FYI | QUARTERLY ASSESSMENTSLook for the 2nd quarter assessment invoice this month which is due April 1. You now

have the option to pay assessments online? You can conveniently and securely pay by

credit/debit card or e-check (PayLease charges a nominal fee for this service). Please

visit our web site at www.HRCAonline.org and click on “Pay Assessments Online” then

follow the instructions. Questions regarding your account, please call 303-471-8958.

The Wearin’ O’ the Green is upon us! We should also be seeing

more green in our vegetation by now, so take a moment to see if

Mother Nature has created any home improvement projects for

you before we get too much further along into the season.

BOARD ELECTION – March is the month for our Board of Director’s Election. This year

three seats are open. Our current Board Members, Directors Scott Lemmon, Christina

Caputo and Dennis Seymour, have resubmitted for their seats. District Delegate Shon

Payne has submitted his paperwork and will also be on the ballot. The election will

take place on March 18 at the delegate meeting held at Eastridge’s Gordon Von Stroh

community room. For more complete election information, please visit our web site.

STRATEGIC PLANNING – The board and staff of HRCA have been very busy the first

couple of months of 2014 putting a comprehensive plan together for the community. The

goal is to forecast out the next five years so that we can properly anticipate budgetary

costs for new capital; and repairing and replacing other equipment and facilities. The

board, in this year’s budget, began to put aside funds to eventually expend on these

projects. Together, with the staff, we are putting the final touches on the “Annual

Report” which will cover a number of important sources of information. This plan will be

presented to the HRCA Delegates and then be put on the HRCA web site for everyone

to view.

BE SAFE AND BE SMART - Each month we hear from the Douglas County Sheriff's office

about safety and our community and how we can help prevent unnecessary crimes. Here

are a few simple guidelines to help lower crime in our community, Keep your porch light

on overnight, keep your garage door closed when you are not in it, keep your car locked,

and don't leave valuables in view. By being diligent about these few items we can help

prevent crime in our neighborhoods.

IN MEMORIAM – Our hearts are heavy this month as we mourn

the loss of our friend and HRCA Delegate Kevin Kuybus who

tragically died on February 10 in an avalanche just outside of

Keystone. Our community will certainly miss him as our thoughts

and prayers go out to his family at this sad time.

SPRING IS IN THE AIR

With spring just around the corner, this is a good time to

take a step back and look at the overall condition of your of

property. If you are planning any improvements, be sure to

submit plans to the Architectural Committee for approval.

Submittals are accepted online at HRCAonline.org or by visiting

the Community Improvement Services (CIS) Office in the

Recreation Center at Eastridge.

WILL YOUR FENCE LAST ANOTHER YEAR

Our technicians regularly survey the neighborhoods. This spring, they have noticed a

lot of fences in disrepair. The Residential Improvement Guidelines require homeowners

maintain their fences. While the Metro District continues to replace and re-stain fences

along the major arterials, it may be a good time to repair and re-stain your own fence.

SPRING CLEAN UP

There are a number of outdoor spring cleaning projects that can spruce up your

property. A common problem is oil stains on the driveway. One method to get rid

of them is to pour paint thinner on the spot. Saturating the area should create an oily

residue. Then spread cat litter, baking soda, corn meal, or dry sand on the area. Allow

this to sit overnight, sweep up, and the spot should be gone. A number of Highland

Ranch homes have residue dripping from their siding. During the winter, moisture

freezes behind the siding. When the temperature begins to rise, the build up behind the

siding starts to thaw and drip and leaves dirty streaks down the side of a home. This is

a problem that can be washed off with soap and water, but needs to be attended too

prior to the hot days of summer.

ENERGY SAVINGS INITIATIVE UPDATE Having started construction this past December, we

remain on schedule, anticipating full project completion

behind the scenes, at night, and with minimal interruption

of the recreation centers day to day operations. Some of

our oldest operating units, critical to keeping our buildings

designed for maximum efficiency and energy savings. We can all appreciate better

lighting and improved air quality, as well as feeling proud of the fact that we are

doing our part to positively impact the environment. More information on the

initiative can be found on our web site home page.
