By Eaglemont standards, this is a small block – about 600 square metres. However, the new house on it is anything

but small. And for garden lovers, the landscaped front garden is brimming

with densely planted mature gardenias and magnolias. They might have been planted yesterday but they look as though they have grown up with the house.

With four bedrooms, formal and informal living rooms, a study and al fresco entertaining spaces, this house provides an Eaglemont address and lifestyle without the work.

American oak double doors with custom-made wrought-iron inserts behind glass panels open to the entry hall. Interiors are predominantly neutral with timber floors, including parquetry in the entry foyer. Bathrooms have beige CaesarStone benchtops and co-ordinating tiles on walls and floors.

If there was a prize for the most intact and cutest “village” shopping centre, Eaglemont Village would surely be a contender. Its 25 shops are clustered on both sides of the one-way street next to Eaglemont station. The 1920s architecture and friendly, personalised service distinguish the shops.

There is the post of� ce, newsagent, butcher, fruit shop and small supermarket, liquor store, hairdresser, � orist, antique shops, bookshop and café/coffee shop. Known as the Eaglemont Dish, this is a mecca for people craving a caffeine hit, an after-school sweet treat, lunch or takeaway dinner.

Eaglemont is a dif� cult suburb to break into. Consistently among the most expensive suburbs in Melbourne, it is popular with professionals and families. Many of the blocks are steep but its greenery, attractive street plantings and leafy lanes are part of its appeal. Eaglemont appeals to garden lovers and has many large gardens. Its old-fashioned, often sprawling gardens planted with exotic European trees give it a distinctive atmosphere, as do the parks that back onto some of the houses. These parks mostly have species of eucalyptus, and one includes a “canoe” tree.

The Mercy/Austin hospital complex is only a couple of minutes away. Eaglemont has two primary schools and two kindergartens. How this suburb has moved: Median price down 5 per cent in the year to the June quarter 2010. *REIV stats.

� e kitchen is large and airy with granite-topped benches, including an island bench. � ere are cupboards above and below the benches along the wall and a mocha-coloured glass splashback. A sliding door at one end of the kitchen opens into the butler’s pantry. � e stove, a glossy black double Falcon Toledo oven and cooktop, is a serious piece of cooking equipment in the middle of the bench against the wall.

Still in this part of the house, just past the kitchen proper, a built-in cabinet with glass-fronted doors provides more storage.
