This brand new program has been developed for IFPI Ltd. by Bernard Williams and Malcolm Lay - authors of 'Whole-life Economics of Building Services'. 

COMBICYCLE' 'enables users to predict the whole life costs and sustainability of any building type before a single line has been drawn ' and then at any stage in the design process.

It may be used to set budgets and to give both the Employers and their designers best-performance targets against which to testsubsequent design proposals. With COMBICYCLE' you can see the cost effects of different design and facilities management strategies in respect of•Maintenance•Quality of manufacture•Specification of components•Performance requirements etc.on the costs and sustainability of all the components and systems over any period you wish to choose.

About

It is intended to make COMBICYCLE' universally available and internationally applicable. To this end the tool will be dialled up on a pay-as-you-go basis from any developed country by any user.

COMBICYCLE' ' will also used as a teaching aid in one of IFPI's in-house Training Programme modules whereby users can learn about whole-life issues whilst testing one or more of their new projects for cost and sustainability against the program.

At present this superb tool is only available as part of a consultancy offering but it is being web-enabled for users to access and operate independently - available October 2011.

Technical Enquiries

The program is hosted on a very secure stand alone dedicated linux server running apache; the application is written in PHP using mySQL databases.

The set-up is as follows: User Browser and server hosting the PHP source code and Firewall and 1 server hosting the database.

Questions regarding the functioning and updating of the program will be dealt with direct by the program’s designers.

Having selected the category you then need to purchase the licence. You can do this by credit/debit card if you wish or IFPI will invoice you following a direct application by telephone or e-mail.

Calculating the licence feeThe licence fee is pre-set according to the Gross Internal Area (GIA), the number of users who will have access to the program for the project and the scope of the Licence. The Licence is either for 1 month (Level 1) or 1 year (Level 2) with options to extend from Level 1 to Level 2 with full credit for the Level 1 fee.

Selecting the Licence LevelLevel 1 is best for users who merely want to carry out feasibility studies on alternative design strategies before committing to a full Project Licence. You have a month’s use of the program so there is plenty of time to use it for the early stages. Level 2 is for when you are sure the project is going ahead: use it right through design and construction development – and beyond if you have the time.

You can go straight ahead and purchase your Licence for the figure quoted or see what other Licence options will cost. The cost of increasing the numbers of users is not in direct proportion to the numbers involved and may be a better – value option for larger projects. Unless sure you will want the program for more than a month go for Level 1 in the first instance ; you convert to Level 2 later if you want to.

Create a new projectHaving completed the purchase you are ready to set up the details of the project you are planning to build. When you select ‘New Project’ you will be asked to name the Project and the Building to be surveyed – see next screen.

Naming the projectThe GIA is automatically introduced from the details given on the Licence application. The text on the screen explains what you may and may not do here. After naming the Project and Building you will be taken straight to the General Data Entry screen

General Data EntryAt this point you are now just ½-hour or so away from having a full-blown whole-life cost and sustainability prediction of your selected building. But first you need to provide some simple but very important information about the sort of building you are planning. The program will then calculate the quantities and costs based on the Default building specification and the data you provide here.

Physical DimensionsThe first folder requires you to provide the program with sufficient indicators of the probable shape and nos. of storeys etc. to generate a reasonable projection of the quantities involved in constructing each of the building elements. Most of this data may be updated in later surveys so you don’t need to worry if you don’t have the precise details to start with.

The GIA is automatically introduced from the data you provided at the Licence application stage. You may not change this by more than +/- 10% without the formal permission of the Licensor but all the others may be adjusted in later surveys.

Geographical dataThe Location is fixed once you have inserted it – again the Licensor will not refuse a reasonable request to allow you to alter it. The regional cost index is shown and this can be overridden.

The effects of orientation will be included in the next version of CombiCycle as will the effects on the external services of the distance from the boundary – i.e. in the External Works and Services element.

Occupancy dataThe effect of the numbers of users, contractors, visitors etc.in the building on the extent of services, cleaning etc.will be incorporated in the next version of CombiCycle . However the ‘hours in occupation’ is already functional and adjusts the predicted amount of energy consumed and the maintenance and cleaning of the building.

Design attributesThe performance level pre- selected in the Default survey will be typical for a building of the category chosen. By altering this you raise or lower the performance of every component; where this impacts on cost, maintenance, energy consumption etc. the program automatically makes an appropriate adjustment.

Refining the fm predictions – work in progress.

The prototype version of CombiCycle sets the maintenance, cleaning etc.at the same quality and cost index as you selected for the building itself. This is already adjustable for each component but the upcoming Version 1 of the program will allow you to set these factors independently in a folder dedicated to each of the facilities services. You will also be able to override the assumptions by Element, Sub-element, System or Component.

Key analysis detailsYou can set all of these factors where they are ‘live’- as they will be future versions of CombiCycle. The ‘Preliminaries’ on new construction (and on replacement in the next version) may be set as a percentage here; however the Preliminaries have been included in the same format as the other building elements in the upcoming Version 1 of the program enabling you to select options and quality.

Fail-safe navigationCombiCycle is designed to be very user-friendly and that includes making sure that you don’t accidentally navigate away from a part of the program you are working with. You navigate through the General Data Entry folders using the menu (top-left); each topic turns from blue to red as it is addressed and you get this warning if you try to navigate through the menu using the ‘next’ tab.

The Default resultAs soon as you have completed the GDE folders and clicked ‘next’ you are taken immediately to the Results screen. Here the program displays the complete set of whole-life cost and sustainability predictions based on the typical Default specification and the particular data you have provided in the GDE folders. (This screenshot actually shows a later survey by the user based on this Default ).But this is just the entry-point to a far more detailed set of analyses instantly available.

Navigating Results ScreensHaving reviewed the overall results you now have 3 further options: the Element Review, the Cashflow Review and Survey Management. Selecting Element Review will take you to an Elemental Analysis of the cost and sustainability predictions relating to those results. Remember, at this stage you are still reviewing the typical Default specification but it is now framed in the bespoke data you entered on the GDE page

Elemental Cost Analysis – Primary Elements etc.The Superstructure Elemental Cost Analysis opens up at Group Element level from where you can explore in depth by cascading through the options available.

You can keep going right down to the full component level reviewing one topic at a time as you go or go directly to the hierarchical analysis where you can see the whole picture in one place – albeit a lot of it and less easily navigated. Again you can export to Excel for ease of access to the detail and easier navigation

Elemental Cost Analysis – Group ElementsThe Elemental Cost Analysis opens up at Group Element level from where you can explore in depth by cascading through the options available. Totals may be viewed either in full as shown here or per sq.m GIA – or both together. The Element headings are given on both sides of the screen for ease of viewing what is indeed a very large amount of data. You can always save it to Excel (not the functionality of course!) for ease of reference and exporting data.

Component environmental analysisThe Embodied Energy per component in each element is shown on this part of the analysis together with the predicted CO2 emissions and its contribution to the Building Sustainability Rating /10. Version 1 will show a Rating at each level in the hierarchy as well. The quantity of each component as predicted by the program is also shown. Other systems are able to calculate the CO2 values for individual buildings but CombiCycle does so for any building of any shape or size more or less instantaneously. Clearly this makes sensitivity analysis a quick and straightforward task – as well as a very accurate one.

Survey Management – 3 choicesAt present you only have the Default survey to work with but you will obviously want to see what is going on in it. There are 3 options to open up the Default survey: Copy and Edit, View Results (i.e. back to where you just came from) or View Answers. Edit & Copy lets you set about adjusting the specification to your specific requirements; it also saves the Default and gives your new survey a title.

Reviewing the Primary Elements in a Group

Here we have clicked on the Primary Element Wall finishes within the Group Element Finishes Internal. This screen reveals all 3 of its Primary Elements. The 100% figure against each indicates that each Element is fully present across the whole of the GIA. This would normally be the case unless all or part of the building was left in a completely unfinished state in which case the percent would be different ;or the user may change it – BUT NOT HERE. Otherwise, to delve further and adjust the quantities and basic resource drivers currently impacting on Wall finishes click on Wall finishes.

Adjustments to be made at the Primary Element level

Normally the only adjustment to be made here will be to the quantity of the Primary Element; the other options in the Navigation Pane here are for use when users want to take a broadbrush overview of the impact of changes in assumptions for these topics across the whole element.

The Primary Element is where the basic factors affecting the quantities of every component in the element are displayed and may be adjusted. To delve further click on Element EQF Adjustment

Reviewing/adjusting the Primary Element quantities

Many of the quantities adopted in the Default survey stem directly from the information included at the General Data Entry page; others come from quantity factors built into the survey based on typical designs for that type of building. Here we are about to enter the Wall finishes Element; note that it is in green as it has been selected to view and Maintenance Assessment is in brown as it has already been inspected. Note also that this menu is available at every level in the Elemental hierarchy so you can adjust Default or edited quantity assumptions at any level.

Reviewing the Element Quantity Factor (EQF)

The Element Quantity Factor is the ratio of the area of the element to the GIA. The factors used by the program to calculate the quantity of Wall finishes are displayed here. The EQF’s of the External Walls and the Internal Divisions are copied down from the calculations for those elements. In this prototype version you cannot adjust those other EQF’s here – you have to go back into their folders to do so. However, in Version 1 this will happen automatically

View selection of Sub-elementsThe Wall Finishes Element (unusually) does not have separate Sub-elements so the title carries through to that level in the hierarchy. The Wall Finishes Sub-element has been selected at 100% which means that it is present in its entirety to fulfil its function within the building. You cannot adjust either of the percentages on this screen. To do so, or to make other fundamental adjustments to current assumptions in this Primary Element, you need to open up the Wall finishes folder as shown above; or you may start amending at Sub-element level by clicking on Wall finishes.

The Wall Finishes Sub-elementUsing the Sub-element filter you may now click on the link to Wall finishes Sub-element to find out what has been pre-selected and the quantities thereof. The 100% pre- selected for the Wall finishes Sub-element means that it applies to the whole of the GIA in the currently viewed survey. It would be unusual for it to be otherwise but once the percentage has been selected the area of finished wall is generated by the program. How the program knows the quantities was explained earlier.

By clicking on the Wall Finishes Sub-element you can access the part of the model where the original quantity selections were made. You could see from the previous screen that 100% had been selected and when you are in the Copy and Edit mode you have the opportunity to change the preselected assumptions to fit your own requirements. You probably will not want to alter this one though.

Within the Sub-element Wall finishes there are 2 Systems – Wall base applied and Wall finish applied. They have both been selected at 100% which means that each system applies to the whole of the area of Wall finishes calculated for that element. Again although you can see the Selected Percentages of each of these Systems you have to go into the System folders to alter them. Also, at this stage you can review and adjust the actual components included in the Systems.

Reviewing the ‘Wall finish applied’ System

You can now find out what was in the Wall Finishes by way of Wall finish applied. Clicking on Components tab a filter drops out of the Systems heading allowing you quickly to select the System you want to review. This opens up the ‘engine room’ of the CombiCycle program where all the built-in features affecting the whole-life cost and sustainability result may be explored and adjusted by the user as required.

In this survey the pre-selection is for 90% of the Wall finishes applied System to be Decoration only and 10% to be Ceramic tiles. The program has already calculated the area of the Wall finish applied System so this apportionment has applied quantities to each type of finish. The prototype model has an adequate menu of the more common types of building components but is a long way from being exhaustive - further specification options will be available in forthcoming versions of CombiCycle.. Again, these quantities cannot be altered on this screen so you must click on one of the headings…

Accessing the specification and performance data

By simply clicking on any of the components in the ‘ Wall finish applied’ System - e.g. Ceramic Tiles as shown here – you can open up the Components Selection screen. This is where the Systems are analysed into the quantity to be allocated to each component and from where you can open up the Specification Adjustments folder.

Note that the total may neither exceed nor be less than100% . Any areas not having applied finish will have been omitted by the percentage of the Wall finishes Sub-element ascribed to ‘Wall finish applied’ in the previous stage of analysis. You will be barred from exiting until this is correct. Next you can open up any folder to review and adjust the performance characteristics.

The default component unit rateThe first section shows the price per sq.m. used in the program for the component – in this case the Ceramic Tiles. This is the base rate adjusted to reflect all the bespoke conditions you set on the General Data Entry screen e.g. quality, location, date etc. Professional cost consultants may wish to alter this rate for reasons of their own but have to leave behind a valid explanation as to why.

Viewing the selected performance factors

The pre-selected thickness may be varied; this will change the price and any environmental factors depending on the weight of the material. The Functional Performance and all the other factors in this section are pre-set by the overall Performance level you chose on the GDE screen. Each may be changed here by selecting an alternative level from its drop-down menu. Many of these factors interact within the program e.g ‘maintenance’ and ‘manufacturing regime’. Viewing the life-cycle assumptionsOne of the many unique features of CombiCycle is the intelligent assessment of the likely life-expectancy of components; this is based on the risks to which they are exposed and the risk- containment strategies adopted by the developer. The ‘typical’ life expectancy is built into the program as ‘average’ but the ‘Risk Analysis Factors on this screen may be assessed on an ad hoc basis and will affect the outturn. You may either accept the program’s calculations or put your own prediction in – but you must say why you have chosen to overrule the program’s predictions…….

Justifying a bespoke selection…..the reason why you are required to state your reasons for overriding CombiCycle’s set values is that some users may be tempted to alter the results to suit their own agenda. Allowing for ‘buildability’‘Buildability’ is a term describing the effect of the design on the ease or otherwise of constructing the building. The prototype version of CombiCycle does not have the facility to adjust the capex for this factor but it will be built into future versions at a high level at first and later on an analysed basis. Reviewing the sustainability scores

Researchers from the University of Lagos, Nigeria, have made a preliminary assessment of the impact of the generic processes involved in extraction/ manufacturing of each component on each of the environmental risk factors identified in ‘Green Guide to Specification’ (BRE). Scores have been made against each factor for each component. The factors are weighted according to their perceived importance and the weighted scores give a Rating out of 10 for each component and the whole the building. Weighted scored Ratings may be reviewed at each level in the hierarchy so you can see where any problems are lurking. Again, users may override the scores but must state their reasons.

Adjusting the Element Quantity Factor (EQF)- Internal Divisions

The authors of the Default survey had included an EQF of 0.6 which means that the area of this Primary Element is 60% of GIA. If you wish to amend this ratio you do so in the ‘bespoke’ box – 0.8 has been included here. Once you Save and Close this will recalculate and the new EQF will be applied to the GIA. This results in a new quantity for the Internal Divisions Primary Element of 1372 sq.m. which will show when you open it up again. The Results change to suit this adjustment and quantities of other Primary Elements depending on this quantity (like the Wall Finishes) will also be revised and their Results varied.

In this Default survey the External enclosure has been calculated by the program from the information you included in the Physical Dimensions section of the General Data Entry page. However the proportion which is External Apertures (doors and windows) has been assessed by the authors of the Default survey and is also revealed here. Again, you may change the External Enclosure but have to give a valid reason. The External Apertures percentage is not generated by the program so you can alter that at will.
