Dear Colleague:

Welcome to the Greater Washington Commercial Association of REALTORS® 2nd annual MealTOUR! Many of you have been a part of our past annual RealTOUR events which showcased dynamic properties in the Washington, DC region. Last year we added a twist – samplings from the hottest restaurants in DC - and turned RealTOUR into MealTOUR! We are pleased to present this event again this year featuring a walking tour of Metro Center area projects, as well as many exciting top Washington, DC restaurants.

We want to first thank our industry sponsors for their generous support of this event:

MealTOUR is just one of the many programs GWCAR offers the regional commercial real estate industry. From the renowned annual summit to our star-studded awards dinner which recognizes excellence in all aspects of the industry, GWCAR strives to bring exceptional and timely programs to our fellow commercial brokers and our affiliates. GWCAR is also an active community supporter as demonstrated through generous donations to organizations such as the Juvenile Diabetes Foundation, KEEN, So Others Might Eat, The Wellness Community, Martha’s Table, and tonight’s recipient, Miriam’s Kitchen. Additionally, we always give members and guests a chance to show a little “team spirit” and have a ball at our annual “sellout” golf outing. Further, your GWCAR staff and members continue to work and advocate on your behalf in many legislative efforts that impact the lives and business of our industry.

If you are not already a member, we encourage you to join and begin taking advantage of our association’s many educational offerings, like the Mentoring Program we launched this year with our very own GWCAR member and commercial real estate guru, Bruce Pascal. We are looking for the next generation of superstars in our industry, so we invite the young professionals, those 35 and under, to sign up tonight and take advantage of our Young Professionals Discount! The Young Brokers of GWCAR set the bar earlier this summer with their outstanding kick-off event, “A Night at the Shore,” and we expect more great things from this group in the months to come.

We are delighted that you could join us for the 2012 MealTOUR. Look for more great things from GWCAR in 2013 as we continue our tradition of being the only association that is “by the broker, for the broker.” Have a great time! Bon appétit!

Sincerely,

Moe Hamilton Mark Sullivan2012 President, GWCAR 2012 President-Elect, GWCARCushman & Wakefield Cassidy Turley

Project Description: The Warner is one of Washington’s most treasured landmarks. The award-winning office design by Pei Cobb Freed & Partners combines the historic Warner Theater with modern style and luxury. Anchored by its dramatic 11-story atrium lobby and the best roof terrace in Washington, the Warner Building is an unparalleled office environment for sophisticated office tenants.

The “next generation” Warner has arrived with exciting updates completed in Summer 2012, including:

• Renovation of the light-filled, dramatic atrium lobby

• New elevator lobbies and cabs• New Sky Terrace including

rooftop meeting space, outdoor fireplace, retractable awning and sleek new furniture

• New fitness center including state-of-the-art equipment and a spa-like design

• Entryway updates

Built in 1924 as “The Earle,” the original theater was a movie house

presenting live vaudeville shows and first run silent movies. In 1947 the theater was renamed in honor of its owner, Harry Warner, one of the founders of Warner Brothers.

In the 1950s, the theater was redesigned to feature “Cinerama”

movies and in the 1960s featured memorable films such as “Ben Hur,” “Dr. Zhivago,” and “Hello, Dolly!” After falling into disrepair in the early 1970s, The Warner Theater was revived in the late 1970s and featured a surprise small-venue concert by the Rolling Stones.

A landmark mixed-use development, Washington Center contains office, hotel, retail, and parking. The Washington Center office building consists of Washington Center West, a 350,000 rentable square foot, 12-story office building, and Washington Center East, a 36,000 rentable square foot, nine-story historically designated building, connected at the lobby level of the office complex. Washington Center East is one of the finest examples of terra cotta design in Washington. This Beaux-Arts style building offers 4,000 square foot floor plates, allowing smaller users to occupy an entire floor and enjoy the distinctive character and image of an historic environment within the grand-scale features and amenities of the larger Washington Center project.

Washington Center features:• Dramatic 12-story atrium• Direct connection to the Grand

Hyatt Hotel• Direct connection to Metro Center

via escalators in the main atrium lobby

• 9,000 square foot fitness center• Energy Star rated each year since

2007

The main office lobbies of Washington Center have recently undergone a major renovation designed by the preeminent LA-based firm Dennis Reedy Interior Design. The renovation features full-width glass entrance doors from the atrium to allow more light to flow through to the two-story office

lobby; new medium-tone Aniegre wood throughout the lobby and elevators; a new stone and wood lobby host desk to allow for greater visibility, new lighting throughout, and many other

upgrades. The focal point of the West lobby is a full-height waterfall at the end of the elevator lobby. The waterfall is designed to have a subtle cascading flow of water over rippled glass.
