Location / Descriptiong The site is situated on the west side of New

Lydenburg Street, within the Charlton Riverside Industrial Area. The surrounding properties and land are predominately in industrial and storage uses. The land for sale is rectangular in shape and extends to 0.57 hectares (1.4 acres). Along the eastern boundary of the site are a small two storey office building and a long rectangular steel framed warehouse. The rest of the site is given over principally to storage and sorting.

g Charlton Riverside is in south east London, situated between Greenwich Peninsula and Woolwich. Much of this stretch of the south bank of the Thames is dominated by industrial and retail parks, with residential uses occupying most of the riverfront east of the Thames Barrier Industrial Area to the east towards Woolwich.

g The site is well served by public transport with Charlton Station approximately 0.6 kilometres (0.4 miles) to the south west, providing direct services into London Bridge (15 minutes) and Charing Cross (26 minutes). Journey times to Canary Wharf are approximately 24 minutes, with connections to the DLR at Greenwich station. Woolwich Arsenal station, 2 stops east from Charlton, will provide Crossrail services, which are expected to run from 2018. Regular bus services run along Woolwich Road (A206), which is 0.3km (0.2 miles) south of the site. Woolwich Road (A206) continues east to connect to the M25 and the national motorway network at Junction 1a at Dartford.

g This part of London is witnessing significant regeneration and benefiting from investment in infrastructure projects including Crossrail. At Greenwich Peninsula approximately 10,000 new homes are expected to be delivered and there are a number of significant developments coming forward in Woolwich.

PlanningThe site is located within the Royal Borough of Greenwich (RBG). The buildings are not listed and the site is not within a Conservation Area. There is no relevant planning history related to the site.

The RBG Local Plan identifies Charlton Riverside as a Strategic Development Location and a Key Feature of the Borough’s spatial strategy is the:

“Creation of a new mixed use urban quarter at Charlton Riverside incorporating around 3,500–5,000 new homes by 2031, which will involve substantial release of under-used industrial land and intensification of employment on remaining land.”

The RBG Local Plan states that tall buildings may be appropriate in the area. Charlton Riverside is identified in the London Plan as an Opportunity Area for mixed use development with significant capacity for jobs and new homes.

The Charlton Riverside Masterplan SPD was adopted in April 2012 and outlines more detailed principles for how the area will be redeveloped. The site for sale is towards the centre of the area identified for residential led mixed use development.
