Situation

High Auchans Estate and Kilnaish Estate are situated about 8 miles to the southwest of Tarbert overlooking West Loch Tarbert. The picturesque fishing village is known as the gateway to the beautiful Kintyre peninsula. Amenities include a range of shops, cafes, restaurants, hotels, a supermarket, a marina, as well as nursery, primary and secondary schooling. Tarbert also hosts an annual seafood festival, music festival and sailing regatta. More extensive services can be found in Lochgilphead (20 miles) including a community hospital, larger supermarket, swimming pool and home of the Argyll & Bute Council.

Regular ferries run from Kennacraig (11 miles) to the Isles of Islay, Jura and Colonsay. A ferry also runs from Tarbert to Portavadie on the Cowal peninsula which offers an alternative route to Glasgow via Dunoon.

The countryside around the estates is a fantastic base for exploring the West Coast of Scotland with a great variety of outdoor activities available. Fishing, mountain biking, sailing and diving are all available nearby. There is a marina at Tarbert. For the golfer there is a 9 hole course at Tarbert as well as two renowned major courses at Machrihanish (47 miles).

Campbeltown Airport (42 miles) has daily flights to Glasgow.

Description

High Auchans Estate and Kilnaish Estate extend to about 716 acres in total. The land includes a mixture of amenity woodland, pasture, rough grazing and foreshore. The land rises from the foreshore along the southern boundary of High Auchans to about 97 metres (318 feet) above sea level at the northern boundary of Kilnaish with superb views across to the Isle of Gigha.

High Auchans Estate extends to about 413.62 acres in total and includes consent to construct a new 5-bedroom house on the site of the existing ruin. The site is accessed from a private track leading from the main road. High Auchans also includes 1.2km of foreshore to West Loch Tarbert.

Kilnaish Estate extends to about 302.39 acres in total and includes consent to redevelop the farm steading into a house with access directly off the main road.

High Auchans and Kilnaish also offer sporting potential with red and sika deer stalking, rough shooting and wildfowling on the lochan and along the foreshore. Other wildlife in the area includes sea otters, seals and 138 species of birds.

The ancient woodland including oak, birch and rowan forms part of the Tarbert Woods Special Area of Conservation (SAC) and the Ardpatrick and Dunmore Site of Special Scientific Interest (SSSI).

Lot 1: High Auchans Estate (About 413.62 Acres)

High Auchans is accessed off the B8024 via a private access track. The land is a mixture of pasture, rough grazing, amenity woodland and foreshore extending to 413.62 acres in total. Planning consent has been granted (ref no: 10/02140/PP) on the site of the ruin to construct a 5 bedroom house. The site has an elevated position with lovely views overlooking West Loch Tarbert. It also includes about 1.2km of attractive foreshore.

Lot 2: Kilnaish Estate (About 302.39 Acres)

Kilnaish is situated to the north of the B8024 road. The land is a mixture of amenity woodland, rough grazing and hill ground extending to about 302.39 acres in total. It includes Cnoc a Bharra Leathain hill with stunning views towards the Isle of Gigha. Planning in principle has been granted (ref no: 18/02557/PPP) to redevelop the farm steading into a house.

It also includes an attractive lochan extending to about 2 acres. There is a burial ground located on Kilnaish (under the ownership of Argyll & Bute Council). The 18th century Mausoleum includes the grave of a seaman who served with Nelson.

General

Planning PermissionLot 1 – High Auchans Planning consent (ref no: 10/02140/PP) was originally granted on the 21st December 2010 to demolish the ruin and construct a 5-bedroom house, with associated road works and installation of a treatment plant with a soakaway. The ruin has now been demolished and the entrance road installed and therefore the permission remains live.

Lot 2 – Kilnaish Planning permission in principle (ref no: 18/02557/PPP) was granted on the 27th November 2018 to redevelop the Kilnaish steading into a house. The application does not specify the size of the proposed house.

Further detail on the planning consents can be reached online from the Argyll planning portal using the above reference numbers.

ServicesHigh Auchans site does not currently have any services. A quote has been requested for a mains electricity connection. A hydrology survey is being carried out and further details are available from the Selling Agents.

Kilnaish Steading is close to the main road for connection to both mains electricity and a shared private water supply which is located on the hill.

ExclusionThe Kilnaish burial ground and the house neighbouring the steading at Kilnaish are excluded from the sale.

DirectionsFrom Tarbert, head south on the A83 signposted for Campeltown. After about 1 mile, turn right onto the B8024 signposted for Kilberry. After a further mile, turn left by the golf club onto the B8024. Continue for about 6 miles and after passing Dunmore Villa on your left, the private High Auchans road is about 1 mile further on your left. Kilnaish steading is about 0.5 mile further on your right.
