Introducing the all new

“Does feng shuiapply to chil-dren’s rooms

or is it just an adultthing?” I get this questionquite often and despitewhat many people maythink, children are evenmore sensitive to theenergy in a home thanadults are. Most of us know that giv-

ing children a lot of sugaror caffeine makes themhyper and that when chil-dren are hot and uncom-

fortable, they become irri-table, but we often ignorethe effects of environmen-tal energy on children’sbehavior and emotionalwellbeing.

Feng Shui AffectsChildrenIn feng shui, energetic

stimulation, although in-visible, has a tangible effecton children’s thoughts, attitude, health and workhabits. The same way aremote control emits an

invisible signal that caus-es a television to react, the things in our environ-ment emit invisible sig-nals to which we react.Your child’s sleeping

habits may be an indica-tion that his or her bed-room is energetically un-comfortable. So if you findyour son or daughter inbed with you more oftenthan not, follow theseguidelines to help yourchild develop in the mostpositive way.

Sleeping Position Sleeping position is

important. In feng shui, how your children are posi-tioned in the bedroom isrelated to how they learn toposition themselves in life. The better the position, themore empowered they feel.

• Position the bed as farfrom the bedroom door aspossible, but place it so thatthe child easily sees thedoor.

One of the pioneersin Hawaii’s solarindustry, Poncho’s

Solar Service, has beeninstalling solar waterheating systems in Hawaiisince 1988. Now also aleading photovoltaic con-tractor, the company hasannounced the availabili-ty of a unique new powergenerating and storagesystem designed to oper-ate critical appliancesduring power outages.“We have been

installing the system wecall our ‘Hurricane Kit’ inhomes throughoutHawaii,” said Poncho’sco-owner Terrie SaFrana.“We have one in our ownhome that can generatepower for refrigerationand lighting when powerfailures occur. It’s a reliefto know that all your foodwon’t be spoiled and youwon’t have to resort tocandles and flashlights to

read or find your wayaround the house.“As for cooking, you

can always make use of agas grill or fire up a bar-becue. If you want to beable additionally to con-tinue using radios, TVsand computers, theHurricane Kit packagethat includes a DC/ACinverter might be the oneto choose. Of course, themore the package con-tains, the more it willcost.“The good news is that

it’s eligible for state andfederal tax credits.”According to estimator

Kirby Mack, theHurricane Kits after taxcredits cost as little as$2,700. The minimum sys-tem, Hurricane KitCategory 1, includes afreezer / refrigerator, twodirect current lights, two135-watt solar panels, astorage battery and a

charge controller. Thelarger systems includemore of the same plus aninverter.“We expect this kit to

be in great demandbecause it includes theessentials at a very rea-sonable price,” Mack said.“The refrigerator/freezerand lights are poweredby batteries that store theenergy produced by thephotovoltaic panels. Therefrigerator freezer canbe controlled to maintaintemperatures equivalentto those in a deep freezeor standard refrigerationunit. The lights are pow-ered by direct currentproduced by the system.”SaFrana noted that,

with the photovoltaicindustry expanding byleaps and bounds, it’simportant for the con-sumer to be sure they areworking with a reliablecompany that is on top of

all the latest advances intechnology. Additionally, the company should beone that will not only selland install the system, but also will maintain itand be available to addpanels as needed.“When someone con-

tacts us regarding eithera solar water heating sys-tem or photovoltaic sys-tem or both, the firstthing we do is take a lookat their electric bill andfind out what their needsare. Our estimatorchecks the size and con-dition of the roof todetermine the placementof the panels. We alsoneed to establish thecapacity of the existingelectrical system.“What we find is that

many of the homesalready have solar waterheating systems, many ofthem installed byPoncho’s, and so are tak-

ing advantage of the ener-gy savings and tax creditsavailable. With both asolar water heating sys-tem and a photovoltaicsystem, which can supplyelectric power for allhousehold needs, it’s pos-sible to reduce an electricbill to the minimum serv-ice charge from the elec-tric company.“We have many cus-

tomers who are payingonly the minimum servicefee. Poncho’s has helpednumerous householdsthroughout Hawaii reachthat goal.”SaFrana pointed out

that anyone building anew home or remodelingshould incorporate solarpower installations intheir plans and factor thecost into their budget.“With today’s econom-

ic uncertainties, escalat-ing electricity costs, andthe potential of natural

disasters such as hurri-canes, tropical storms, typhoons, and earth-quakes, it makes sense tobe prepared. Power out-ages essentially bring ournormal daily activities toa standstill. We adviseanyone who is not already‘powered up’ to contact usfor a no-obligation assess-ment of what their up-front costs would be forboth minimum and maxi-mum capacity systems. They can then take thatfigure to their financialadviser or accountant tofind out how they canbenefit from the existingstate and federal tax cred-its and whether anyrebates currently apply,”SaFrana said.Poncho’s Solar Service

has an A-Plus rating fromthe Better BusinessBureau. In addition, theyhave been named “TopSolar Installer.”

When owners of a 49-year-old home inManoa decided it was

time to replace it with a new, larger home, they called on thedesign/build expertise ofHomeworks Construction. But first, the demolition of the

original home on the 8,476-square-foot lot was undertakenby Re-use Hawaii, a company

that salvages reusable portionsof tear-downs. In this case, muchof the lumber that could be sal-vaged was redwood, a termite-and rot-resistant hardwood.“The credit the owners

received from us, since we nor-mally would have handled theentire demolition, combinedwith a tax credit made a big dentin the total cost of the project

and made it feasible for theclients ... one of whom grew upin the house,” said Homeworksproject manager HeatherHickox.“The homeowners were very

much involved with the process. They researched products bothwith us and online. They werevery concerned with the naturalelements Manoa homes are

exposed to — rain and windbeing foremost. We dealt withthese concerns by installingawning windows to allow airflow without water intrusionand raingutters speciallydesigned with downspouts tochannel water away from thehouse.”The 3,095-square-foot, two

story home features an openfloor plan with a great room thatincludes the main living and din-ing areas, four bedrooms, fourbaths, a large kitchen with eat-incounter, a den, family room, office and laundry room. Hickox commented, “After we

framed the whole house, theowners decided to convert whathad originally been planned as a194-square-foot lanai into addi-

tional space for a family room.”Homeworks demonstrated its

flexibility by pouring anotherslab, creating an 18-foot openingin the existing wall, ordering twomore windows, and moving theslider out to the newly createdwall of the family room.Homeworks also worked with

the client to keep costs withinthe parameters of their budget, while creating a quality newhome with a number of upscalefeatures.Tile flooring was installed at

the entry and in the kitchen, baths and laundry room. Exotictiger maple laminate flooringwas used in all common rooms, exceptions being the bedrooms, which were carpeted, and theoffice, where two-by-two footcarpet squares were laid.Luxury features in the master

bath include his and hers sinksand vanities on either side of alarge walk-in shower with a rainhead feature, a standard wallshower and bench seat, plus asauna built with cedar.

Town & CountryBuilders LLC is alicensed general

contracting design+buildfirm that has been servingOahu residents for the past30 years. The companyspecializes in new and cus-tom homes, remodels, sec-ond-story additions, designer kitchens, bath-rooms, Americans withDisability Act (ADA) mod-

ifications/improvementsas well as multi-genera-tional homes and offersfull construction services. With land values soar-

ing on Oahu, it leavesvery little available fundsfor the construction of anew home. Lending quali-fications appear to bemore strict and a 20 per-cent down payment is dif-ficult to raise. So what are

the options for a growingfamily? From a contrac-tor’s perspective it isalways better and moreaffordable to construct anaddition on the groundfloor if there is adequatelot size and the coveragedoes not exceed the build-ing code allowable area.If land area is not avail-

able on the first floor, then a second-story addi-

tion is another option toconsider. In someinstances the roof has tobe removed from an exist-ing carport in order toconstruct the additionover that area. Thereneeds to be considerationfor an enclosed interiorstaircase connection fromthe ground floor to thesecond floor level.Other considerations

are for the electricalcapacity. Additional elec-trical loads may requirean electrical upgrade to200 amp service and asub-panel installed ifthere is not adequatespace in the existing elec-tric panel. If the propertyis on a hillside, then itbecomes necessary toexcavate the hillside toaccommodate the addi-tion.Often the plumbing

connection requires cre-ative solutions and designbecause of the existingsewage lateral being onthe wrong side of theproperty from where theaddition will be construct-ed. Driveways and side-walks need to be partiallydemolished and recon-structed to complete thetie-in. Building codes stip-ulate an adequate numberof off-street parkingspaces be available toaccommodate the addi-tion, so this must be fac-tored into the design andbudget. The benefits of having

relatives living togetherfor the holidays is a greataccomplishment and well-worth the effort.Everyone will enjoy theadditional space and beproud of you for takingthe initiative to get theproject completed. You can reach Town &

BY CAROLINE WRIGHT

We all put thingsoff — dentist’sappointments,

oil changes, computerbackups. Procrastination ishuman nature, but it cansometimes prove costly, especially when it involvesroof repair or replacement.

What happens if youdon’t get your roof fixedor replaced when it needsit? According to ClintMurakami, owner ofMurakami’s RoofingService, the resulting dam-age can be devastating in anumber of ways.

“For one thing, a leakyroof and gradual break-down of rafters and flash-ing can provide an invitingenvironment for pests,” hesays. That can meanunwanted visits from rats, centipedes, cane spiders, roaches and ground ter-mites — and unwantedbills for pest control, tent-ing and structural repairof termite damage.

An old roof provides lit-tle protection against themost unwanted visitor of

all: the hurricane. EvenHawaii’s seasonal tropicalstorms can generatedestructive winds, espe-cially in neighborhoodson high ridges. Murakamiremembers one particu-larly windy season a fewyears ago. “I saw so manyroofs blow off, and peo-ple were frantic. Therewere a couple of homeswhere they had to tearout the ceiling and all thecarpeting, because theyhad let the roof go toolong.”

Black mold can growalmost anywhere andthrives in areas that haveplenty of moisture.

“A leaky roof can causeblack mold to grow inyour home,” saysMurakami. “That cancause major health prob-lems for asthmatics andpeople with allergies.”Walls and ceilings withblack mold growth mustbe scrubbed with borate-based detergents beforerepainting and repair canbegin. Wallboard, drywalland carpets with extensivemold must sometimes be

replaced. Beyond structur-al damage, black mold isoften devastating toporous upholstered furni-ture, carpets and curtains.

What’s a homeowner todo? Knowing your roof’shistory is a start,Murakami advises. Keeptrack of replacement andrepair dates, so you’llknow when it’s nearingthe end of its lifecycle.Signs of deterioration canbe a dead giveaway.

“Look for pieces of shin-gle in the yard or granulat-ed finish from shinglespouring down the drainspout,” Murakami adds.“These things tell youyour roof is starting toage.”

Maintenance is also crit-ical to a roof’s health.“Clean your gutters andtrim back all the vegeta-tion from your roof line. Ifyou have low-hangingpalm fronds or mangotrees overhanging yourroof, be sure to trimthem.”

Finally, get a profession-al roof inspection everyother year or so. If you

have a “younger” roof atthe start or middle of itslifecycle, the damagemight be minor.

“You might be told thatyou need to have a gutterfixed or that you’re miss-ing a few ridge caps,” saysMurakami. “Get thosethings taken care of, andwhen another storm blowsthrough, you’re going tosleep a lot better.”

Have you beenwanting to remod-el your kitchen but

have been putting it off? This Christmas you canfinally give yourself thegift of your new kitchen. As many of Hawaii’s

kitchens are built intosmall spaces, you have theopportunity to get a lot ofkitchen for your money by getting creative throughsmartly designed renovations. CS Design Builders’designers start with your vision and show you all thecreative things you can do with your kitchen, throughthe entire building process all the way to your finishingtouches with a single point of accountability. Here are some things to consider in your kitchen

renovation:

Counter spacePlan to cover as much of your kitchen as you can

with countertops. A lot of counter space lets you workmore comfortably. Plan your kitchen with deepercountertops for more space. Granite is very affordabletoday, and is a great material that is both functionaland beautiful. CS Design Builders can even installbutcher block countertop sections or islands alongsidegranite for chopping and preparing food.

StorageSqueeze as many cabinets into your design as pos-

sible, planning for the placement of cabinets in rela-tion to appliances. Deep cabinets that can hold platesshould be located near the dishwasher or sink. Thefewer unnecessary steps needed to complete a task, the smoother the function of your kitchen will be.Waist-high sliding shelves for mixers and toastersquickly get small appliances out of sight, but keepthem easily accessible. You can also use a roll-outpantry with shelves that can be pulled out for theitems you have, but rolled back into the cabinet. CSDesign Builders has a wide variety of creative cabinetsolutions.

SinksA small kitchen does not have to have a small sink. A

large sink will make it easier for you to clean large potsand pans, and is a great place to stash the dirty potsbefore you have a chance to rinse them.

Maybe it’s time you got the kitchen your heart reallywants this Christmas. Or maybe it’s even time you gotyour spouse the kitchen their heart really wants thisChristmas. CS Design Builders is Hawaii’s one-stopshop for all your renovation needs, specializing inkeeping your renovations as hassle-free and worry-free as possible. Take that first step in making yourdream come true.

“We are so pleasedwith the results ofthe renovations wehad done on our

home in Manoa.” – Doctor Jill

From baking cookies withloved ones to celebratingwith family and friends,

fond memories of holiday tra-ditions abound. Each year, scents, sights and sounds pro-mote the season’s spirit — con-tinuing long-standing tradi-tions and creating new memo-ries.Here are some ideas for

stimulating your senses andevoking the warmth of the hol-idays in your home:

Savoring seasonal scentsHome fragrances create a

warm, inviting environmentduring the holidays and allyear-round. A whiff of a famil-iar scent often calls to mindmemories of holidays past. Thescent of cinnamon and vanillaconjures thoughts of freshlybaked cinnamon rolls onChristmas morning, while ablend of evergreens, cedar andmusk reminds many of the hol-iday season. One of the safest ways to

recreate holiday memories iswith scented, wickless candles.

With no wick and no flame, there’s no worry or mess. Afterselecting a favorite seasonalfragrance, it’s easy to place acube or two of the scented waxinto a decorative, ceramic can-dle warmer. Just one whiff andyou are on your way downmemory lane.“A festive, welcoming

atmosphere stimulates oursenses and reminds us of holi-days past as we celebrate with

our family and friends,” saysHeidi Thompson, presidentand co-owner of Scentsy, aleader in home fragrance. “Ahome filled with classic holi-day scents not only evokesmemories but inspires newseasonal traditions for youngfamilies.”

Behold the sights Twinkling lights fill the

indoor and outdoor landscapeduring the holidays. To cap-ture the spirit of the seasonand add a shimmering glow toany room, consider a simplestring or two of miniaturelights strung along a mantel ordisplaying a holiday-themedwickless candle. From snow-men to Santa, there are festivedesigns in all shapes and sizesto complement any decor.

Sounds of the seasonThe sounds of the season

create happy holiday memo-ries. Adding traditional tunesfrom Bing Crosby or moderninterpretations from HarryConnick Jr. can set the mood as

you decorate your home, entertain dinner guests or sim-ply escape the hustle and bus-tle of the season. Music createsa cheerful atmosphere andoften encourages listeners tosing along.

Enjoying the scents, sightsand sounds of the season issimple. To learn more abouthow to fill your home with fes-tive fragrances and decoratewith wickless candles, visitwww.Scentsy.net.

Most people areaware that solarsystems, such as

solar hot water, solarelectric and even atticfans, qualify for healthytax credits, both from thestate and the federal gov-ernment. Most peoplealso don’t like to wait fortheir money. Because ofthis, the end of year isnotoriously busy for mostsolar contractors. Many people put off

their solar project untilthe end of the year, whenit becomes a mad rush toget a project completed. Most solar companies arefully booked through theend of the year at thispoint and are filling theirschedules for the begin-ning of next year. If youwish to get a solar systemof any kind installed thisyear, you may be hard-pressed to find someonewho is able to completeyour project this calendaryear. There are otheroptions available, such as“same as cash” programsthat defer payment for

your system for 12months or more, at noadditional cost. Nowmight be a good time toinvestigate what might bethe best option for youand to come up with agame plan for 2012. Manycompanies are offeringdiscounts for people whoare willing to wait untilnext year to scheduletheir project.New solar products are

constantly beingreleased. One of the latestto hit the market is anAC-rated solar electricpanel. Several manufac-turers are combining DCpanels with built-inmicro-inverters that putout the AC electricitythat your house runs on.This has several advan-tages, including simplify-

ing the panel installationand wiring, which leadsto fewer expensiveinstalls. Another advan-tage is that the panel andmicroinverter are cov-ered under the same war-ranty, by the same manu-facturer. This makes anypotential warranty claimsmuch simpler. Panels arealso becoming more pow-erful and less expensive, which makes your“return on investment” orpayback period less thanfive years, in most cases. After that, it’s free elec-tricity! installs many differentsolar products, includingPV systems, hot watersystems and attic fans. Filling your children’s rooms with positive energy

• The headboard is best placedagainst a solid wall. If it is against awindow, make sure the window hasdrapes, and draw the drapes at night.

• Leave room to walk around eachside of the bed (don’t push one sideagainst the wall).

Bunk BedsBunk beds are great space savers,

but feng shui doesn’t promote usingthem. The child on the bottom is con-fined by the energy of the top bed“pressing down” on him or her, whichis thought to limit natural expressionand expansion in life. Energetically, the child on the top bunk is so farfrom the ground that stability andsecurity may become issues.

What Are EMFs?Electromagnetic frequencies, or

EMFs, are harsh energies emitted byelectronic devices. They can disruptsleep, so keep your child’s body atleast two feet away from computertowers and monitors, televisionsand power strips.

Yin and Yang BalanceBedrooms should be “yin” or

quiet.  Light, mirrors which reflectlight, and aquariums, fountains andelectronic buzzing can create“yang” or lively energy in a bed-room, making it harder to sleeppeacefully.

Through your child’s eyes What do your children see every

day when they wake up? Look atyour children’s room through theireyes and decorate it with comfort-ing items that represent support, unity and security. Some examplesare happy family photos and uplift-ing images.

ClutterClutter creates an energetic dis-

ruption, and for children who studyin their bedroom, it is distractingand hinders focus. Make it easy foryour children to clean up afterthemselves by creating storagespace for toys and books.

ColorUse bright colors for play areas,

but pastel colors are best for thebedroom. Energizing and bold brightcolors, especially red, can createexcess energy, making it difficult tofall asleep. Creating a comfortable, supportive bedroom makes for agood night’s rest, which makes for arefreshed, healthy child, who justmay grow up to be a happier adult!

Across the nation, both building pro-fessionals and consumers areembracing the idea of sustainable

building practices. This practice follows aprocess that is environmentally responsi-ble and resource efficient throughout abuilding’s life cycle: from design to con-struction, operation to maintenance andrenovation, to eventually, demolition. Thispractice expands and complements theclassical building design concerns of econ-omy, utility, durability and comfort. Green building brings together a vast

array of practices and techniques to reduceand ultimately eliminate the impacts ofbuildings on the environment and humanhealth. It often emphasizes taking advan-tage of renewable resources, such as usingsunlight to generate solar power and usingplants to reduce rainwater run-off.According to the Energy Information

Administration, the demand for greenhomes is expected to rise 900 percent inthe next five years. In the home, using energy-efficient

appliances can dramatically reduce energywaste and cut costs. Companies like Mieleoffer a wide range of Energy Star-ratedappliances for every room in the housefrom the kitchen to the laundry room. For example, Miele offers induction

cooktops, which use a non-contact methodof heating using magnetic fields to transferenergy directly to cookware. The induc-tion element stays cool, while the targetobject heats up rapidly for extremely effi-cient cooking. Like gas, induction is excep-tionally easy and quick to control. Theability to precisely control the power

makes induction perfect for all types ofcooking. It is highly reactive and exceed-ingly safe. The cooking surface is cool inoperation and only generates heat wherethe pan sits on it. As soon as the pan isremoved, the flow of heat stops immedi-ately.For more information on the various

types of energy-efficient appliances avail-able, visit www.mieleusa.com.Young, savvy, environmentally con-

scious consumers are at the forefront ofthe green movement. Programs like theDepartment of Energy’s Solar Decathlonallow this demographic to create anddesign an energy efficient home. The Solar Decathlon is a program that

challenges collegiate teams to design, build and operate solar-powered housesthat are cost-effective, energy-efficientand attractive. The winner of the competi-tion is the team that best blends affordabil-ity, consumer appeal and design excel-lence with optimal energy production andmaximum efficiency. This year’s winnerwas the University of Maryland TeamWaterShed.“We are extremely pleased to be part-

nering with Miele on our entry into the2011 Solar Decathlon competition,” saysBrian Grieb, University of Maryland TeamWaterShed’s faculty project manager.“Miele has a reputation for providing ele-gantly designed, environmentally con-scious, cost-efficient products that areconstructed with longevity in mind. Theseattributes are exactly the qualities wewere seeking to include in the WaterShedhome.”

If you’ve finished mak-ing your holiday giftlist, don’t put the pen

and paper away just yet. While the holidays take upa lot of attention rightnow, it’s also a great timeto look a bit further intothe future. With the newyear just around the cor-ner, planning for homeimprovement projectsnow can help you priori-tize and budget.

Spending some timeexamining your homemight bring potential proj-ects to your attention.Maybe you’ve noticedfraying carpet under yourtoes, chipped paint on awindow frame or a paintcolor that feels outdated —whatever needs to beaddressed should getmarked down on your fix-it list.

Give yourself a deadlinefor completing the list andthen call a householdmeeting to start prioritiz-ing. One of the most

important things you canbring to that meeting is anidea of how much you canafford to spend. Given thatthe economy is still lag-ging — and many peopleare feeling that pull ontheir pocketbooks — it’swisest to avoid going intodebt to accomplish every-thing you want to do.

Setting a home improve-ment budget gives youparameters to work withinas you weigh the impor-tance of each project onyour list. However, youshould also come to thetable with a reasonableidea of how much it willcost to complete each ofthe tasks you want to fin-ish.

Armed with your listand your budgetary fig-ures, go through each item, weighing the pros andcons of both doing it nowand letting it wait. You’llinevitably have a lot ofoptions, including puttingthings off and saving more

money throughout theyear, or investing somemoney in repairs now andletting your savings growfor midyear projects.Naturally, you’ll also needto consider the constraintsof weather on your proj-ects — if you want to avoidworking on it during therainy season. Consider thefact that an outdoor proj-ect might feel a lot morenecessary if you and yourfamily like to spend timetogether outdoors.

Your long-term plans

for your home should alsocome into play. If you’replanning on selling any-time soon, consider care-fully whether the projectsyou plan on doing willpay off at sale time.Additionally, if you planon catching a buyer’s eye, take an objective look atwhat might help youmake the sale. If you’reworking with a Realtor, you might even want todiscuss with them thebest fix-ups and repairswithin your budget.

One of the mostoften-asked ques-tions of prospec-

tive clients to Greg KempContractor LLC is, “Whatare the benefits of tearingdown the old house andbuilding new versusremodeling and addingon to the existing struc-ture?” The answer varieswith each home andowner. Many of Hawaii’s

homes were built duringthe ’50s and ’60s’ state-hood boom. Developersbuilt small, affordableone-story single-walledhomes using some of themost basic layouts andfinishes. Carports wereusually for one car, cabi-nets were built-in andjalousie windows in-stalled. Depending on location

and upkeep, some are inrelatively good conditionwhile others are fallingapart. Determining ifyour home is sound andin good shape is the firstplace to start.Remodeling or adding oncan easily be ruled out ifthe home is in bad shape.

Pros and ConsHaving a place to live

during remodeling is usu-

ally the reason given fornot building new, but ifstaying in a rental duringconstruction can be cal-culated into the totalcost/value of the finishedhome, things can be putin perspective. Addition-ally, insurance companiesdon’t offer earthquakeinsurance for many older

homes, even if a newhome has been added onto the existing structure. Some properties have

“grandfathered” dwellingslike additional “cottages”or homes built within thecurrent setback of theproperty lines. If they aretorn down, the new workmust comply with current

building codes and set-backs. Greg Kemp Con-tractor recommends oneway around this is to“repair” the existing non-conforming structurewhile keeping the “foot-print” and existing set-backs intact.Designing a new home

can be done more cost-

effectively than a majorremodel/addition andthe scope of work andspecifications can havemore clarity since youeliminate the “unfore-seen conditions.” Thiscan help rein in some ofthe costs and providemore value.Greg Kemp Contractor
