Tip 1: Hire the correct contractor. Deciding who to hire for your

remodeling project may be the most

important decision you will have to

make. Employing a professional

contractor is a safeguard that your

home improvement will be done

right, within budget, and on time.

When hiring a contractor, check

to make sure he or she is bonded,

insured, meets all state and local

licensing requirements, and is a

member of a professional trade

association such as the Greater

Sacramento Chapter of the National

Association of the Remodeling

Industry. To fi nd a professional

remodeling contractor, either call

the Chapter offi ce at (916) 456-

1200 or visit our website at www.

Tip 2: Proper planning. Your fi nished project will only be as

good as the design and planning

that went into it. Whether you are

doing the remodel yourself or hiring

a contractor, it is important to look

over the blueprints and schematics

to make sure the design is exactly

what you want. If you are building

an addition, be sure your current

heating and air conditioning system

has the capability to heat and cool

the extra space. If a contractor is

handling the work, he or she should

know if current systems need to be

upgraded.

Tip 3: Consider all options.Even if you think you have the

perfect design for your home, be

open to suggestions. Avoid picking

new colors for your home based on

a sample card from a paint store.

The small cards are not enough of

a guide to judge color intensity.

Instead, paint a poster board your

desired color and put it on the wall.

Look at it during different times of

the day and from various distances

to decide if this is the color you

really want.

Remodeling has become one of America’s favorite pastimes. Whether you are

remodeling your kitchen, adding a new addition, or putting in a sunroom,

remodeling can be an enjoyable experience and a great way to increase the

value of your single largest asset.

One of the most exciting aspects of remodeling is planning the project. Not only is

planning fun, it is also very important to the success of the job. Unfortunately, however,

there are a number of problems that can occur when making changes to your home.

But with some foresight, common sense and the following tips, you can eliminate most

of these potential problems before they have a chance to take root.

Tip 4: Pick the best products for your budget. Your home is your most valuable asset, and it pays to protect that asset. This

means not using low quality products when remodeling. Even though there are

a variety of design techniques and products available on today’s market, you

don’t want to cut corners in the hopes of saving a few dollars and put quality

at risk. This is especially true if you plan on staying in your home for a long

period of time.

Tip 5: Don’t overextend yourself on a do-it-yourself project. Creating additional problems and not having the expertise to fi nish a project

once you start it are two pitfalls encountered by do-it-yourselfers. Not only will

you have to deal with the added levels of frustration, but your costs can also

skyrocket when additional work needs to be done. You might also have trouble

fi nding a contractor who will fi x your problems. Some remodelers refuse to

take on a do-it-yourself project gone bad. And with contractors busier than

ever, it may be a long time before one can fi t your job into an already busy

schedule.

Tip 6: Start a job at the appropriate time. Timing is critical when planning a home improvement project. Pick a start

date and an approximate fi nish date that best fi ts your schedule and your

contractor’s schedule. Be realistic. Don’t expect a kitchen remodel to be

completed in two weeks when it could take more than a month just to get the

cabinets from the manufacturer.

Tip 7: Avoid the domino effect. It’s easy for homeowners to fall prey to the domino effect - so watch out. This

happens when you have one room in the home remodeled, such as the kitchen,

and it looks so good that you want to have the living room done, then the

bedroom, then the bathroom. Before you know it, you have the contractor

working in every room in the house, If you’re looking to overextend your

budget, this is a great way to do it.

Tip 8: Manage your budget. You created a budget for a good reason - so stick to it. You don’t want to end

up short on cash and not be able to fi nish your project, and you don’t want to

end up so far in debt that you will regret ever making any home improvements.

Work with your contractor. He or she should know how much money you are

willing to invest in the remodeling project, and the professional can help your

job stay within cost.

Tip 9: Avoid over remodeling for your neighborhood.No matter how much money you invest in your home, there is only so much

that you will be able to recoup if you decide to sell it. So if resale is in your future,

know your limits. Check the real estate market to see what homes in your area

are worth. You will not increase the resale value of your home by remodeling if

your home is already at its maximum value for your neighborhood.

Tip 10: Know your rights. Before you sign any contract, be sure you know what is involved. Don’t blindly

sign any contract and sign away your rights as a consumer. A contract should

include a comprehensive description of the project, a payment schedule, a

timetable, and the types of products that will be used. The responsibilities of

the contractor and any subcontractors should also be detailed.

Before you let someone start demolishing or pounding at your home, you

will need a written contract for projects over $500. Remember, the legal

criteria for a contract is pretty low: an offer of something, acceptance of

the offer, and some sort of exchange of value, including mutual promises. How

do you protect yourself?

READ THE CONTRACT BEFORE YOU SIGN. As with any contract,

make sure you read and understand the entire document before signing. Even if

it does not look like an “official” contract, once signed it might be binding. If you

don’t understand it, take it to an attorney for review before you sign it.

MAKE SURE ALL THE CONTRACT TERMS ARE IN WRITING. Never sign a blank contract. Make sure the contract is as specific as possible

for the work to be done and the materials to be used. It is not fair to either you

or your contractor to make the contractor guess at what will satisfy you. If you

don’t specify the quality, quantity, weight, color, size, or brand name of an item,

you may not be pleased with the result. Since it’s your home, you may have to

live with the result for years.

MAKE SURE THE CONTRACT CONTAINS ALL OF THE TERMS AND IS COMPLETELY FILLED OUT. Be sure all the contract terms are

completely filled in and there are no blank spaces. You should specify who should

move furniture or personal belongings, how clean the job-site should be left on a

daily basis or at the end of the project, and whether there are any materials that

you might like to keep at the end. If you have pets or children, you need to think

about how they will interact with the construction and material storage.

IF YOU WANT TO CHANGE THE PROJECT, MODIFY YOUR CHANGES IN WRITING. If you want to change something during the proj-

ect, have your contractor prepare a written “change order” that clearly describes

the change in the project and any details associated with the changes, including

price, materials, completion time, or progress payments. If the change reduces

the work, make sure those changes are reflected in the total price of the contract.

Change orders become part of the main contract when they are signed.

MAKE SURE YOU RECEIVE A “CHECKLIST FOR HOMEOWN-ERS – SWIMMING POOL” IF YOU ARE INSTALLING A SWIMMING POOL. Your contractor must provide

you a copy with the signed contract.

You are also entitled to a plan and scale

drawing showing the shape, size dimen-

sions, and construction and equipment

specifications.

YOU HAVE THE RIGHT TO CAN-CEL. If you change your mind after

signing, you have three days in which to

cancel your contract. You must mail the

Notice of Cancellation to the contractor

before midnight of the third day after

signing.

MAKE SURE YOU UNDERSTAND THE FINANCIAL TERMS. Remod-

eling contracts must include the total

price, what work must be done to trig-

ger periodic payments, how much the

periodic payments will be, and whether

there is a cancellation penalty. Down

payments cannot exceed 10% or $1,000,

whichever is less. If there is a finance

charge, be sure the contract specifies,

in dollars and cents, the total amount of

a full-time, dedicated remodeling professional. NARI’s

certification program offers this assurance through its

extensive screening and testing process. Only full-time

remodeling professionals are eligible for certification

by NARI. You can be assured that any time you hire a

NARI certified remodeling professional, you are hiring

an individual who has made a strong commitment to the

professionalism of the remodeling industry and to his or

her business. And because remodelers are not eligible

for certification until they have been actively involved in

the remodeling industry for at least five years, you know

NARI has six distinct certification designations: CR (Cer-

Associate), designed for individuals who actively support

the remodeling industry as architects, designers, educa-

tors, manufacturers, publishers, suppliers, and consul-

tants. CRPM (Certified Remodeling Project Managers),

designed for the field personnel who oversee every

aspect of the project: customer satisfaction, personnel

management, administration, etc., while working on the

project or projects. UDCP (Universal Design Certified

Professional), designed for remodeling professionals

specializing in universal design. GCP (Green Certified

Professional), designed to recognize and identify re-

modelers who apply green or sustainable principles to

their remodeling projects. CKBR (Certified Kitchen and

Bath Remodeler), designed for contractors involved in

unique aspect of kitchen and bath remodeling. This cer-

tification qualifies specialists in the area of kitchen and

bath remodeling.

NARI offers annual recertification. All NARI certified

remodeling professionals must participate in a combina-

tion of continuing education, association activities, com-

munity service, and/or other industry related activities to

be eligible for annual recertification. These requirements

strengthen the individual’s skills as well as the overall rep-

utation and meaning of NARI Certification. In addition,

those who have held the CR designation for at least 10

years may apply for Master Certified Remodeler (MCR).

to know about remodeling finance:

How Much Can You Afford?This question alone is enough to strike fear into anyone’s heart.

The truth is not many people enjoy establishing a remodeling

budget-and many just don’t. Many homeowners prefer to call

a remodeling contractor and expect him or her to create the

budget for them, which is not the best way to begin. How do you

start off right? You can begin by taking these four easy steps in

the right direction:

Step One: Decide how long you plan on staying in your home. The length of time you intend to stay in a home will affect how

much money you should invest in it. If you are going to stay in

the home for more than ten years, you should spend as much as

you are able to create the home of your dreams. However, if you

are planning on moving in the near future, you should take care

not to over-build for your neighborhood. Look into the real estate

comparisons for your area and keep your investment in line with

the average home sales price. You don’t want to invest thousands

of dollars you won’t be able to recoup at closing.

Step Two: Make a list of all your debts. You should include any debts you pay on a monthly basis, such

as mortgages, car loans, credit cards, and any other items with a

fixed monthly payment. This list should not include payments for

groceries, utilities, telephone services, or other general expenses.

Call this list your monthly expenses.

Step Three: Determine your total gross monthly income. Include all sources of income that you would list on a loan ap-

plication.

Step Four: Complete the following worksheet to determine how much you can afford to pay for your remodeling project on a monthly basis. These formulas are used when the remodeling project is going to

be financed. Warning: Cash is not always the best option!

Step 1 - DTILenders use a simple Debt-to-Income (DTI) ratio to deter-

mine if a homeowner can afford the additional debt of a

remodeling project.

Each lender will approve loans at a specific DTI percentage

(most lenders will tell you what their set DTI ratio is, if you ask).

For example, if the lender accepts DTI ratios of 45 percent and

your DTI ratio is 30 percent, your loan would be approved.

However, if your DTI ratio is 55 percent, you would need to find

other financing options. Perhaps your lender offers debt con-

solidation loans that could reduce your DTI ratio, which brings

us to the next step:

Step 2 - The Maximum PaymentThe next step is to determine the maximum monthly pay-

ment you can afford for remodeling. Multiply your monthly

gross income amount by the lender’s maximum DTI allow-

ance, and subtract your current total monthly expenses,

excluding the estimated remodeling payment.

If the last line is negative, you will not be able to borrow from

Step 3 - ConsolidationIf your DTI ratio was above the lender’s accepted percentage,

or if your maximum affordable payment was too low, you may

want to consider a debt consolidation loan. This would incorpo-

rate your current debts into the home improvement loan. Not

only does this allow you to roll your debts into what may be a

tax deductible loan, it also provides one easy payment for your

debts and lowers your DTI percentage. In addition, the interest

rate on a debt consolidation loan may be lower, which will save

you additional money.
