PORTAGE - NEW MODULAR ASEPTIC PROCESSING FACILITY FOR PFIZER | PROJECT ID #: 2018-0EC6 The total project investment will take eight years to implement and is expected to be about $465 million. The proposed new facility is expected to contain 400,000 square feet comprised of two floors of 200,000 square feet each. Pfizer is currently seeking an industrial facilities tax exemption for the project.
TRAVERSE CITY - BREAKWATER DEVELOPMENT | PROJECT ID #: 2018-0DD4 Proposed is the construction of a four story mixed use building with a 2 story companion parking deck. The development designed by Studio Intrigue Architects will feature 77 residential units, 10,000 square feet of commercial space, a restaurant, and possible patio and boat launch. Developer, Innovo Development Group is planning to begin construction in September 2018.
GRAND RAPIDS - GRAND RIVER ASEPTIC MANUFACTURING EXPANSION | PROJECT ID #: 2018-0D7D Purchase agreements to acquire land on Butterworth Street, 100 yards from GRAM’s existing facility are expected to close within 90 days. The $35 to $40 million expansion will house a state of the art cleanroom space, including new isolator technology, and high speed, fully integrated manufacturing and packaging lines. Plans are to start construction during mid to late summer 2018.
GRAND RAPIDS - EXPANSION OF BETZ INDUSTRIES | PROJECT ID #: 2018-0C5B The planned expansion, currently in the conceptual stage, consists of a 35,000 square foot building and related parking areas, and a private access road which connects the Betz property to Walker Avenue and allows for future development. John W. Potter Inc. is the general contractor and Nederveld is the civil engineer.
MULTIPLE CITIES - CONNECT SOUTHEAST MICHIGAN TRANSIT PLAN | PROJECT ID #: 2018-0C6A The Connect Southeast Michigan Plan is a 20 year regional transit proposal that would expand the regional mass transit system connecting Ann Arbor, Ypsilanti, Wayne, Dearborn, and Detroit. If approved, it would be a 20 year, $5.4 billion tax proposal. The plans would add additional technology, new bus maintenance facilities, and enhanced shelters and transit centers.
CALEDONIA - LARGE SCALE WAREHOUSE & DISTRIBUTION FACILITY | PROJECT ID #: 2018-0D3F The 855,000 square foot warehouse and distribution facility will include 55,000 square feet of office space and there are plans for 2,709 parking spaces. BL Companies and Fishbeck, Thompson Carr & Huber are the design firms on the project and the developer is Seefried Industrial Properties. Plans are to start construction in June 2018 and have the project completed around July 2019.
KALAMAZOO - SIX STORY MIXED USE BUILDING | PROJECT ID #: 2018-0E4C The $10.5 million project consists of the demolition of fire station number 1 for a six story building consisting of office space, retail, and affordable housing. Byce & Associates Inc. out of Kalamazoo is working on the plans for the project. Hollander Development has the exclusive right to consider buying the properties until April 30th and is seeking tax credits for the project. Frederick Construction is the constriction management firm on the project.
OLIVET - NEW STUDENT & COLLEGIATE CENTER FOR OLIVET COLLEGE | PROJECT ID #: 2018-0F2D The new facility being designed by The Collaborative Inc. out of Ann Arbor will include a spirit shop, late-night dining facilities, gaming and casual seating areas, WOCR radio and The Echo student newspaper offices; and, highly functional work and entertainment spaces equipped with modern technology and resources. Funds are still being raised for this $11 million project and a firm timeline for construction has not yet been established.

WIELAND is
currently constructing
Willoughby Estates,
a 35-building multi-
family development
in Delhi Township.
The Brownfield property was previously
used for mining and manufacturing
operations and sat vacant from 2003 to
2016. To prepare for construction,
the site underwent a $3.2 million
environmental cleanup.
This $38 million project began in
July 2016 and has an anticipated June
2018 completion date. The 269 total
units will be a mix of 1-bedroom, 2-
bedroom and 3-bedroom apartments,
cottage homes and 2-story town homes.
Amenities will include covered parking
and garages, fitness center, outdoor
pool, dog wash, car wash and on-site
secured storage units.
Willoughby Estates will attract
young professionals and families with
spacious floor plans, modern furnishings
and appliances, green spaces and short
commutes to restaurants and shopping.
Residents will have direct access to the
Lansing River Trail which connects over
20 miles of paved trail to Downtown
Lansing, Potter Park Zoo and Michigan
State University.

Print Reading and Specifications is a basic level course that will teach the participants to navigate through a
complete set of commercial construction documents. The Course will also provide a review of the CSI
“MasterFormat: Project Manual Divisions (00 thru 49)” and will teach various methods of expressing a
commercial building in a drawing. This includes:
Cost*: GRBX or HBAGGR Members: $375 for an individual, $355 per person for 2 or more registrants

*To keep costs down we are providing used books that need to be returned to the instructor on the last day of class.

Last month’s winner was Jill Vander Meulen of Play Environments Design! She was the first to correctly guess that the building (pictured left) is The Alhambra in Granada, Spain!
The Alhambra was initially constructed in 889 AD as a Roman fortress; it wasn’t until the 1300s that it was converted into a palatial complex. The reconstruction was a massive undertaking that included six new palaces, numerous bathhouses, and a transition from a cistern water collection system to aqueducts.
The Alhambra is known for its intricate, geometric design motifs, which most notably inspired the artist M.C.
Escher to create his artistic tessellations of the plane.

Beacon Springs Farm sits
on 15 acres of farmland just
outside of Ann Arbor. As of
December 14, 2017, the
farmhouse on the property,
named Burh Becc after the
owners Tom and Marti
Burbeck, became a certified
Living Building by the
International Living Future
Institute.
The Living Building
Challenge (LBC) is a
green building certification
program that emphasizes the
importance of the connection
among nature, the built
environment, and its
inhabitants. Burh Becc at
Beacon Springs is the second
home in the world to receive
a Living Building certification.
Careful consideration of
everything from the building
materials to the overall
aesthetic were necessary to
contend for the title. All of
the wood used in project was
either reclaimed, salvaged, or
verified as locally and
sustainably grown by the
Forestry Stewardship Council.
Moreover, the LBC prohibits
the use of any materials that
contain toxic chemicals like
lead, mercury, formaldehyde,
PVC/vinyl, and certain
fire retardants, making it
especially challenging to
source mechanical, electrical,
and appliance products that
fit the bill.
The home achieves net-
positive water usage through
the combined use of a well,
a rainwater and snow
harvesting system, and low-
flush toilets. A tight thermal
envelope and tall cooling
tower minimize reliance on
heating and cooling systems
while a solar panel system
provides electricity and a
closed - loop geothermal
system supplies the home
with heat during winter.
In addition to energy and
water sustainability, the
project also tackled the
rehabilitation of the existing
land by restoring the oak-
hickory savanna native to the
area and by tending to the
exhausted farmland. The use
of permaculture farming
practices will reverse the
harsh impact of commodity
farming. This allows the land
to be returned to active use
to provide healthful food
options to the local
community, especially in
underserved communities
with limited access to fresh
produce.
The Burh Becc project
enlisted the help of a 20-
person design/build team
over the course of five years.
Today, the home is a
testament to the future of
sustainability and thoughtful,
innovative design. During the
year long LBC auditing
period, the home produced
over 25% more energy than
it used.
