The propertyEverton comprises an exceptionally well equipped stock and arable farm. Many of the fields are adjacent to public roads. The fields are well fenced for both cattle and sheep and most fields have their own watering points or troughs.

LocationEverton Farm is located 28 miles north west of Aberdeen, the “Granite City” and oil capital of Europe. Situated in rural Aberdeenshire to the north of Castle Forbes and east of the famous landmark of Bennachie. Everton is readily accessible to Aberdeen’s International Airport at Dyce (22 miles). It has a comprehensive range of international and domestic flights daily. A regular inter-city rail service operates from Aberdeen and there is a connecting railway station at Insch, 2½ miles away.

Alford and Inverurie are the two principal towns nearby; both are agricultural centres and commuting towns for Aberdeen with Thainstone Market, situated at Inverurie. Both centres provide a comprehensive range of shops, hotels, garages, post offices, secondary and primary schooling. Primary schooling is also available at Auchleven.

The range of amenities available in the area are considerable with a number of golf courses, fishing opportunities on the nearby River Don and skiing available at Aviemore, Glenshee and the Lecht and also at the dry ski slope in Alford.

2. The Property will be sold subject to all rights of way, rights of access, wayleave, servitude, water rights, drainage and sewage rights, restrictions and burdens of whatever kind at present existing and whether contained in the Title Deeds or otherwise and whether formally constituted or not affecting the subject of sale.

3. The seller(s) shall be responsible for any rates, taxes and other burdens for the possession and for collection of income prior to the said date of entry. Where necessary, all rates, taxes and other burdens and income will be apportioned between the seller(s) and the purchaser(s) as at the said date of entry.

4. The minerals will be included in the sale of the property only in so far as the seller(s) has rights thereto.
