro and are qualified for UK and Offshore

financial services. MA & Associates has partner offices in

London, Ireland, Jersey, Guernsey, Malta, Monaco and Geneva:

each office specialises in providing the most appropriate services

and financial structures for a clients private or corporate

requirements

INVESTMENT ADVICE Even a private property is an investment and if it is structured correctly from the outset then it can be an

extremely rewarding, profitable and tax efficient investment that delivers both income and capital gains over

long periods of time, particularly in Montenegro.

The Montenegro property market is relatively stable and showing steady growth, specifically for high quality

property such as villas. The rental market comprises both long term let (usually to foreigner professionals

working here on large developments) and tourism rental (the tourism market here is in the top 3 globally for

double digit annual growth over the next decade).

MA & Associates follow the property market closely and can advise on how and where to invest for best

returns or lifestyle (i.e. for retirement). We can also advise on Joint Venture and Fractional property

investment structures, including the provision of Financial Oversight and Accounting.

TAX ADVICE The Montenegro tax system is currently very favourable, one of the lowest in Europe. However, clients often

need to consider their home tax situation, as well as planning for tax efficiency into the future. MA &

Associates can provide expert advice for clients from any international jurisdiction.

PENSION ADVICE We can provide pension structures that ensure ‘AAA’ security while mitigating (often to zero) income tax,

capital gains tax and inheritance tax. Our structures also have no ceiling, so clients can grow their pension to

levels appropriate for their lifestyle.

WEALTH PLANNING & INHERITANCE Research shows that most people start pension planning before

age 40, and seriously start looking at optimisation and growth

improvement from age 45. Under most pension laws it is

possible to retire from age 55, and when people do retire almost

10% p.a. retire abroad for climate, lifestyle and financial (lower

cost/lower tax) reasons.
