Introduction

NowadaysPolandisthefastestdevelopingregionintheCentralEurope,with

apopulationof38millionpeople,aneconomicgrowthof3,8%,aninflation

rateof2,6%andanunemploymentrateof12,3%in2010..

GrossDomesticProduct:PolandistheonlycountryinEuropetohaveavoided

recession in2009,with theeconomygrowing 1,7%thatyear,consolidating

thecontinuousgrowthofthePolisheconomyathigherlevelsthantherest

ofEuropeancountriessincetheyear2000.Economicgrowthfor2010reached

thelevelof3,8%.

Inflation:Theinflationrate,aswellasintherestofEuropeancountries,has

increasedsince the2ndhalfof 2007.Nevertheless, ithasbeenkeptunder

controlandtheyear2010finishedwithaninflationrateof2,6%.

Unemployment: After having the highest unemployment rate in history of

morethan20%in2002and2003,sincethentheunemploymentratehasbeen

loweredtoarateof12,3%in2010,withaslightincreaseoflessthan3%during

thelasttwoyearsofglobaleconomiccrisis.Ifwementionthespecificcaseof

thecityofWarsaw,theunemploymentrateislowerthan3,5%.

STRONGECONOMy

StrongPolisheconomyisthebestguaranteeofthevalueofinvestinginPoland.GDPgrewby1,7%in2009andby3,8%in2010,

whichisthebestresultfromamongstthenewEUmemberstates,beingtheonlycountryintheEUtohaveavoidedrecession

during2009.ThefavorablepictureofthePolisheconomyisalsoinfluencedbyinflation,orratherthefactthatitiskeptunder

control.Alowrateofinflationhasbeennoticeablesincetheearly1990s.Anotherresultofthepositiveeconomicchangesis

consumers.PolishcitizensformmorethanonethirdofthecitizensofthenewEUmembercountries,withitspositionbeing

FUTUREPLANS

OneimportantpointtooutlineisthefutureplansforPoland.ThegovernmentofPolandhasthetargetofjoiningtheeuro

currencyintheyear2012,whichwillresultinanincreaseofdomesticpricesandinabetteraccessibilityofforeignmarkets.

Also,Polandwillhostintheyear2012theFootballEuroCuptogetherwithUkraine,givingasaresultaboominconstruction

asthecountryneedstobepreparedforthiseventwithnewinfrastructuresandfacilities,withnewroads,hotelsandservices.

Ontheotherhand,anewplanforHighSpeedTrainhasbeenapproved,accordingtowhichnewHighSpeedTrainlineswillbe

OneofthestrongestsectorsinthePolisheconomyistheRealEstatesector.AccordingtoPolishandforeignanalysts,Poland

willbethemainlandofconstructioninEuropeduringthefollowingyears.AndthisisduenotonlytoRealEstatesector,but

alsoduetoPublicWorks,whichwillinvestgreatamountsinnewinfrastructures.Itisestimatedthat35.000millionEURwillbe

investeduntilyear2013,mostpartofitwillbefinancedbyEuropeanUnionfunds.During2007,Polandhasproventhatitisan

importantrecipientofcapitalfromtheglobalrealestateinvestmentmarket.

RESIDENTIALINVESTMENTS

TherealneedofapartmentsinPolandis,accordingtoofficialstatistics,1.500.000units,whathavemademanyinvestorstoput

theirattentiontothismarket,mainlyincitieslikeWarsawandKrakow.TheresidentialmarketinPolandseemsrelativelymature

comparedtoothercountriesinEU.Theyear2008sawthebestbuildingoutputperformanceinPolandinseveralyears,andthe

numberofcompletedapartmentsandhousesexceeded165.000,keepingthesametendencyin2009.Theyear2010sawaslight

decreasewith140.000apartments,butstillahighlevelofunitscompleteddespitetheworldeconomicdownturn,evenhigher

thanintheyear2007beforethecrisis.

WarsawdefinitelyremainsthelargestresidentialmarketinPoland.NotonlyisWarsawthecapitalcityofPolandinadministrative

terms, it is the country´s genuine economic and scientific hub and important transport interchange, both countrywide and

onaCentral-Europeanscale.OfficialstatisticshasitthatthepopulationofWarsawisaround1.7million.Inreality,however,

thereisanadditionalseveralhundredthousandpeoplelivinginWarsawbutnotregisteredasresidents,andyetanotherlarge

populationgroupinhabittheWarsawMetropolitanArea,outsidethecity´sadministrativelimits.Housingdemandstandsonis

strongfoundationslocally.

Warsaw´sdemographicconditiondefinitelyfavoursdemandforhousing.yearafteryearsubsequentagegroupsofthesecond

populationboomarestartingtheirprofessionallives.Therearenearly450.000Varsoviansagedbetween20and35.Moreover,young

peoplecomingtoWarsawinpursuitofhighereducationoragoodjobareaddingtothepoolofprospectiveapartmentbuyers.

Theconditionofthelocallabourmarketisstillverygood.Thisisevidencedmainlybytheincreasednumberofpeopleemployed

andthedecreaseintheunemploymentrateinWarsawtobelow4%.

SomeoftheeventsoftheEuro2.012beingorganizedinWarsawmayencouragethedevelopmentofitsmunicipalinfrastructure.

Thelocalauthoritieshavepromisedpromptconstructionoftheunderground´ssecondline,aswellasmajorinvestmentswith

In2007,thedemandofofficespaceinWarsawincreasedby20%,resultinginadropinofficespacevacancyandinariseof

rents.Afteraperiodofuncertaintyduringtheeconomiccrisis,sincethebeginningof2010thedemandofofficespaceisagain

ontherisetogetherwithanincreaseoftherentlevels.Accordingtomarketanalysesasignificantvolumeofthedemandfor

officescomesfromthefinancialsector,buttheproductionsectorandadvisoryservicesarealsoveryinterestedinexpanding

theirspace.Inthesecircumstances,newtenantsarewillingtosignleaseagreementsforlargerofficespacebearinginmindthe

futureexpansionoftheirbusinessandthattheyarereadytoacceptrisingrentsandsmallerincentives.

OfficestockinWarsawgrewby269.000m2in2009toalmost3,25millionm2.Newdeliveriesin2010addedafurther185.000m2.

Non-centraldistrictscontinuetodelivermostofthesupply,withAvenueJerozolimskieandthedistrictofMokotówaccounting

forover75%ofthecompletionsplannedfor2008and2009.
