Eaglemont is known for its large leafy blocks and substantial, tightly held period houses.

But as some of the larger estates are subdivided, new houses are being built, creating a contemporary

style to the Eaglemont landscape. One of these is this stylish, modern house on one of the best-known streets.

The house, on a sizeable block of about 650 square metres, was built in 2002 on land carved from the backyard of a neighbouring property. It is well sited on the block, so that it has a large area of north-facing deck, balcony and garden for outdoor entertaining and relaxing. And, best of all, it has the grand views over the hills for which Eaglemont is renowned.

All living areas face north. From the street, the rendered, two-tone façade, with large windows on the upper level and ground floor, gives no sense of the house’s size. The ground floor is devoted to living,

dining, kitchen and indoor/outdoor entertaining. As with many modern houses, the formal dining room is a thing of the past. Four bedrooms and a study are on the first floor. The basement contains the double garage and a large storage room.

That’s the accommodation, but this house is all about light, large living spaces, low maintenance and entertaining, indoors and out.

A generous entry has the carpeted staircase directly ahead. Stairs go up to the first floor and down to the double garage. Off the entry, and open to it, is the living room. A picture window overlooks the front garden and a window on the side wall provides a view of the garden on the southern side of the house.

From the living room, steps take you past the powder room to the heart of the house – the kitchen and meals area. Open plan, with an island bench and Gaggenau appliances in the bench against the wall, this kitchen is designed so that the cook can always have a view

With its leafy surrounds and hilly

topography, Eaglemont is one of

the smallest residential pockets

in Melbourne.

The 3767 people who made

up Eaglemont at the 2006

census have a median age of 40.

It is made up of established

families and elderly couples,

hence the low turnover of

houses. The average Eaglemont

stay is about 23 years, says

agent Anthony Lapadula.

Eaglemont buyers are usually

on their third or fourth house

and might have moved from

neighbouring suburbs or from

further north. Once there, they

tend to stay.

The suburb has very few fl ats.

The great architect and town

planner, Walter Burley Griffi n,

designed most of Eaglemont,

including the famous Mount

Eagle estate. Burley Griffi n,

best known for designing

Canberra, planned Eaglemont

to incorporate curved streets

that follow the contours of the

land. Several hidden parks are

features of the landscape.

The Eaglemont Village is

a quaint, old-world shopping

street. Also nearby are the East

Ivanhoe Village and the strip

shopping centres of Ivanhoe

and Heidelberg.

through the sliding glass doors to the balcony and need never feel isolated from what is happening in the meals area or outside. Th e balcony is large enough for a barbecue and tables and chairs. Even on a cloudy spring day, the house is light, thanks to the windows all along the northern side. But the design provides wide overhangs that give protection from the summer sun.

From the kitchen/meals area, a few stairs lead to the family room, which has large expanses of windows facing east and north. In the rear wall, double doors open to a large timber deck, which has been designed to create a series of outdoor rooms. Th en there is the main deck, which is perfect for outdoor living and entertaining. Th e deck is also around the side of the house and is part of the landscaped garden.

At the front of the house, again, the wide staircase – carpeted in grey/blue – opens at the fi rst-fl oor landing, where the rooms are arranged off a long hall.

Th e main bedroom and en suite occupy the full width

of the front of the house. With a skylight and window that overlook the streetscape, it is light and airy. As expected, it has a walk-in wardrobe and – adding to the sense of privacy – a luxurious en suite. It includes a bath surrounded by mosaic tiles, a fl oating vanity set in front of a mirrored wall, black granite benchtops, two stainless steel oval basins and burgundy cabinets.

Two more bedrooms and a large family bathroom are on one side of the hall. All three rooms have windows on the south side. Th e large fourth bedroom, at the end of the hall, has a north-east-facing corner window with sweeping views over the treetops and to the hills. On the other side of the hall, a large balcony also has these views and abundant northern light. Th e sunny study, with views to the hills, is also on the northern side.

Th is house might break with Eaglemont traditions, but it could be the way of the future for this tightly held pocket of the inner north. \

WELL, the football has come

to an end and life for homebuyers as we know it is returning to some sort of normality.

As this magazine lands in your letterbox, selling agents will be jetting back into Melbourne from warmer climes and, as the wheels touch the tarmac, mobiles will be switched back on and you may finally get your messages returned.

Some of you will be hearing about new homes and some of you will be asked if you are ready to sell before Christmas, with the line “it is a great time to do so now”.

The truth is, if that is what you want – or have – to do, you don’t have a lot of time left. You need to get on with it.

The new home stock mini-surge you will see this week and next is not the norm; it is the most you will see for the next four weeks as agents roll out their four-week auction campaigns before the next major buyer/seller interrupter: the Melbourne Cup.

After that we will get a second and final

mini-surge in the first three weeks of November. That’s when we will see four types of sellers release their homes for sale:

1 Those who bought in early spring and now need to sell their previous home;

2 Patient sellers who needed a read on the market before committing;

3 Election nervies (I hope they’re over it);4 Speculators who put their homes into

the pre-Christmas cauldron in the hope some buying “wood-duck” will yell out a miracle 30 per cent above market price at their Saturday auction.

Come the end of November, for many buyers, the summer siesta begins and the general buying public will not see any new homes until school resumes in 2011. That is not to say that the business of real estate grinds to a complete halt in Upper Heidelberg Road, Main Road and High Street – it’s just that a lot of it is done behind closed doors.

As buying agents, our email boxes run hot in late November/early December from

agents, acquaintances and inquirers who bought in late spring and want to sell in the same market but worry that putting their home on the market just before Christmas may leave it as a “stale” (unsold after a few months) come February. For those with a low risk profile, buying and selling in the same market is a must.

However, buyers, please don’t think you have the upper hand or the market all to yourself come Santa time. Those risk-averse transactors also work the other way. These are people who sell first and then must buy in the same market – for example, before Christmas.

So how is the post-grand final market looking for stock right now?

Synopsis: We think the market is back to some normality after the 2008 GFC, the 2009 recovery and the 2010 election. If demand remains, as seems likely, relatively level (that is with no Foreign Investment Review Board rule changes, no bank interest-rate surges or dollar drops), then it will be all about supply. Excess supply

will see prices drop between now and Christmas, while a supply shortage will see prices firm.

So what is the word on the street right here and now come Mad Monday, to use a football parlance (my last one until next year), regarding supply?

That depends on who you talk to. David Oster, of Jellis Craig, Ivanhoe, believes that stock levels are looking very good after a soft September but thinks it will be a late spring. Stewart Oldmeadow, of Miles Real Estate, also in Ivanhoe, agrees: “We’re finding numbers pretty strong at the moment in this area. I think it’ll hold at this level through to Christmas now. People have seen that the sky is not falling in, so emotion alone will determine if it has hit the apex or not.”

But Doug McLauchlan, of Marshall White in Hawthorn, says: “ Stock is extremely low at the moment. Uncertainty seems to be an issue.”
