Recently on NBC’s “Today” show, Denver was selected by one of the nation’s top real estate pundits to be “the #1 real estate market on the way to recovery.” Denver was chosen for its job growth potential, a growing population, good weather, lots of first-time home buyers, no overbuilding of condominiums or office space, vital downtown where people can live without a car, a well educated population and number of foreclosures down earlier than other cities. Denver beat out Raleigh, NC; Austin, TX; Seattle, WA; and San Francisco, CA, for the top five cities. Also, S&P/Case-Shiller’s and CNNMoney.com have highlighted Denver as one of the top cities in the nation.

At the end of May, Denver’s current inventory for single-family residences and condominium’s totaled 20,734 compared to 26,333 in May 2008. This is a 21% reduction on a year-on-year basis for the month of May. There is a 5.7 months supply of unsold single-family residences and condominiums. The average price for a single-family residence and condominium is $262,066 and $172,454, respectively.

Sales in the lower price ranges, which are attractive to first-time homebuyers, are boosted by the federal government’s $8,000 tax credit for first-time homebuyers. The federal tax credit will expire December 1, 2009. Depending on the type of loan, the tax credit may be applicable for real estate related closing costs.
