OPPORTUNITY CASE STUDY MLK COMMUNITY HEALTH Trammell Crow Company connects healthy communities through healthcare solutions. MLK COMMUNITY HEALTH is a state-of-the-art 52,000 square foot medical ofce building in Willowbrook, CA. Designed by HKS ARCHITECTS and constructed by CONAM BUILDING CO., the project is the rst stand-alone medical ofce building developed as part of the $1+ billion transformation centered around the Martin Luther King, Jr. Medical Campus and Martin Luther King, Jr. Community Hospital. After re-launching in 2015, the hospital has become a showcase of how a safety net hospital can employ strategic thinking and new technology to serve the needs of the community. The new MLK Community Health Building mirrors the quality of the hospital as an on-campus expansion for outpatient services and provider care. Developed in a public/ private partnership with the County of Los Angeles, the medical ofce building is 100% leased by the Martin Luther King, Jr. Community Hospital. AS PART OF THE County’s mission to expand the MLK Medical Campus, the County of Los Angeles issued an RFP in 2016 for a developer to nance, develop, and lease a 52,000 square foot medical ofce building. After being selected as the winning developer, TCC secured project entitlement approvals, and helped Martin Luther King, Jr. Community Hospital program and design the building to support the adjacent hospital. SOLUTION MLK COMMUNITY HEALTH MEDICAL OFFICE BUILDING commenced in October 2018, with a turnkey delivery to the hospital in March 2020. The medical ofce building will provide valuable services to the Willowbrook community including an ambulatory surgery center, sterile processing department, outpatient provider care, wound care, telehealth, imaging, a retail pharmacy, and teaching space for community health education. MLK COMMUNITY HEALTHSHARED ADVANTAGEAS A COMMUNITY-BASED developer, TCC considers the value of sustainability and the broader impact our activies have on the environment. Projects are carefully mapped on environmental factors, as well as economics, wellness, social, transportation and governence issues. For each major project, including MLK Community Health, TCC develops an integrated sustainability plan that is environmentally sensitive and responds with industry leadership to these critical issues. MLK Community Health is seeking LEED Silver Certifi cation. Project highlights include:

LOCATION AND TRANSPORTATION MLK Community Health is near quality transit, producing 453 weekday trips and 234 weekend trips. The project also provides 6 EVSE charging stations for electric vehicles.

ENERGY ANDATMOSPHERE5% total energy cost savingson core & shell. No CFC based refrigerants utilized within the project.

SUSTAINABLE SITES High solar refl ectance has been created throughout the LEED Project Boundary, utilizing a decomposed granite, canopy shading for 250 parking lot stalls, and a low sloped white roof.

MATERIALS & RESOURCES 96.78% construction waste diverted through 6 waste streams.

WATER EFFICIENCY 78% reduction of outdoor water use and 27.03% reduction of indoor water use.

INDOOR ENVIRONMENTAL AIR QUALITY MLK Community Health is a smoke-free campus. Materials used for this project include low VOC adhesives, sealant, paints, insulation, and fl ooring.

COMMUNITY BENEFITS

MLK COMMUNITY HEALTH continuously supported the local community by hiring local. Throughout construction, the project averaged 45% local tier hiring and 15% targeted workers, keeping roughly 200 construction jobs within the Los Angeles community.

Trammell Crow's MLK Medical Office Building is LEED Silver certified under the U.S. Green Building Council's (USGBC) LEED for Building Design + Construction (BD+C) v4.0 rating system. LEED is an internationally recognized green building certification system, providing third party verification that a building was designed and built using strategies aimed at improving performance across all the metrics that matter most: location and transportation, sustainable sites, water efficiency, energy savings, stewardship of resources and sensitivity to their impacts and improved indoor environmental quality. Developed by the USGBC, LEED provides building owners and operators a concise framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. LEED is able to be applied to all building types, commercial as well as residential. It works throughout the building lifecycle; design and construction, operations and maintenance, tenant fit-outs, and significant retrofits.
