The proposed bid offers the opportunity for native tree planting at the margins of the site, and the introduction of drystone dykes along the road edge. Grass verges already exist along the access track to the north of the site and the introduction of wildflowers into these verges will increase biodiversity and habitat creation. Habitat walls and fences would be appropriate in the rear gardens to the plots. The detailed proposal will include a landscape scheme to incorporate all biodiversity elements.

In recent years the redevelopment of the former steading to create 6 houses at Hillhead of Lethenty is on-going (ref APP/2013/1009). At this time, the various infrastructure requirements were brought to site, as such mains water, electricity and broadband as such all necessary services are available within the immediate area. The area is not however on mains drainage therefore, similar to the properties at the former steading conversion, the drainage will be to septic tanks.

With regard to education provision within the area, the bid site sits within the catchment area of Market Place School, Inverurie and Inverurie Academy. It is recognised that Market Place is experiencing capacity issues. It is anticipated that the development will feed to the new Uryside Primary School, where capacity for 2 houses can be achieved. It is recognised that Inverurie Academy, which has capacity of 1,100 pupils, will exceed its capacity by 2022, and therefore a financial contribution will be required to meet this shortfall.

As such we would submit that the proposed site represents a logical location for small scale residential development within a rural area which has recently experienced new development, and therefore provides all necessary infrastructure. The small site will assist in supporting the rural areas. There are no constraints to the early delivery of the site and therefore we would respectfully request the existing allocation is included within the Aberdeenshire Local Development Plan 2021.
