    and with a view to the guidance of local planning authori t ies n the

    Planning ct 1990 n relation o buildings f special rchitectural r historic

    bays by straight oint n he masonry, nd by the use of crude ubblecorbels upporting he beam ends. The six ntervening ays arecharacterised y dressed uarter-round orbelswhich match hose oundon he bui lding 's est wall .

    The concrete round loor amps up to a slightly igher evel at thesouthern nd of he bui lding nd does not equate o the original loor evel .Corbels t the northern nd of the east wall ndicate hat he early groundfloorwas raised ver a basement hich was at a lower evel han hepresent oncrete loor.The original imbers f the ground loordo notsurvive ut hey were set slightly bove he evel of the present oncrete

    f loor. n he bui lding 's or th ast corner here s a br ick-l ined ump or wellfrom where water or he brewery was pumped.

    The upper imber loor structure s of softwood eams with rregular oistsand appears o be consis tent hroughout he bui lding, uggest ing hat hefive southern nd wo northern ays of the east wall have been etainedfrom an earlier tructure r structures. ing-post russes ave notched nstruts with ron stirrups t the eet of the king-posts. he loor rames arelargely ntact part rom he northernmost ays where he beams survivebut not he oists or floorboards.

    At the northern nd of the buildings gainst he west wall here s evidencefor a stair position nd n the loorof the owest imber loor here s a trapfor either a stair or a hoist n the ifth bay rom he south.

    HISTORY. he precise ate when malt ing nd brewing ommenced n hissite cannot be verified. here s a datestone f 1669 on the gable of thenorth wing of the brewery omplex acing onto Brewery ane but his sthought o have been eused n the C19. No brewery s shown on theDocton map of 1684.

    dated 1778. l t s depicted n plan as a C-shaped omplex f rangesgrouped round he north, outh and east sides of a yard opening n toBrewery ane on the west. The malthouse orms he arger outhernportion f the east ange as depicted n the Mackreth map.

    From around 1800-'181 the brewery was owned by John Proctor, fterwhich t was bought by the Walker amily of Preston. he brewery wasadvertised or sale or rent n he Lancaster uardian f 12 February 831and consisted f a 'brewery, malt kiln,warehouse, table, ards, and otherpremises'. n 1833 he brewery was n the ownership f a Mr Townley fBlackburn. round he middle ears of he C19 brewing ppears o haveceased or a time.

    About 1872 he site came nto he possession f the irm of Jackson &Yates who operated s maltsters nly. Towards he end of that decade hetitleof the irm changed o Yates & Jackson nd soon after his he

    business as extended ith brewing ecommencing nd new buildingsbeing added ogether ith some existing uildings eing converted ndothers emolished.

    In 1901 he archi tect . Arthur Deighton f Manchester repared lans,which were executed, or a major extension o the north side of the brewerycomplex.

    By 1969 an open yard between he malthouse nd Brewery ane had beenenclosed by the construction f a modern west wall and roofed over. Brickpillarswere builtagainst art of the malthouse's est wallas roof supports.The malthouse s thought o have ceased being used as such at anunspecified ate during he C20. Also at an unspecified ate n he C20 twas re-roofed sing asbestos heeting.

    In 1984 Yates & Jackson was aken over by Thwaites nd he brewery oldto Mitchells. itchell's eased brewing ere n 1999 but have continued seof a modern istribution arehouse n the northern art of the site.
