Your Beautifully Tailored Potton home can, if you wish, be designed completely from scratch. Using your ideas and our expertise, we will create a beautiful, bespoke home just the way you want it. However, many clients prefer to select a design from our extensive portfolio as a starting point and a launch pad for their own ideas.

We are experts in sustainable construction and can advise on all aspects including building fabric, renewable energy options, rainwater harvesting and the Code for Sustainable Homes (CSH). Naturally Gorgeous Wood is a natural, sustainable product and looks beautiful too. All of our timber comes from Forest Stewardship Council (FSC) certified forests in Europe and North America. The frames are then manufactured and tailored to your specification at our factory in Bedfordshire to the highest quality controls and with minimal wastage.

Fast and Efficient Timber frame construction offers real advantages in terms of speed of build compared to brick and mortar. Following delivery to site, we can build the structure of your home in 10 – 14 days, which means it can be made weather-tight in just four weeks. This ensures that as soon as the foundations have been completed, your home could be finished in as little as 12 weeks.

Sustainability Using construction’s most eco-friendly product is just the start of our approach to sustainability. Our “fabric first” philosophy focuses on making your home as airtight and highly insulated as possible, which will reduce the long term running costs of your home. Our award-winning project management handbook provides a useful step by step guide. It includes templates to help you tender for materials, a 12 week build schedule illustrating which trades and materials need to be onsite at each stage of the build, as well as tips to save time and hassle along the way.

Depending on the time and experience you have, you can do as much or as little as you want. Simply pick one of three routes to getting your home Beautifully Tailored for you:

Route 2 Take away the day-to-day running of your build and employ a project manager

We have a register of approved project managers who can direct the build for you. Their fees depend upon the size and complexity of the project but to Potton customers with little time to spare, they’re worth their weight in gold.

Financing your buildFinance is key to the success of your project and a good cash flow at each stage is essential.

Funding will be needed at key stages to ensure the progress of the build. Traditional mortgage packages tend to release finance at the end of each stage but we can put you in touch with specialist providers offering mortgages that release the required monies at the start of each phase.

This will not only provide you with a positive cash flow throughout the build, but also the security needed to get the project started and finance the purchase of the land, your timber frame structure and its construction.

What’s more, a mortgage package like this affords you the luxury of staying in your current home whilst the build progresses – it’s less hassle, gives you more time and a greater convenience.

Looking back over the past few years, Mair Llewellyn and her husband Gordon have transformed their lives by exchanging their bungalow in West Wales for a modern self-build house in Herefordshire. The couple had been living in West Wales for the past 32 years, when they decided to up sticks and build themselves a new home where they could be nearer to their daughter.

After visiting Potton’s show house, The Ruskin, within the National Self-Build & Renovation Centre, the couple chose to work with Potton and later visited the Potton Self Build Show Centre. Here they were able to get a feel of the designs and gain inspiration.

It took the pair a year to finalise the detailed design and get planning consent, and then another year to build the house of their dreams. The couple gave careful thought to every last detail, not least how to make the property as energy efficient as possible.

The dream started back in 1998 when Andrew worked on a construction project that had an input from Potton. After a visit to the Potton factory, Andrew arrived home, clutching self-build brochures and the self-build dream began. The couple regularly pass through Northamptonshire and made the decision that this is where they wanted to live. Very quickly, they found the perfect plot, with Outline Planning. The couple completed the purchase and began to think about the design of the house they wanted to build.

“We spent a lot of time meticulously discussing a design with the architect and Potton in preparation for the planning submission. We were able to modify the ‘brochure’ design to suit our own requirements and in the end settled for a modified Caxton J from Potton’s Heritage range.” A few months later, Jane and Andrew were granted planning permission for a four-bedroom house and double garage. One of the key drivers for Andrew and Jane in doing a self-build was to create a home that was economical to run and highly insulated. We looked at all the options available to us and eventually decided to utilise rainwater harvesting and air source heating systems along with 90mm insulation in the walls to achieve this. “We now enjoy lower energy costs than our previous house which was half the size.”

The couple, who moved from a two bedroomed flat in London to an Area of Outstanding Natural Beauty in Wiltshire, wanted their children to enjoy the same rural lifestyle they did. And that included never-forgotten features from Louise’s own childhood home, which Potton incorporated into the design.

“I’m quite sentimental and with Potton’s help we copied various details from the old house where I grew up – right down to an arched window on the staircase,” says Louise.

Simon, a managing director, and Louise, now training as a teacher, seized the chance to move from the city with their children Joe, now twelve and Miranda, ten, when Simon inherited a tumbledown house on 68 acres of land just outside Salisbury from his aunt.

Louise and Simon visited Potton’s Self Build Show Centre at St Neots, Cambridgeshire and worked with an in-house designer to develop a totally bespoke four bedroom design based on the company’s Rectory range, incorporating fine sash windows and a sweeping feature staircase in the Georgian style.

Potton handhold their customers through the whole process, with help and advice on all aspects from designing the house and gaining planning permission through to getting the technologies right for achieving an energy efficient home that promises lower running costs once the house is built.

From Brighton by the sea to the Countryside of North Devon…. Having spent a whole year trying to finalise a design with an oak frame supplier, but to no avail, Mo and Graham who are both semi-retired, visited a number of the home build shows and kept coming into contact with the name Potton.

This changed their way of thinking and from their first meeting with Potton’s South-West Planning & Self Build Consultant Sean Adams, they were on their way to a design that would perfectly suit their own aspirations and lifestyle.

So, suitably impressed with the Potton design and planning service the Setterfield’s proceeded with their build. They were very satisfied with the timber frame erection team from Potton and found them very helpful. Although there were some problems with a local project manager and the build ran over the original timescale, both Mo and Graham really love the finished product, there is absolutely nothing that we would change. “We designed our own kitchen on line with DIY kitchens.com and enjoyed every minute of the exercise, we chose some eco-friendly products, namely underfloor heating from Nu-Heat and a ventilation and heat recovery site.”

Lorraine & Jeff purchased their land in 2010 with an existing bungalow with the idea to completely renovate and add an extension. After looking at the possibilities and the costs to bring the bungalow up to today’s insulation standards, that idea was abandoned in favour of a new build.

They worked on numerous plans together and couldn’t really come up with an idea that would suit their lifestyle, they had moved home numerous times over the years and this was to be the house where they would finally put down their roots.

After looking through Potton’s ‘Ideas Book’ and visiting the Show Centre, it turned out both Lorraine and Jeff liked the basic design of the Hazlehurst bungalow so sat down with the self-build specialist from Potton and after some changes and amendments came up with the final design.

“With its New England references, the Hazelhurst was the ideal starting point for us. We borrowed elements from some of the other styles too, and we were able to adjust the plan to pretty much exactly what we wanted.”

Bridget and Graham lived on an idyllic plot of land in the beautiful countryside of Surrey. The plot boasted stunning views which they wanted to take advantage of. However, they lived in a very tired 1960s bungalow, so the obvious option was to knock it down and start again.

This way the couple could create something which they really wanted to live in, and could incorporate all their ideas.

The couple visited the Potton Show Centre to gain ideas, inspiration and to see what options were available to them.“It was good to see the various show house styles and even browse detailing such as beams and latches.” says Bridget.

Bridget and Graham expressed their design wishes to Potton who took all the points on board when working on their house design. The couple wanted a Juliet balcony to take full advantage of the beautiful surrounding views. Once the design process was complete, the build started to come together, taking place between April and November of 2012. The experience was both challenging and aspirational. We would highly recommend Potton to anyone interested in a self-build project!”

After realising that they could live in a property that far exceeded what they could afford on the open market, and have their dream home too, Chris and Ellie Davies decided that self-building was their obvious route for their new home together.

“The new Barn show home at St Neots, with it’s energy efficient features, thoroughly inspired us and became the catalyst behind our own development. Whilst we didn’t want to replicate every feature within it, it helped us to understand what we did want for our own build.”

The couple worked closely with Potton’s Design and Planning team to create their new home. “Looking at the options that were available to us and understanding the total flexibility of design was invaluable” said Ellie. “Neil Strong and the design team helped us turn our ‘wish-list’ into our dream home, with very little compromise.

“They were very patient whilst we explored different design ideas – we had to be 100% certain on our final plans.”
