Summary Terms of the Fund’s investmentsTHE INVESTMENT The Fund will make investments in a variety of real estate

opportunities in England, primarily in London and the South East. The focus is primarily on residential property, or projects that have a residential element.

SECURITY Investments are secured by prudential exposure to overall values, registered first legal charge over property where appropriate, as well as personal guarantees.

FEES & CHARGES There is a 1.95% annual management fee, plus a 25% performance fee to the manager.

The target return of 6-10% per annum is net of these costs.

MontelloThe Montello Real Estate Opportunity Fund is advised by Montello Capital Advisors Limited (“Montello”), part of the Montello group, which is one of the leading real estate financiers in the UK. The Montello group was set up in 2008 and has since established an exceptional track record in real estate investment, providing returns at or above its Funds’ target ranges. Montello manages more than £100m and its funds have consistently returned between 6.5% and 10.25%pa.

As well as an extensive deal referral network of professional practices (law firms, accountants, IFAs etc.), Montello has a substantial portfolio of ongoing and repeat business from property developers and entrepreneurs. The average deal-flow that Montello generates, is between £50-120m each month.

The Montello team consists of professionals from top-tier backgrounds in finance, property and law, and has significant industry experience in the property finance marketplace.

Montello Transaction AdvisorMontello will be advised by CBRE Indirect Investment Services Limited (CBRE), which is Authorised and Regulated by the Financial Conduct Authority and is a wholly owned subsidiary of CBRE Limited whose ultimate parent company is CBRE Group Inc., as Transaction Advisor. CBRE is a global leader in real estate services, and has a team of professionals based in their London office that is currently mandated to advise on assets totalling over £5 billion. In addition to advising on transactions that the Montello Real Estate Opportunity Fund will be involved with, CBRE will assist in an ongoing role of portfolio management and, where appropriate, with originating transactions for the Fund.

Investment Asset ClassThe Montello Real Estate Opportunity Fund invests in real estate opportunities, with a focus on the UK, and particularly on London and the South East of England. These opportunities include financing, joint ventures, direct and co-investment in real estate and associated securities and investments.

The rationale of these investment objectives is to ensure that the Montello Real Estate Opportunity Fund provides stable, consistent, high level returns for Investors, with limited volatility.

The objective is to generate strong and stable cash flows while preserving capital, with a target to achieve an average total return to investors between 6% and 10% per annum.

Christian Faes, LLB (Hons)MANAGING PARTNER

Christian Faes has a number of years experience in the private mezzanine and bridging finance industry. Christian previously ran a mezzanine finance business in Australia.

Christian is a qualified solicitor, and has considerable legal experience in a broad range of real estate, corporate finance and capital markets transactions. In Australia, Christian previously practiced as a real estate lawyer with Allens Arthur Robinson, and subsequently co-founded a boutique real estate and commercial law firm.

In London, Christian has practiced as a securitisation and corporate finance trusts lawyer with Clifford Chance, and then as in-house legal counsel with Deutsche Bank in their Corporate Finance group.

Education: Bond University, Australia; University of Western Ontario, Canada.

Qualifications: Solicitor, High Court of Australia.

Ian Thomas, BSc (Hons), MRICSPARTNER

Ian Thomas is a qualified Chartered Surveyor, with a degree in Investment and Finance in Property from the University of Reading. Prior to joining Montello, Ian worked for Ballymore Group, working within the acquisitions and disposals team, involved with the purchase of complex mixed use developments and investment projects in the UK and abroad.

He was involved in deal structuring, viability analysis and acquisition due diligence for complex multi phased projects. Before Ballymore Ian worked for SEGRO flexible business space specialists, he was involved in the design, planning, development and leasing of industrial and office projects throughout the UK.

Ian Sutherland, LLB (Hons), LLM (Hons)PARTNER

Ian Sutherland has significant experience in deal structuring, valuations and real estate financing.

Before embarking on his legal career, Ian interned at Goldman Sachs, Biddle & Co. and the World Trade Organisation. Ian is a dual qualified New York attorney and UK solicitor, who until recently worked with Ballymore Group, a leading international property developer. Prior to Ballymore, Ian worked as a solicitor with US law firm Wilmer Cutler & Pickering and UK firm Clifford Chance where he gained exposure to domestic and US private equity deals, capital markets transactions and litigation.

At Ballymore, Ian worked in the residential, commercial, legal and investment departments. Ian assisted on the negotiation of alternative investment structures including joint venture developments and complex financial modelling.

Education: Georgetown University Law Center; Trinity College, Dublin; European University Institute, Florence.

Qualifications: Attorney, New York; Solicitor, England and Wales.

Joseph Samuel, BADIRECTOR (FUNDS MANAGEMENT & DISTRIBUTION)

Joseph has significant experience in funds distribution and spent a number of years prior to joining Montello running the London office of a global funds management business, as well as capital raising for several property developers, fund of hedge funds and other alternatives.

He has managed distribution of funds globally, with a broad network of intermediary and institutional contacts and has traveled extensively to maintain this network, placing a strong emphasis on face-to-face business and relationships.

Joseph also has experience in fund structuring, including organisation and attainment of the requisite regulatory approval, having previously set up a Dublin registered UCITS equity fund in conjunction with Societé General, UK domiciled NURS and FAIF funds and of course Luxembourg SICAV-SIFs.
