Lot 1the land at Barns Heath Farm extends to about 235.70 acres (95.38 hectares) of predominantly Grade 2 arable land. access to the land is taken directly from the snarestone road. along the north eastern side of the holding runs the river mease which is designated as a site of special scientific Interest. Included in lot 1 are areas of amenity woodland and a wildlife pond.

according to the soil survey of england and Wales the soils are of the Hodnet association. these soils are described as reddish fine and coarse loamy soils with slowly permeable subsoils and slight seasonal waterlogging, and are suitable for the growing of cereals, sugar beet and potatoes.

approximately 186.53 acres of lot 1 is let on a 12 month rolling Farm Business tenancy agreement from 1st October 2016. a copy of the agreement is available from the selling agents. the occupation of the remaining land is unknown although it is believed to be under a similar Farm Business tenancy.

Lot 2about 0.83 acres (0.33 hectares) subject to a wind turbine lease in favour of Wind FX Ltd. the ground rent for the turbine lease is based on £20,000 per annum (rPI linked) increasing to £25,000 in year 6. the lease is on a 27 year term dating from 22nd december 2015. rents collected will not be apportioned. a copy of the lease is available from the selling agents.

DesiGnAtionsthe river mease is designated as a site of special scientific Interest. Buyers must satisfy themselves in regards to any restrictions this may cause to the future management of the property.

nVZthe land is situated within a nitrate Vulnerable Zone and will be subject to the usual restrictions.

BounDARiesthe Vendor and the Vendors agent shall do their best to specify the ownership of any boundaries but will not be bound to determine these. the Purchaser will satisfy themselves as to the ownership of any boundaries. the Purchaser of lot 1 shall be responsible for erecting a new boundary fence along part of the land to the south eastern boundary. the selling agent will provide the buyer with the Os data points for this boundary.
