The fast pace of growth on the Frankton Flats is showing no signs of letting up with a new $16 million retail complex and yet another new primary school about to begin construction.

The Landing retail complex, opposite the entrance to Remarkables Park Town Centre, is being developed by the Savanna Group, which is owned by established local investors Lindsay and Di Williams.

There has been keen demand from national and local operators for the 15 retail tenancies in the 3200sqm complex, which Mr Williams says is set to open in November.

Savanna Group has attracted a good mix of quality retailers and operators offering “good product and healthy choices”, who are “cautiously optimistic” about future retail spending.

“Retail spending is on the rise and the economic indicators are that we’re at the beginning of another increase in long-term economic growth, but that will probably be more restrained than we saw between 1998 and 2008.”

“People should feel very confident and the surveys show that.”

The Landing’s more than 1000sqm of dedicated public landscaped lawn and garden fronting the adjacent town centre entrance will provide a park-like setting, with its trees and seating offering an oasis in summer.

South Island designers ‘Design Base’ created the complex’s tasteful, contemporary Central Otago design and infrastructure construction is underway on the 1ha site, which includes a sunny north-facing courtyard.

The Landing is accessed from three separate entrances, off Tex Smith Lane, from opposite the Remarkables Park Town Centre and a major new intersection at the eastern end of Remarkables Park.

The Landing’s 110 carparks will be welcomed with parking at a premium across the road at Wakatipu New World during peak seasons. Extensive bicycle parking will also be provided on site.

“We are predicting there will be well over 500,000 vehicles using the new eastern access route linking Remarkables Park with State Highway 6 the first year it opens, which is expected to be 2015.”

The Williams know their stuff, having also developed the successful $25 million Terrace Junction retail and commercial complex on the Frankton BP roundabout corner.

“There’s going to be a lot of focus on this area. It will be convenient and handy, especially for young families using the three schools to be positioned near the new eastern access route passing by here.”

A new 1500-pupil Wakatipu High School is set to open adjacent to Remarkables Park Town Centre at the start of 2017.

Education Ministry head of education infrastructure services Kim Shannon says the ministry is working with the Queenstown Lakes District Council and other authorities to finalise plans. More information, including firm start dates, will be confirmed “in the coming weeks”.

What the loCalS think aBout the 15-tenanCy Retail CentRe, the landing, oPening at RemaRkaBleS PaRk

“It’s a good thing. More business will bring more people and more employment. I hope

there will be enough people to buy the goods in the stores. This has become a real locals’

area and another complex should attract more people than ever.”

“I think it’ll be good for the area. Possibly some competition, but that can be good. It’s already busy, but this has potential to draw even more

people, including tourists, into the area. It’s great for locals and the parking will be a plus.”

“It’s definitely good for the area. There’ll be more choice. We need more choice, more

competition and better prices. The traffic will be busier, but it can only be a good thing.”

“I think it will consolidate the area and, depending on the mix of shops, it’ll be positive for the area. The widened road

will improve traffic flow. More presence out here will allow more infrastructure to be

implemented. It’s exciting having new options and opportunities for consumers.”

“It’s always good to have building and expanding going on. As a mum I hope there’ll be something in there for new mums. Baby City was a Godsend with my little ones. And I hope there’ll be clothing for people who don’t do hiking and skiing – not Warehouse style, but reasonably priced. A lot of

the stores in town are geared at young kids.”

“Any kind of development out here is good for business. It’s fantastic. There will be a busier

feel with more new shops and individual businesses grow themselves on that.”

Northern Vietnam’s Halong Bay is a place of natural beauty so striking you might be caught rubbing your eyes in disbelief, partnered with a myth-based history guaranteed to capture your imagination. Without giving too much away, Halong Bay translates as the bay of descending dragons, so called for the fire-breathing creatures of local folklore who are believed to have created the islands and inlets of the region. Situated on the Gulf of Tonkin, the beautiful Halong Bay is one of Vietnam’s most iconic and visited sites. A recognised Natural Wonder of the World, Halong Bay is made up of thousands of sculpture-like limestone peaks jutting out of the aquamarine waters, creating islands of varying shapes and sizes.

ToP ATTRACTIonS

Things to do in Halong Bay are predominantly focussed on the water, as well they should be, but there are plenty of land-based activities for those who haven’t quite found their sea legs. The National Park-shrouded Cat Ba is the

bay’s largest island, dressed with caves and beaches that beckon exploration. Unlike many of the islands in Halong Bay which are uninhabitable rocks stretching skywards, Cat Ba has plenty of hidden coves, forested hills, coral reefs and waterfalls to discover on a guided jungle tour. Jump on your bike and cycle around Cat Ba, Viet Hai or Tuan Chau, scuba dive deep into the gulf waters or kayak around the islands, disembarking whenever a sandy shoreline takes your fancy.

WheRe To eAT AnD DRInkHalong Bay restaurants heartily embrace their oceanic surrounds with fresh seafood prepared and served within hours of being caught. Bai Chay Town (Halong Bay Town) on the mainland has a wide selection of eateries overlooking Halong Bay, serving mainly Vietnamese and Chinese cuisine. Just off Cat Ba Island you will find the quirky floating restaurants where chefs pluck live seafood from containers bobbing beside the restaurant and cook it to order – while they receive mixed reviews, a local guide can help direct you to the pick of the bunch. Dishes to try in Halong Bay include fried sea snails and Halong squid sausage, washed down with Hoanh Bo soaked rice wine.

WheRe To STAyHalong Bay is ideally suited for cruise holidays so if you’ve been planning an

ocean-based break, consider visiting this gem of Vietnam by boat. The great thing about a cruise is you can bunk on board and not worry about sailing back and forth from the mainland. Whether you are after a deluxe suite or a budget-friendly cabin, there are plenty of cruises so you are bound to find lodgings that suit your needs. As far as Halong Bay hotels back on land are concerned, there are a great range of three and four star hotels along Halong Road in Bai Chay with views out to the rocky islands rising from the seascape.

ShoPPInG

Along with the curious floating restaurants, you will also find floating shops lingering around cruise ships. Perhaps better described as floating convenience stores, the boats sell alcohol and snacks like chips and fruit – prices are usually marked up for the out-to-sea journey so haggling is acceptable. One of the best places to indulge in a spot of shopping in Halong Bay is the

Halong night market in Bai Chay. The open air market located in the city centre is a popular spending spot for both locals and visitors where you can pick up souvenirs like Vietnamese dolls dressed in traditional ao dai costume or non la conical hats worn by the local women.

hALonG bAy LIke A LoCAL

Dotted with major ports, Halong City is the main gateway to Halong Bay but that is usually where its allure ends. While it boasts the widest range of places to eat and sleep, the real attraction is Halong Bay itself. If you want to bypass Halong City all together, fly into capital city Hanoi (about three hours away) and take your pick of dedicated Halong Bay tours to get straight onto the open water. If you are wondering what the antique-looking ships cruising among the islands are, they are ancient Chinese sailing vessels known as junks – a common sight in the Gulf. Halong Bay weather is at its best from March to June before the storms creep in.

VietnamVietnam holidays are growing increasingly popular with travellers of all persuasions as the country opens its arms and coffers to visitors from all over the world. Located on the South China Sea and bordered by China, Laos and Cambodia, this ancient country boasts beautiful scenery and some of Southeast asia’s most renowned hospitality.

Vietnam tours are a showcase for endless rice paddies, beautiful beaches, lush jungles and striking coastlines punctuated by incredible rock formations. Vietnam boasts a long and rich history, punctuated by bouts of occupation and pitched battles for independence. the First indochina war battle site at dien bien Phu, the ancient city of Hue – which is divided by the river Huong – and the seaport of Hoi an are all popular attractions for visitors. the city of Hanoi houses an 18-kilometre spiral fortress, Co Loa Citadel, and the mausoleum of Vietnam’s famous former leader, Ho Chi Minh.

Flights to Vietnam are both frequent and relatively inexpensive, with most of the surrounding Asian countries linked by direct flights. it is possible to trek around the country, using the rail network for slow contemplation of the beautiful scenery as you connect to different cities.

February 2014In my last report I predicted the real estate statistics for January were going to show a rising market. And I was right. The number of house sales grew 64% on the same period last year, and the number of sections sales was up 45%.

Here’s what Kelvin Collins, Queenstown Media Spokesman for The REINZ had to say: “Buyers must have had something positive to drink over the Christmas period and decided that 2014 is the time to make decisions. Many buyers who have been looking for some time are now acting, often resulting in multiple offers being made for new listings, especially below $500,000.

He went on to say: “The demand was at both ends of the market with strong activity under $500,000 from first home buyers and investors. There is a shortage of rental property and many new residents to the region are being forced to consider buying instead of renting.

There was also stronger activity in the upper sector of the market with nine sales occurring over $1.5 million. These were to both local residents and people moving to the region for lifestyle reasons.”

The median house value remained largely unchanged at $562,500. I think this will be due to the fact that it is reflective of sales transactions that occurred in November and December,

2 months that were a bit quieter. From what I

have seen over January and February, we are

certainly witnessing some good prices being

paid for property in key areas. And I think this

will translate into reports of rising values very

soon.

As always, the key to achieving a good sale price

is presentation so if you ever want any advice on

what you can do to your home to prepare it for

the market, don’t hesitate to ask.

This week we held an information evening to

help buyers understand our market conditions.

We heard from Westpac as to the likely rising

interest rates this year, and Kelvin Collins spoke

on market trends. The overall consensus was

that despite interest rate rises, demand for

housing is still outstripping supply so we will see

continued pressure on price and an improving

market. Of course this year is also an election

year which can cause a little uncertainty in the

market, but despite the result people normally

seem to just get on with their lives post election

and the need for a nice Queenstown home to

live in will remain unchanged.

2. oCuLuS RIFTThis VR headset hardly needs any introduction. Since it burst onto the scene at CES 2013 and then on Kickstarter, it has been hailed as the future of gaming and people everywhere have been clamouring to get their dirty paws on the uber futuristic peripheral. It makes gaming a much more immersive experience, taking it off the television and plonking it right in front of your eyes. Where will it go next? We can hardly wait.

1. neST PRoTeCTNo longer a tiny start-up, Nest is now part of Google’s ever growing empire. Whilst we have no idea about where it’s going to go from here, we do know that Nest has so far created two fantastic products. The Nest Protect, a reimagining of the smoke alarm, hauls the product into the 21st century, fitting it out with an array of sensors that work together to keep you and your house safe. Its design credentials are clear too, from the simple housing to the intuitive mobile app.

3. FoRMLAbS FoRM 1: hIGh-ReSoLuTIon DeSkToP 3D PRInTeR3D printers are really starting to make major waves in the design world, this could be in some way down to the influx of desktop based machines that we are starting to see. The Form 1: High Resolution printer from Formlabs is one of these items, bringing with it a super stylish cube design in a small footprint. How does it create 3D models we can hear you shouting at your monitor? Through reversed stereolithograpghy, that’s how and by using a light sensitive liquid resin combined with a focused laser beam. It all sounds very high-tech, and it is, but the important bit is that you can print out 3D models at home, in a short space of time.
