We are building part of the city’s future and it has alwaysbeen part of our vision to inspire the next generation to

aim higher and go further. This is why I’m proud to announcethat we will be partnering with local charity TDC (Trust forDeveloping Communities) to support their projects forchildren and young people in the city.

In some areas of Brighton and Hove, more than half of allchildren are living in povertyand the city has some of themost deprived wards in thecountry. We have alreadycommitted to giving every childwho attends a state school inBrighton and Hove a free visitto British Airways i360 onceduring their school career.

We hope our partnership withTDC can help make a positivedifference for young people inBrightonand Hove. The firststep in ourpartnershipis that wewill beauctioningsome of thegraffitipaintedhoardings from our construction site to raise money for TDC,which the artists – including local legend Aroe – have kindlyagreed to.www.britishairwaysi360.comTwitter/Instagram: @ba_i360Facebook: British Airways i360

I specifically recall walking through Portslade Old Village withNicholas Boles, the current Minister for Skills, when he was

attempting to become the Member of Parliament for Hoveback in 2004. He remarked that the top floor of the buildingthat was then home to Le Carbone would be his idealconstituency home if hewere to win in 2005.

What is the top floortoday is in fact anextension. The originalbuilding, constructed asPortslade Brewery in 1881by John Dudney, had a fineFrenchstyle roof with dormer windows and chimneys. It wasreplaced with an extra floor in the 1920s. So many changeshave been made over the years that exploring the buildingtoday, in its derelict state, is quite an experience.

Described as ‘cathedrallike’, Portslade Brewery certainlytowers above all around it. The yellowbrick sixstoreyVictorian structure, with its characteristic chimney andoutbuildings, certainly underpins the character of PortsladeOld Village. Many wonder what form the inevitable residentialdevelopment scheme will take. Seeing inside now was anopportunity not to be missed.

The 249ftdeep well is the stuff of local legend. It is stillthere and perfectly accessible. The room beside the base ofthe chimney is cavernous and coallined. An open lift shaftgoes from top to bottom, as does a rather hectic spiralstaircase. It is surprisingly tidy within, though paint peels offwalls, and whiteboards list daily office duties. I have yet to seethe roof and basement.

If the owners, Peker Holding, get their plans right, there ispotential to do something quite incredible. Once concernsabout parking have been addressed, they’ll be close enough. Ican’t wait to see the top flats – the views will be astounding.www.buildingopinions.com

The NHS, the Department of Health and the World HealthOrganisation all regard exposure to excessive mould as a

threat to health. That’s why the Housing Health and SafetyRating System (HHSRS) has classified mould as a Category 1health hazard. Living with mould can have a detrimental effecton the health which is why mould problemsshould be dealt with quickly and effectively.Paint isn’t your solution.

As tempting as it may be, heading for themouldy wall with a bucket of paint and a brush at handisn’t going to solve the problem. In actual fact, painting overexisting mould won’t kill it.

Painting over the mould is simply a waste of time and money,as mould will continue to grow, resulting in the continuousdispersion of mould spores. Even the thickest coats of paintwon’t mask your mould trouble. Unless you invest in a properand professional mould removal procedure, the mould will onlyjust continue to grow! Out with the mould!

MOULD SOLUTIONS specialise in mould removal, prevention and ventilation solutions. They can identify thecause, treat the mould and give you advice on how to keep youhomes healthy and mould free. For more information call MOULD SOLUTIONS on 01273 589689 or visit mouldsolutions.co.uk

Iam currently lying by a rooftop pool in Dubai. It is a dirtyjob, but one that I feel obliged to do if no one else has

the time... it is 11.30am and The Small Daughter is still inbed, taking teenage inertia to giddy new heights. Mind you, while I've been sleepingat night, she's beentoiling away on groupsnap chats with herfriends in the UK, whoare of course on adifferent time zone, three hours behind. I know because I woke up briefly in thewee hours to see her giggling face lit up by her iPhone inthe darkness. Still, she works hard at school, so who am I tocurtail her holiday activities? Besides, I am happy to beinstalled by a pool with no housework to consider.

Since I've been here, there has been a minor debacle withmy dwindling property empire in the UK, which I have noway of solving from here. In order to purchase my new flatin Havana, I'm having to sell one of my Hastings properties.Although I have sent two front door keys to the estateagent (admittedly the first one went to the wrong address) Ihave just received an email saying neither of them work. Ihave told them to borrow the key from my letting agent, which seems to have fallen on deaf ears.

I shall just have to console myself with another visit tothe tut emporium that is Victoria's Secret, the only lureguaranteed to raise the Small Daughter from her teenageslothdom. In a uturn perhaps indicating that contempt cansometimes breed familiarity, even I have purchased a newstrapless piece of pink scaffolding from said emporium andam threatening to have a ceremonial burning of the old onein our hotel room. The Small Daughter urged me not to “incase they think you're a feminist”. You can only imagine myresponse....

Writing for a glossy coloured magazine which is eyecatching and vibrant with real photographed

pictures has led me to this week to show you some late1920s early 1930s coloured posters, advertising the merits, convenience and beauty of buying a new house inBrighton's seaside suburb of Saltdean.

These adverts are awash with colour and an early style ofartist’s impression of what a new build area would look like.

The picture below is froma folded pamphlet whichdescribes what a fantasticplace it would be to live inand the benefits of still livingclose to Brighton – “Britain'sGreatest Seaside Resort”.Praise indeedconsidering itwas aroundthis time thatthe slum areaswere still inexistence inthe town andPinkie wasslashingpeople at theracecourse... anyway I digress!

The poster at the top of the column is probably one of mybest selling items in the shop and shows the proposedshape and semi rural design that pretty much exists today. We can age this by the fact there were no plans in the earlydays for the Lido, but the Oval shape was kept and greenareas mainly left as planned. Both of these posters are available to buy in the shop at 28Western Road Hove, [email protected]

Trans campaigner Katie Yeomans, speaks to Latest TV’s TimRidgway, about her incredible journey as she transitioned

from male to female. She’s now helping others in a similarsituation.

You have a remarkable story to tell and have been on quite ajourney! That's right, I'm 63 years old and I've always been gay, whichhas nothing to do with transitioning. Back in 2014 a friendinvited me to a fancy dress party and suggested that I dress upas a woman, so I agreed to do it for a laugh. I had neverdressed as a woman before, having had no inclinationwhatsoever. I really enjoyed dressing up though, it felt rightand I received some nicecompliments at the party. Afew weeks later, I started toquestion myself and mygender, so decided to popalong and see my GP, whoreferred me to a genderidentity clinic, based inExeter.

Once there I had threepsychological assessments, but after the first one theywere convinced that I amtransgender. After two more assessments, I was referred tothe medical team.

Can you explain to people who may not know exactly whatgender dysphoria is?The only way to explain it in simple terms is to say that it’swhen a person is born into the wrong body. I was born male, but in my mind and heart I’m female

That was in 2014, two years later you're now receivinghormone treatment? That's correct, I started my hormone treatment in July lastyear.

That seems like a very short amount of time. Having knownother trans people in Brighton, I know that the transition cansometimes take 20 to 30 years. It seems as though you justcouldn't wait to get the wheels in motion. Why was it soquick?I went to my GP and then I went to The Laurels clinic and bythen I knew it was the right thing to do. I had it in mind that ifthey didn't give me hormones at the gender reassignment

clinic, I would continue being Katie. Everything was great, Ihad lots of support both from the medical profession and my

family. I set myself goals in2015 and stuck to everyone of them. I changed myname in September 2014.The following year I wasissued with my UK Passportin my female gender, thatwas a huge milestone in mytransition.

What has the reaction been like since you became Katie?I have two sisters and a brother. One sister was fine, the othersister took a little while to get used to the idea. My brotherlives in America and has seen pictures of Katie, he's spoken tome on the phone and is fine with it. I consider myself to bevery lucky with family, as I know that many other transgenderpeople have problems and are not accepted.

I've lost some friends because they weren't prepared tounderstand or to listen. But I have gained an awful lot of newfriends. I live in Southsea in Portsmouth and am pretty wellknown in the community. When I had an article printed in alocal newspaper about my life story, I had strangers come upto me in the street in order to congratulate me.

You are already quite well known through your career, youwere a legal clerk at Crown Court?I was what they call a logger, so I used to take downproceedings and keep a written log. I did this job forapproximately 20 years and it was quite a high profile position.

What do you do now?I was made redundant two years ago, due to the fact thatelectronic equipment was introduced that could do my job. Iam now semiretired, although 2016 has been extremely busyfor me because of the campaign.

I started campaigning for trans awareness as I am passionateabout the subject and also because I have been very lucky incomparison to other transgender people, in terms of beingaccepted by my family and the community I live in. Noteveryone is as fortunate as me. The point I am making throughcampaigning, is to inspire others in my situation.

I want to tell them that yes, there are nasty people out therewho will call you names in the street, I actually had a pint ofbeer thrown over me in a pub. But you have to get up, dustyourself off and move on. If you don't, you’re going to live anisolated life, which may cause a lot of mental health issues.

I want to inspire other trans people to be proud of who theyare and not hide away in shame. I also want to inform thegeneral public, some people have never met a transgenderperson. I'd like to talk to them and explain why I'm Katie. I'vefound the response incredible and I feel positive about whatthe future holds. Find out more about the campaign by emailing Katie [email protected]

> Samer Bagaeen MRTPI FRICSThe South Down National Park dilemma

Last week’s plan to build on the border of the South Downswas rejected again. It was in this column some weeks ago

that I suggested a ‘Brexit’ for the Deans from Brighton andHove, so that the city can get on with the job of building themany houses that we need. I had taken heart from developer‘Lightwood Strategic’ appealing the original Brighton and Hovecouncillors rejection in January last year and have found itquite unfortunate that a planning inspector has also rejectedthe planning appeal decision this week, following a twodayhearing held in Brighton, in January. (I was present for part ofthe proceedings.)

The plans were opposed by the ‘Deans Preservation Group’of course and by Brighton Kemptown who would, unfortunately, oppose anything to do with development inspite of the party’s drive for building hundreds of thousands ofmore houses. Although part of the site has been identified inthe City Plan as being suitable for around 40 homes, it isunfortunate that Planning Inspector Peter Rose decided thatthe additional homes would change the ‘immediate characterand appearance’ of the site– hence the need forredrawing our city’sboundaries.

Elsewhere in the Deans, another developerhas appealed the councildecision to reject plans for32 homes on landneighbours want to see put back into the South DownsNational Park. This one involves the Hyde Group fighting adecision to refuse permission for 32 homes in Falmer Avenue,Saltdean. Hyde has a strong case given that the recentadopted City Plan by the council has affirmed that the land inquestion is in Saltdean at Falmer Avenue and is suitable for thedevelopment.

The city’s urban fringe assessment clearly underestimatesthe number of new homes that can be built on the edges ofBrighton and Hove and I believe that an alliance is needed tofight and undermine the presumptions in this document, puttogether by consultancy GL Hearn for the city. On a positivenote, it was uplifting to hear that businesses in the city haveagreed to fund the £1.8 million improvement plan in the heartof Brighton over the next five years, by renewing the BusinessImprovement District known as Brilliant Brighton. Good newsindeed.www.samerbagaeen.com

LETSRENT GUARANTEED

On the face of it who wouldn’t want a guaranteed rent? There are no void periods, no tenant troubles, no

maintenance malarkey and no need to worry about checksfor gas safety or credits. It’s attractive isn’t it?

Yet, when I talk to landlords, somewhere at the back of theirminds a small warning light starts to flash: it sounds too goodto be true – where’s the catch?

Usually it is assumed that the rent that is guaranteed will bebelow expected market rent. Of course, it will be: but this isn’ta catch.

It’s not rent that you need to consider but return oninvestment. And when you start totting up the hidden coststhat eat away at the revenue you actually receive from yourproperty it can be surprising.

Here are just a few of them:1. The cost of finding new tenants and carrying out credit

checks.2. The charges associated with maintaining your property,

fixing appliances and carrying out annual checks on gassafety etc.

3. Any agency fees that are due.4. The lost revenue associated with rent arrears and eviction

proceedings.5. The periods when no revenue is received as your property is

between tenants. There’s already quite a lot there that you must deduct from

your headline rent figure. But there is even more: how aboutthe cost of the time it takes you to manage your property orthe incalculable costs of the stress and bother that can beassociated with being a landlord?

Only once you have accounted for all this can you comparethe net profit of Khalil’s Rent Guarantee Scheme with thatheadline market rent.

If you have heard that there must be a catch in RentGuarantee Schemes maybe you’ll believe the landlords whoactually benefit from them. Here’s what they have to say aboutmy Rent Guarantee Scheme.

The accidental landlord“We moved out of our Brighton family home to live in Oxfordbecause of my work. We hope to return so we kept the houseon – but I don’t want to be a landlord! Khalil’s did everythingfrom the moment I handed over the keys. There was no needfor me to get involved – every month I glance at the bankaccount and my rent is there.”

Steve, Rent Guarantee Scheme landlord

The overseas landlord“I first invested in Brighton property when my daughter studiedhere. I now have five properties and Khalil’s manage them all. Iget a guaranteed income each month and my only trouble isfinding the next property to invest in.”

Jamal, Rent Guarantee Scheme landlord

The portfolio landlord“I’d reached that time in life when I wanted the money to keepcoming in from my flats and houses but I didn’t want the hassleof looking after them. I spoke to Ahmed who offered to helpout with one or two properties and it was quickly obvious thatthis was perfect for me. The rent is not only guaranteed it is100% troublefree. Khalil’s now looks after everything for me.”

George, Rent Guarantee Scheme landlord

The student landlord“There are so many students in Brighton so I chose to rent mycentral flat to them. Increasingly I found I was facing issueswith rent arrears and was having to find new tenants everyyear, if not every six months. Khalil’s Rent Guarantee Schemehas made my life easier and my rent regular.”

Helena, Rent Guarantee Scheme landlord

AUCTIONSNEW SEASON

Following on from the excitement and more importantly thehuge success of February’s ‘beat the stamp duty auction’

things have settled down somewhat although I am pleased tosay that strong demand is still very prevalent, so much so thatwe are delighted to once again be able to offer propertiesacross East and West Sussex.

I described February’s auction as a ‘beat the stamp duty’ sale, whereupon this auction I am thrilled to describe as a ‘qualityover quantity sale. By this I mean that it was always going to bemayhem squeezing many late entries into February’s auction asany announcement from the government that brings in newlegislation will always cause a stampede of everyone trying tobeat the deadline. And quite rightly so as there was asignificant amount of money to be saved thereafter; a period ofcalm and settling down always follows and as a result, we havefar fewer one bedroom investment flats in this auction but

more traditional investments. So what have we got for you

his time round? Well we havetwo unbroken and substantialmixed residential/commercialFreehold investment buildingsfor sale: one in BlatchingtonRoad in Hove that is a terrificopportunity that not onlyoffers a very attractive yield, but also offers immediateuplift potential together withsignificant breakup value.

Over in St LeonardsonSea, we are offering a landmarkbuilding in London Road, comprising of six flats with apub/restaurant on the ground floor fully let and also offerssignificant breakup value.

In Rottingdean High Street we have a two bedroom 4th floorpurpose built flat with direct sea views representing anexceptional investment. It is currently let to an Assured Tenant, however it is being offered with a discount of almost 50 percent of its vacant possession value and is able to produce arental income of just over £10,000 per annum.

Over in Eastbourne we have a good size single garage to therear of Willingdon Road witheasy access, whilst just a shortdistance from the town centrewe have a one bed flat withsea views offering an excellentinvestment opportunity. Backin Brighton, we have a groundfloor flat in need of someupdating and let to an AssuredShorthold Tenant that offers both investment and resalepotential.

In Littlehampton we have the freehold of a terraced propertycomprising of two selfcontained one bedroom flats, onevacant, one let. Just further west in Bognor Regis, close to thetown centre is a delightful vacant two bedroom cottage withcourtyard garden. Last but by no means least is Brooks LaneBognor Regis that comprises of a 14.5 acre site of open landthat has huge potential for a large housing development, subject to any necessary consents.

Once again, we have something in our auction for everyoneso please don’t forget to register your interest in plenty of timefor those lots you would like to buy and of course please do nothesitate to ask us any questions you might have. For full details on our auction please visitwww.psandb.co.uk/auctionforsale or call us on 01273 274014

The Green, Southwick GUIDE PRICE £1,200,000

Launch date 16th April- call us to book an appointment.A restoration project with period and charm and character in spades, The Hall on The Green in Southwick offers a slice of history with not just one, but twoblue plaque’s! It is a beautiful Grade II* listed flint-stone building, built in two halves, namely the The Hall and The Nether Hall. The former is believed tobe the original building, with the latter added at a later stage. The architecture would seem to support this theory, with The Hall having a more cottage-likefeel whilst The Nether Hall’s high ceilings and somewhat larger rooms have the atmosphere more of Regency period buildings. The blue plaques commemoratefirstly the artist Douglas Stannus Gray, a well-known painter of portraits, figure subjects and landscapes, who lived at the house from 1939, remaining there throughout the latter part of his life. The second plaque pertains to novelist and travel writer SPB Mais. EPC N/A
