Home Place Realty is comprised of a talented group of experienced real estate
agents working to provide you with premier real estate management and marketing
throughout the state of Florida. Each of our agents has worked in the real estate
industry for many years to include real estate asset management with various mortgage
servicing firms, short sales and construction management.
Our core focus is to provide our clients with the necessary knowledge required to
make educated decisions regarding the management and marketing of their assets.
Each property assigned is reviewed for valuation, marketing strategy, repair analysis, as
well as title and vesting issues. We provide monthly expense projections, updated
marketing reports and updated economic conditions that may affect the value, financing
and marketing opportunities.
As the Broker of Home Place Realty, Brett Sanders will oversee the management
of your assets and will provide excellent service with quality, integrity and timeliness at
the forefront.

We currently have real estate agents covering the following counties: Duval, St.
Johns, Clay, Putnam, Volusia, Orange, Seminole, Osceola, Lake, Polk, Pasco, Pinellas,
Hernando, Manatee, Sarasota, Desoto, Charlotte and Hillsborough. Flagler, Brevard,
Indian River, St. Lucie, Martin, Palm Beach, Broward, Miami-Dade, Monroe, Lee, Hendry,
Collier, Charlotte and Glades will be added within the next thirty days.

Other Real Estate Experience and Clients:
Home Place Realty is unique in that all of the Sales Associates employed have
asset management and/or construction management experience. We bring knowledge
and experience to the table. We have an intimate understanding of the work flow that
is required and pride ourselves on ensuring the sales process is smooth and fluent by

increasing the recovery for our clients.
Our Sales Associates have been direct employees of Ocwen Financial

Property Asset Corporation, Prescient, FDIC and Green River Capital.

Facilities:
Our main office is located near downtown Orlando with branch offices located in
Jacksonville and Fort Myers. Additional branches are scheduled to open in Tampa, Ft.
Lauderdale and Miami shortly thereafter. In addition, we have the support of a Call
Center located in Orlando, Florida.
Key Personnel and Allocated Staff:
Brett Sanders, Broker – Brett has been a Licensed Real Estate Agent since 2004.
His Brokers License was received in April, 2007. In addition to being an experienced
Broker and Real Estate Agent, Brett has also worked as an Asset Manager for Ocwen
Loan Servicing.

William “Bill” Powers, Sales Associate – Bill received his real estate license in
March, 2004. In addition to his real estate sales experience, Bill was the Vice President
and Co-Owner of Property Asset Corporation where he was responsible for marketing
residential properties, agent assignment and oversight of assigned assets through
closing.
Tina Campbell, Sales Associate – Tina received her real estate license in January
2003. Tina was also an Asset Manager with Pinnacle REO Services where she was
responsible for marketing residential properties, agent assignment and oversight of
assigned assets through closing.
Craig Samador, Broker Associate – Craig offers over eleven years experience in
the Real Estate field as an asset manager, real estate broker and mortgage broker. Craig
has held positions with First American Reo Services and Integrated Asset Services where
he was a Senior Asset Manager and managed a team of three staff members responsible
for evictions, preservation, pre-marketing, sales and closings. Craig is the office
manager for our Fort Myers satellite office
Cheryl Selph, Sales Associate – Cheryl has been in the construction management
industry for fifteen years. During this fifteen year period, she was also responsible for
managing the offices of the construction group to include bidding, job scheduling,
accounts payable, accounts receivable and payroll. She received her real estate license
in early 2009 and is the office manager for our Jacksonville satellite office.
Cary Hockersmith, Sales Associate – Cary offers over seven years of real
estate experience with proven results as a top producing Re/Max agent. Cary has carried
out a wide spectrum of real estate acquisitions. He has assisted developers to procure
apartment complexes, coordinate the transition to condominiums with the state
of Florida while managing a team of eleven Realtors. During this tenure, his team was
responsible for the current tenant issues, including evictions, property preservation, as
well getting the pre-marketing, sales and closings of the converted condominiums.
He also has vast REO experience up to and including negotiating the sale of bank
owned golf courses.

Support Staff - In addition to the key personnel listed above, we have four office
support staff members in the Orlando office who assist our Sales Associates with
invoicing and day-to-day operations that are required to insure that the needs of our
clients are met timely. We also have two full-time accountants and one part-time
bookkeeper in the Orlando office to assist us with invoicing, bill payment, rent rolls,
financial statements and other financial reporting.
Teaming Arrangements:
Our internal teaming arrangement is designed so that agent coverage is over
lapped to insure that each asset can be effectively covered by multiple agents. In
addition, if an agent goes on vacation or is unavailable, there is no lapse in our coverage
areas.
Our external teaming arrangements include several mortgage lenders, title
companies, and attorneys to handle any issues that arise.
“Start-up” Plan and “Strategic Marketing Plan”
Our firm is supported by a Call Center that is located in Orlando, Florida. All of
our properties will have signage for the listing agent and our firm, in addition to
utilization of an 800 number which goes directly to the Call Center if the listing estate
agent is not available. The Call Center will have access to the property detail to provide
to the prospective buyer. In addition, they will have a direct line to an available agent
who will show the property. If the prospective purchaser has specific property
requirements, the Call Center will provide information on other homes listed by Home
Place Realty that may fit their needs. The Call Center will track the calls, ensure that the
agent has contacted the prospective purchaser and gather feedback after the showing.
This information is provided to our Clients and the assigned Real Estate Agent.
The foundation of our Start Up and Strategic Marketing Plans will be through the
utilization of the Multiple Listing Service, on-line advertising, print advertising, mass
marketing events, as well as key partnerships with buyer portal websites. This we feel
leads to the maximum exposure for all of our listings.

Technological Capabilities:
Our technology is what sets us apart from our competition. Through the use of
an Internet based, SAS70 compliant system, we communicate will all staff members in
each location, including out in the field, in addition to our Clients having the capability
to access up to minute information about their real estate assets. The importance of
SAS70 compliance directly relates to assisting our Clients and their Borrowers with Short
Sales. The technology allows secure transfer of Borrower information between the
concerned parties. Our tracking system also enables our Clients to have automatic
updates to their systems of record.
Through our technology, purchasers and their agents are updated electronically
as properties progress through closing. We are also able to track and update potential
purchasers with new inventory information and price reductions on existing properties
that they have shown an interest.
Our system is extremely nimble to the reporting requirements of our Clients and
can be quickly and easily modified to include additional fields if needed. The system
tracks all pertinent information regarding the property characteristics, milestone event
tracking, as well as images of property expense invoices, checks, property photos,
valuation reports, inspection reports and title policies to name a few. In addition, we
have the ability to track the number of showings at a property, potential interested
buyers and their feedback as a result of the showings, verbal and written purchase
offers and tracking emails and telephone conversations.
At Home Place Realty, we pride ourselves in assuring that all parties involved in each
transaction have the necessary information they need for proactive resolution of issues,
being up to date with list pricing, contracts and the ability to communicate with all
parties to include the asset manager, listing agent, selling agent, buyer, title firm and
closing firm. We have included several screen shots to showcase our system.
