LETTER FROM THE PUBLISHER

I remember writing previously that the holidays were sneaking up on us, and now here they are! Many people have been saying they just can't believe how fast the year has gone. I tend to agree. But, I think that means that everyone has been so very busy and it made it feel like the time was flying. Busy is good, but too busy tends to cause us to forget about the little things and the most important people in our lives. There are a lot of things to be Thankful for, but we look at that one way. Here is a poem I found that takes being Thankful and puts a deeper perspective and maybe a more realistic view on being Thankful.

Rules• Please shower before entering pool.

• Children ages 14 and under are NOT permitted in the pool area unless accompanied by an adult. Members 15 and older may use the pools, spa and slide unaccompanied.

• Children must be 4 years or older to go on the waterslide alone.

• No pets are allowed in or around the pool areas.

• Food and drink consumption is only permitted on the pool deck area at the upper deck or under covered cabanas.

• Food and drink are only permitted in NON- BREAKABLE containers.

• Bicycles, scooters, roller skates or roller blades are not permitted on the waterslide.

• No floats, rafts, balls or toys of any kind are permitted on the waterslide.

• Radios, CD plyers and other audio devices may be used as long as headphones are used.

• All guests must sign in to the guest book with a member.

• Each residence is allowed 2 non-paid guests. Each guest after that is $3 for ages 4 - 11 and $5 for ages 12 and up.

• Cabana areas are on a first come first serve basis. You may not reserve seating by placing personal items and leaving the area. You must stay with your items.

• You may never use more than 2 of the upper deck cabana tables.

• You may never use more than 1 of the covered areas around the pool.

• Use of balloons is not permitted under the upper deck cabana area.

• There is a limit of 20 people for any residence for an outside party. You must buy wrist bands for your guests before your party.

The Grand Room, Multipurpose/Aerobics Studio, and Event/Sports Field can be rented for birthday parties and other social events by residents only. The renter shall be legally responsible for the behavior of all guests, agents, employees, invitees and licensees on the premises of The Hampton Club during the period of the rental of any room/grounds and shall be responsible for the cost of repairs or damage, as well as for any violations that occur on the premises of The Hampton Club. Renting of any room/grounds requires completion and signature of a rental contract, as well as payment of the associated fees as follows: Checks are made payable to: Grand Hampton Homeowners Association, Inc. There will be a Three Hundred Dollar ($300) security deposit, refundable if there is no damage done to the facility or its equipment. The Security deposit can be made by check and is held without deposit until the event has concluded. The check is returned as long as there are not damages/losses. The Usage Fees are as follows:

GRAND ROOM RENTAL• $150.00 for up to 3 hours• $35.00 for each hour thereafter** Occupancy for the Grand Room will be a maximum of 35 people.

MULTIPURPOSE ROOM / AEROBICS STUDIO• $75.00 for up to 3 hours• $25.00 for each hour thereafter.** The maximum occupancy for this room is 20 attendees.

Rental Options at Grand Hampton

EVENT / SPORTS FIELD• $30.00 for 3 hours• $10.00 for each hour thereafter** This fee does not include access for guests to the pool area. Should guests want to use the pool, there is a fee of $5.00 per person. The maximum number of attendees to use the pool with rental of the Field is 30.

CABANA AREA The Cabana Area is an open area. It is based on a first come first serve basis. The maximum number of people allowed per party is 20 people. Charges are as follows:• ($5) per day for guests 12 years of age and older• ($3) per day for guests 4 to 11 years of age• No charge for guests 3 years of age and younger. For all facility rentals, the renter acknowledges responsibility for the advance payment of a security deposit and usage fee. The entire fee will be due and payable upon the reservation of any other Grand Hampton facilities/grounds. If a renter wishes to cancel the contract, he/she must send written notice to the Association at least fifteen (15) days prior to the rental date. In the case of a cancellation within fifteen (15) days, the Association shall refund one-half (1/2) of all the pre-paid sums. If the renter wishes to rent any other part of the facility, it cannot interfere with the day-to-day sales and marketing efforts of the developer based at the Grand Hampton Information Center during the posted hours of operation. Failure to do so may result in the event to be closed by the RSM, LD, or Information Center Staff.

At Creative Times Academy, we provide a fun, loving, creative environment. Our purpose is to daily enhance the lives of the children and families we serve. We have an onsite video monitoring system enabling the director and managing staff to ensure that all policies and procedures are strictly followed. The entry to the building is secured by a coded keypad, allowing only authorized people in the building. Our building is almost 13,000 square feet and is set on 8 acres of property. We have several age appropriate playgrounds for all age groups, including a covered patio area with ceiling fans and poured in place rubber flooring. We have an on-site kitchen where nutritious meals and snacks are prepared daily.

Our school uses the High Reach Curriculum offering your child many opportunities to develop important skills needed

to help him/her be successful in school. Our school is Apple Accredited and has received the Florida Gold Seal. Our staff members are required to have completed Federal/Local Law background screenings before they join our team. In addition, they are required to be certified in Infant and Toddler CPR and First Aid. Each classroom is staffed with a Lead Teacher and their Assistants. Our Lead Teachers are required to be CDA certified. We accept children between the ages of 6 weeks and 10 years old. We travel to Sand Pine Elementary, Seven Oaks Elementary, and Turner Elementary transporting children in our bus that is equipped with seat belts. We have several extra curricular activities (Dance, Martial Arts, and Stretch-N-Grow) on premises available for the parents to take advantage of. In a continuing effort to enlighten owners and enforce our deed restrictions, the Board of Directors would like to share this update:

Your Board has appointed a Compliance Committee to assist with

enforcement on deed restrictions, handling the non-compliant owners. Many violation letters are mailed to the owners who have maintenance issues, some do comply but most ignore our letters. This Committee will be responsible for recommending fines, holding hearings with the owners who remain non-

compliant, and follow up. They will work with the Board on owners who continue to remain non-compliant. The Board and the Committee would

prefer compliance over collecting a fine, therefore we encourage you to step outside, take an objective look at your home and landscaping. You may need to pressure wash your home, paint, remove weeds from your plant beds or lawn, or resod your lawn. If you have received a letter, please take action.

Reply to the manager and provide the reason why you are unable to comply, when you will comply or request an extension. We ask that you follow the

directions on the letter.

The Transition Committee would like to inform our home owners that a disease that targets palm trees is on the rise. Phytoplasma Disease (PD) is a fatal but preventable cell wall-less bacteria that affects 39 species of palms with the most commonly

affected species being Coconut Palms, Date Palms and Adonidia Palms. Recently, Sabal (Cabbage) Palms and Queen Palms have been diagnosed with a phytoplasma disease too. An injection by a local company can be used to prevent this disease. Some of our palms, in particular the date palms, (species that you see around the club house and on some homeowners properties with exceptionally large palm fronds) are quite expensive and therefore the replacement cost can be incredibly high. In these instances it is highly advisable that a treatment plan begin.

New Business:A) August Board Meeting Report (Barbara & Walter) and Follow Up Discussion at T.C. Meeting 1. T.C. Issues – Board advised that T.C. was organized earlier than normal and that issues related to Board function and HOA duties would be reviewed with T.C. two to three months before turnover. Discussion - T.C. expressed concern that two to three months might not give enough time to develop expertise for seamless takeover. 2. Back Gate Update - Board (J White) reviewed a rendering of gate proposal as a single arm for entry/exit. T.C Board members expressed a desire for a gate rather than an arm. Discussion: Motion by Walter & seconded by Paul unanimously approved that: “ T.C. is in favor of gate versus arm and further proposes a resident membership poll be conducted to determine if gate should be entry/exit or exit only”.

3. Amenities Update – Amenity review is still in process. There has been no decision on timing and which amenities will be in place before takeover. However, the issue with steps to the dock will be resolved. Discussion: T.C. requests continued follow-up with developer to push for the amenities promised. 4. Clubhouse Update – Board (J. White) reported that he was not aware of any promised or proposed upgrades to the Clubhouse. He advised that he would review previous minutes for commitments. T.C. advised that several proposals had been submitted by the committee. 5. Weston Manor Sub-Committee – Sub-Committee (3 members) in place to work on WM issues. 6. Grievance Committee - Board is looking for members. E-mail sent out with request for those interested to notify Tri. Discussion – T.C. wants the committee to be named “enforcements committee” per documents. 7. Amendments – Board suggested that T.C. conduct final review of amendment changes to verify that changes were warranted and would not cause issues later. Discussion – T.C. agreed review proposed amendments at next meeting.B) Grand Hampton Newsletter ( T. Martinez) 1. Jeff Novak is the T.C. point person for placing information in the newsletter. C) Other Issues 1. Jeff Novak reported an issue with a disease affecting medjool palm trees. An e-mail would be sent to Tri requesting landscaper follow-up.D) Resident Comments 1. Required tennis court repairs & court maintenance (asked them to review with Barry), back gate timing (wanted gate not arm), and amenity concern (wanted commitment on amenities). Residents suggested following questions for annual meeting: % of lots sold?, amenity status? & back gate status?
