Wow, the month of May, even with 31 days, sure seemed to fly by! In addition, I think we can all agree the past few months have given new meaning to the words Information Overload”! On that note, Id like to share a bit more with you. The Coronavirus pandemic continues to impact the real estate industry and the economy in general. We have seen many changes in the way we do business. We have evolved from a Stay at Home Orderto a Safer at Home Orderand by the time you read this newsletter I am not sure what type of order we will be governed by, if any? In any case, the following link to NAR Coronavirus: A Guide for REALTORS®is still a fantastic resource for up-to-date information for you and your customers: https://www.nar.realtor/coronavirus-a-guide-for-realtors May 2020 was a historic month for the NAR Board of Directors who hosted the first ever virtual REALTOR® Legislative Meetings! I imagine all of us are experiencing many historic firsts, as well as participating in a fair share of virtual meetings! The 2020 Conference Sessions were free and open to all REALTORS® and they were all about helping you and your business during these turbulent and uncertain times. I hope many of you were able to attend. Below is a link to the Session replay which is available through June 15, 2020. https://2020.legislative.realtor/sessions/ Finally, a few other items from the Session that are especially noteworthy. 1. Members wont see a NAR dues increase in 2021. 2. Brokers will be able to get MLS data feeds of their own listing content. 3. NARs 2021 officers were chosen via remote election for the first time. We will continue to host the monthly Membership Meeting on June 11 th via Zoom. Mays Zoom meeting was well attended—even without the burritos! Our guest speaker for the June 11th meeting will be CARs legal counsel, Scott Peterson, Esq. who will be sharing legislative news and best practices as we continue to Open Upthe State and our businesses. Please feel free to contact myself or Debbie if you have any specific questions that you would like him to address. With the limited time, it would be nice to be prepared with a list of concerns to which he may be able to respond to. As always, stay focused and give to RPAC. During these times we all need to give a little to keep receiving a lot from NAR, CAR and LBAR. Stay healthy and keep doing what we all love to do. LOCAL Larimer County Safer at Home Implemented April 27: Larimer County transitioned to Safer at Home orders on April 27. According to the County’s guidelines, showings are allowed but homes must be cleaned and disinfected between showings. Open houses are not allowed. Real estate and other field service professionals must follow the State’s guidelines on social distancing and the use of personal protective equipment (PPE). https://www.larimer.org/health/communicable-disease/coronavirus-covid-19/safer-home-phase-covid-19-pandemic-larimer-county-0 County Reschedules NISP Hearings: The Northern Integrated Supply Project (NISP) 1041 permit application submitted to Larimer County by Northern Water was judged complete by Larimer County staff on March 18, 2020, with Northern Water also notified on March 19th. Public hearings were tentatively scheduled to begin in May with the Larimer County Planning Commission and have been postponed to accommodate the health department’s public events guidelines given the COVID-19 emergency. The first hearing is scheduled before the Larimer County Planning Commission at 6 p.m., June 24, 2020 in the Larimer County Courthouse Offices Building, 200 W. Oak St., Fort Collins in the First Floor Hearing Room. The first meeting will be dedicated to staff and applicant presentations only. Public testimony will begin on July 8. The Board of Larimer County Commissioners will hold their first hearing on the matter at 6 p.m., on August 17, 2020 in the Larimer County Courthouse Offices Building, 200 W. Oak St., Fort Collins in the First Floor Hearing Room. NATION FHFA Delivering Certainty: On May 14 National Association of REALTORS® President, Vince Malta, issued a statement of appreciation after the Federal Housing Finance Agency unveiled a new repayment option for homeowners struggling financially in the wake of the COVID-19 pandemic. You can get involved by answering calls to actions, volunteer on LBAR or CAR’s political committees and by donating to REALTOR® Political Action Committee (RPAC).

Volunteer for a Committee Participating on a committee provides you with the opportunity to test and expand your leadership skills as well as increase your professional contacts. LBAR and CAR have numerous committees, task forces, and work groups that you can lend your experiences.

proposal, Fannie Mae and Freddie Mac will offer borrowers currently in forbearance the ability to repay missed principle and interest when their home is sold, refinanced or at maturity. The FHFA’s new program creates “payment deferral option for borrowers.” Payment deferral takes the missed mortgage payments and puts them into a payment due at the sale or refinancing of the home, or at the end of the loan. The borrower's monthly mortgage payment will not change. Mortgages that exercise the payment deferral option will remain in Enterprise Mortgage-Backed Securities, subject to the terms of the trust agreements. However, the borrower is responsible for taxes and insurance while in forbearance.

Not only will this course meet your COE requirement and provide 3 CE credits, but a portion of proceeds

will go towards CAR’s REALTOR® Foundation, so you’ll also be helping Coloradoans in need find

affordable homes…. All at the same time!

This course will be instructed by two of your favorite Colorado Real Estate Attorneys – Scott Peterson,

CAR’s General Counsel, and Damian Cox of Cox Law Firm. Scott and Damian will take students on an

interactive journey with case studies of real-life scenarios.

IMPORTANT! Due to DORA regulations for Online Distance Education, in order to receive CE credit, attendees

must be present for the entire session. Attendance will be monitored through the case study poll questions that will

be posted throughout the session. Attendees cannot miss ANY of the poll questions to qualify for CE. A 15-minute

break is built into the schedule, so please plan to stay present for the entire session. Staff will be using reporting to enforce

In November 2019 NAR approved MLS Policy 8.0 - Clear Cooperation. IRES MLS implemented this policy with a new Coming Soon status. This status, used when creating a listing, can be seen anywhere listings are displayed in IRESis.com, MySite and ColoProperty.com®. IRES MLS rules and regulations require a listing which is publicly marketed (as defined by NAR's Policy 8.0) must be submitted to the MLS within 1 business day. The listing can be added as either an Active listing or a Coming Soon listing. When selecting Coming Soon as the status, the listing will auto-update to an Active status on a date specified known as the Go Active Date. This date is any time within 7 days of entering the listing into the system. These listings are searchable inside the system as well as through Prospects & MySite, and on ColoProperty.com®. Coming Soon listings do not syndicate to other listing sites until they convert to Active.

Coming Soon and Inventory Report & My Listings Coming Soon listings are included in Inventory Reports and My Listings. It is visually represented with the color purple and abbreviated to CS.

Coming Soon and Listing Search Coming Soon listings only apply to IRES MLS at this time. We do not capture Coming Soon listings for data share. This is available any place the Basic Criteria tab appears for a search (Listing Search, Prospects, Hotsheets, Inventory, and Stats-Custom).

Coming Soon and Listing Details Easily identify the Go Active Date on Listing Details for My Listings, Cart Manager, Report Window, and MySite. Showings cannot be scheduled while a listing is in Coming Soon status. Showing instructions will not display until the listing is Active. Open houses will only show on or after the Go Active Date. Coming Soon and Prospects Coming Soon listings are available for Prospect searches and will send to MySite. The status will need to be intentionally includedin the search for Coming Soon listings to be sent to clients.

Coming Soon and Add/Edit Listings When entering a listing for the first time, the Coming Soon status will be available for Residential Detached, Residential Attached, Vacant and Income properties. Coming Soon listings are eligible to go directly to Active, Pending, Sold, or Withdrawn statuses. NOTE: Listings cannot revert back to a Coming Soon status. Use caution when withdrawing or manually activating Coming Soon listings. They cannot be Coming Soon again with the same office and same agent for 30 days. While showing information is required when entering a Coming Soon listing, that information will not display until the listing is in in Active Status. Open houses can only be scheduled after the Go Active Date. Syndication options are required to be specified when entering a Coming Soon listing; however, the listing will not appear on the specified syndication sites until the listing is Active. Coming Soon listings will appear on ColoProperty.com®.
