We were a bit light on this morning with numbers, a combination of the cold weather & the Wallabies playing Scotland in Newcastle. Quite a contingent travelled to Newcastle for the game. The Minister for Women’s Affairs didn’t disappoint with his personal profile this morning. Brett has a wonderful outlook on life & his sense of humour serves him well. His contribution to the community through the school, sport, scouting & service Clubs was noted with Life Membership of Apex. It goes to show, once again, that some of our best speakers come from within. Please make sure you RSVP for the Changeover & pay by next week. Jim will be collecting money & giving final numbers to the venue on Thursday 14th June.

Tamworth’s own Community Property Trust

Imagine a concept where a member of the community provides or leaves a parcel of property to a locally-based management group who then use funding to assist local charities and service providers to build infrastructure to provide local services to the community.

On top, the title of the land and the buildings remain vested in the community for ongoing use and, if any charity wishes to pull out, then another can take its place to use the buildings to provide new or ongoing services.

Such a concept is about to launched in Tamworth as the brainchild of a number of community organisations and supported by groups such as Rotary clubs, Lions clubs and local residents.

It will be known as the Tamworth Property Trust.

A Trust formation committee has been formed so that members of the community can, gift, will, lease or sell property to the Trust who will manage it into the future.

The Tamworth Property Trust Incorporated has been registered, with an ABN, on the Australian Business Register and with the Australian Taxation Office.

Assets will remain owned by the Trust for and on behalf of the residents of Tamworth and District, removing problems incurred in the past where charitable groups had built on public land or donated property and provided buildings to a charity who changed its direction and found they no longer needed the property.

This has occurred in a number of communities where buildings have been built on hospital land, or Council land, with one instance in Tamworth where the Smith Family changed its mode of operation and sold off the property which had been given to it, with the sale money being transferred out of the region.

As a not-for-profit organisation itself, the Tamworth Property Trust is aimed at maintaining ownership of community facilities and assets which have been built up by the community.

The Trust will take possession of gifted land, bequeathed land, leased land (with or without buildings) and may even purchase land to put into trusteeship, with local charities able to rent properties at normal rental rates to cover the costs of operating the trust and maintaining the assets owned.

A major objective of the Trust is to raise funds locally so that funds can be paid in to purchase property on behalf of the local community for identified charity projects on behalf of complying charities. Existing buildings may be used or purpose-built on vacant land if that becomes available to the Trust.

While most charities survive on public donations and government grants, the purchase or construction of assets and major capital equipment such as buildings is often not allowed or possible under such funding arrangements. The Tamworth Property Trust aims to solve this challenge and provide new infrastructure for ongoing services to the community.

Re: Tamworth’s own Community Property Trust

As you may be aware, a number of Tamworth community members have formed a steering committee to create a new local concept to create and maintain community-based assets for the use of locally-based charities. The concept would be called the Tamworth Property Trust Inc.

The bottom line is that assets built up by community-based organisations cannot be sold off or transferred out of the community, as has occurred a number of times over recent decades, much to the disappointment of the original fund-raising or building bodies.

The broad concept occurs where a member of the community provides or leaves a parcel of property to a locally-based management group who then use funding to assist local charities and service providers to build or maintain infrastructure. From within this infrastructure, local services are provided to the community. Members of the community can, gift, will, lease or sell property to the Trust who will manage it into the future.

On top, the title of the land and the buildings remain vested in the community for ongoing use and, if any charity wishes to pull out, then another can take its place to use the buildings to provide new or ongoing services.

The concept has been discussed and supported amongst a number of community organisations and a lot of preparatory work has been undertaken in recent years. The Tamworth Property Trust Incorporated has been registered, with an ABN, on the Australian Business Register and with the Australian Taxation Office. It is now time to create a formal management board, gather seed funding and launch the concept to the public.

Therefore, we write to you to gain the support of your service club and humbly request a donation from your 2012 distributions to get the ball rolling. We would also seek your nomination of a club member to sit on the initial Board.

Yours sincerely,

Tony Summers Steering Committee Chair

Background: Assets will remain owned by the Trust for and on behalf of the residents of Tamworth and District, removing problems incurred in the past where charitable groups had built on public land or donated property and provided buildings to a charity who changed its direction and found they no longer needed the property.

Examples: Buildings have been built on hospital land, or Council land and are no longer in the hands of the community. In one instance, the Smith Family changed its mode of operation and sold off the property which had been given to it, with the sale money being transferred out of the region. While it is obviously the right of the Smith Family charity to do this, the community has lost an asset which was built by the hard work of community members.

Ownership: As a not-for-profit organisation itself, the Tamworth Property Trust Inc. is aimed at maintaining ownership of community facilities and assets which have been built up by the community.

The Trust will take possession of gifted land, bequeathed land, leased land (with or without buildings) and may even purchase land to put into trusteeship, with local charities able to rent properties at normal rental rates to cover the costs of operating the trust and maintaining the assets owned.

Funding: A major objective of the Trust is to raise funds locally so that funds can be paid in to purchase property on behalf of the local community for identified charity projects on behalf of complying charities. Existing buildings may be used or purpose-built on vacant land if that becomes available to the Trust.

While most charities survive on public donations and government grants, the purchase or construction of assets and major capital equipment such as buildings is often not allowed or possible under some government funding arrangements. The Tamworth Property Trust aims to solve this challenge and provide new infrastructure for ongoing services to the community.

From Maureen

There once was a woman who woke up one morning and looked in the mirror and noticed she only had 3 hairs on her head.

“Well” she said, “I think I will braid my hair today”

So she did and she had a wonderful day.

The next day she woke up, looked in the mirror and saw that she had only 2 hairs on her head.

“Hmmm” she said “I think I’ll part my hair down the middle”

So she did and she had a grand day.

The next day she woke up, looked in the mirror and noticed that she had only 1 hair on her head.

“Well” she said “today, I’m going to wear my hair in a pony tail”

So she did and she had a fun fun day.

The next day she woke up, looked in the mirror and noticed there wasn’t a single hair on her head.

“Yea!” she exclaimed, “I don’t have to fix my hair today”

THE NEXT STIMULUS PAYMENT

Sometime this year, we taxpayers may again receive another 'Economic Stimulus' payment. This is indeed a very exciting program, and I'll explain it by Using a Q & A format: Q. What is an 'Economic Stimulus' payment ? It is money that the federal government will send to taxpayers. Q. Where will the government get this money ? From taxpayers. Q. So the government is giving me back my own money ? A. Only a smidgen of it. Q. What is the purpose of this payment ? A. The plan is for you to use the money to purchase a high-definition TV set, thus stimulating the economy. Q. But isn't that stimulating the economy of China ? A. Shut up. Below is some helpful advice on how to best help the Aust. Economy by Spending your stimulus cheque wisely: If you spend the stimulus money at Coles, the money will go to China or Sri Lanka . If you spend it on petrol, your money will go to the Arabs. If you purchase a computer, it will go to India , Taiwan or China . If you purchase fruit and vegetables, it will go to Mexico , Honduras and Guatemala. If you buy an efficient car, it will go to Japan or Korea .. If you purchase useless stuff, it will go to Taiwan . If you pay your credit cards off, or buy stock, it will go to management bonuses and they will hide it offshore. Instead, keep the money in Australia by: 1) Spending it at garage sales, or 2) Going to the footy , or 3) Spending it on prostitutes,or 4) Beer or

Page 10: Frog & Toad Function Room

5) Tattoos. (These are the only Australian businesses still operating in Australia ) Conclusion: Go to a footy game with a tattooed prostitute that you met at a garage-sale and drink beer all day! No need to thank me, I'm just glad I could be of help.

That time of year again A young man called Chris from London wanted to buy a Christmas present for his new girlfriend.

They hadn't been seeing each other for very long and she lived in Scotland.

Chris consulted with his sister and decided, after careful consideration, that a pair of good quality gloves would strike the

right note... not too romantic and not too personal.

Off he went with his sister to Harrods and they selected a dainty pair of fur lined quality leather gloves. His sister bought

a pair of sexy knickers for herself at the same time.

Harrods had a free gift wrap offer but the assistant mixed up the two items - the sister got the gloves and Chris unknowingly got the knickers.

Good old Chris sent off his gift wrapped present in a parcel with the following letter.

Dear Maggie,

I chose these because I've noticed that you are not wearing any when we go out in the evenings. If it had not been for my sister I would have chosen the long ones with buttons, but she wears shorter ones (which

are easier to remove).

These are a very delicate shade, but the lady I bought them from showed me the pair she had been wearing for the past three weeks and I hardly noticed any marks.

I had her try yours on for me and she looked really smart in them even though they were a little bit tight on her. She also said that they rub against her ring which helps keep it clean. In fact she hasn't needed to wash it since she began

wearing them.

I wish I was there to put them on for you the first time, as no doubt many other hands will touch them before I have a

chance to see you again.

When you take them off remember to blow into them a little bit because they will be naturally a little damp from wearing.

Just imagine how many times my lips will kiss them during the coming year.

I hope you will wear them for me on our next date.

All my love,

Chris

P.S. My mum tells me that the latest style is to wear them folded down with a little bit of fur showing.
