Page 5: Harlequin Investments Property Overview

Excellent long and short term returns on investment Capital Appreciation

The key to capital appreciation is location – Harlequin’s resorts are in locations where the property market is experiencing high capital growth which is likely to continue indefinitely e.g.

St Vincent - property prices are much lower than neighbouring islands e.g. a fifth of the price of Barbados

St Lucia - property prices are increasing with its popularity as a tourist destination; prices are still much lower than Barbados

Properties are sold off plan at up to 50% below market value with several price rises during construction. Early investors pay less than the property’s value at completion. The earlier the investment is made the higher the capital appreciation giving a higher share in the capital growth

Page 6: Harlequin Investments Property Overview

St Vincent & The Grenadines An Excellent Investment Opportunity

St Vincent is beautifully unspoilt and underdeveloped and has huge potential for growth, which has been acknowledged and is supported by the Government which is actively encouraging foreign investment and growth in the tourist industry.

The number of visitors arriving on the island has increased by 25.5% since 2002 and in 2007 increased by 16.5% year on year. Visitors are predominantly from the UK, USA and Canada. In 2006 total expenditure by tourists was $95.6 million. Currently there are only around 400 rooms available in hotels on the island, and no hotel above a 3 Star, so there is excellent rental potential for the Buccament Bay Beach Resort. The proposed International airport, which will be completed in 2011, will also encourage more visitors to the island.

Property prices are currently a quarter of those in Barbados so now is the perfect time for an early investment in this market as prices will rise when the resort opens as the island becomes more popular due to the increase in visitors.

Page 27: Harlequin Investments Property Overview

Buccament Bay Beach Resort

Situated on the southwest coast of St Vincent the resort is a 15 minute drive from the existing airport and 40 mins from the new airport which is currently under construction and scheduled for completion in 2011.

The wide bay enjoys the calm waters of the Caribbean Sea and is an ideal location for snorkelling and diving.

Built to the highest specification and offering state-of-the-art facilities it will be the first luxurious 5 Star family-oriented resort on St Vincent. The target audience is wealthy tourists who may currently stay at 4 & 5 Star hotels on other Caribbean islands.

Award-winning water gardens designer, Peter May, is designing, constructing and planting the ponds which are a key feature of the gardens.

One of the world's leading architects and designers of hotels, Lorenzo Bellini from Rome, Italy, is blending Italian style with contemporary Caribbean influences to create a stunning 5 Star resort that is modern yet reflects the warmth and charm of this wonderful Caribbean island.

The resort will open in Summer 2010.

Barbados – An Excellent Investment Opportunity

Barbados is already one of the most popular holiday destinations in the world with a well-established tourist industry and a huge demand for hotel accommodation all year round. The total number of visitors has increased by 13% since 2002 at an average rate of 3.13% per year during this period, with visitors predominantly from the UK (37.6%), USA (23.2%) and Canada. In 2006 the total expenditure by tourists was $763.2 mn averaging $127.48 per day per tourist.

There is an established property market and prices are still rising due to near saturation as there is a limited stock of property available for sale and limited land available to build on. With capital growth expected to be consistent at +15% per annum for the next four years bringing a high return on investment it is still an attractive prospect for overseas property investors. Peter De Savory, quoted on www.Propertyweek.com, 4th April 2008: “You can buy first class new land for $700 to $1,200/sq ft. In Barbados it’s around $2,500.”

The Bajan Government sees the tourist industry as the main catalyst for economic development and has created the Tourism Development Act which offers incentives to expand the tourism and hospitality sector. It includes provision for investors in tourism projects to benefit from write off of capital expenditure and 150% of interest. There is also exemption from import duty, value added tax and environmental levies in respect of furniture, fixtures and equipment as well as building materials, supplies and equity financing.

Business Week 2008 quotes Stuart Layne BTA President and CEO "The bottom line is that the only sustainable option for tourism on a small island state like Barbados is to offer quality over quantity and to offer it all year round" and he predicts that eventually demand will outstrip supply. "If we accomplish what we are trying to do, there may very well be a waiting list to get on the island."

The luxury 5 star Merricks Beach Resort is situated in a stunning cliff top position in the south east of Barbados on the ruggedly beautiful Atlantic coast and enjoys spectacular panoramas forged over millions of years by the powerful Atlantic Ocean's winds and waves. Located in the parish of St Philip, 4km north of The Crane and next to Sam Lord’s Castle it is just 20 minutes from the Sir Grantley Adams International Airport.

The Merricks Beach Resort will become one of Barbados’s most luxurious, family-orientated 5 star resorts and will offer state-of-the-art accommodation and amenities including a world class spa. There is currently a shortage of this level of accommodation on the island.

It will be managed and maintained to the highest standard by world-class hotel company OASIS HOTELS & RESORTS. They are confident in providing the highest standards of quality, style and comfort for guests. The resort will also benefit from the efficiency of their global booking system and established online presence which will ensure maximum occupancy throughout the year.

Several Environmental Impact Analysis projects are currently in progress to facilitate our application for planning approval. We already have the report and recommendations from a 3 month coastal study and proposal for creating a breakwater for the beach at Palmetto Bay to make a safe area for bathing.

We expect to receive full planning permission by Summer 2009 and to complete the resort by Christmas 2012

Land prices on the northern tip have doubled over the last three years and are expected to double again in the next two years.

As a volcanic island there is limited land suitable to build on so it will never be overdeveloped and will not have an oversupply of stock. The long term effect of this is that property prices will hold their value.

The World Bank has recently placed St Lucia in the top 30 countries in the world to invest, making St Lucia the only Caribbean country to make the top 30, ahead of Barbados and Antigua. The property market is expanding with investors coming from Germany, America and Canada.

Purchase Price £100,000

Day 1 Reservation fee = £ 1,000

Day 45 30% deposit = £29,000

Stage Payments 25% on completion of the foundations = £25,000

Page 63: Harlequin Investments Property Overview

Example of 100% Finance

Funding the 30% deposit

The investor raises a loan to pay the 30% deposit and Harlequin will pay the monthly loan repayments until completion

e.g. an interest-only loan with an interest rate of 6% for 36 months.

Loan repayments approx £150 per month @ 6% = £150 x 36 months = £5,400

This amount will be added to the final account at completion.

Page 64: Harlequin Investments Property Overview

Example of 100% Finance

Funding the stage payments

Harlequin will pay the stage payments until completion.

The investor will be charged interest @ 8.75% = approx £5,000

This amount will be added to the final account at completion.

Page 65: Harlequin Investments Property Overview

Final account at completion:

purchase price + loan repayments + stage payment interest

£100,000 + £5,400 + £5,000

= £110,400

The investor is provided with a mortgage for 70% of the market value at completion = £119,000

The mortgage will more than cover the final account at completion.
