The entrance porch has a tiled floor and timber entrance door and three full length UPVC windows overlooking the frontage and a UPVC window to the side. The hallway has an open staircase rising to the first floor, radiator heating, built in cloak cupboard which houses the alarm system and doors to all the ground floor rooms. The sitting room is situated on the eastern side of the property and enjoys attractive views across Firbank’s garden’s and the open fields beyond, via the double glazed patio door, whilst there are further rear views enjoyed via the double glazed rear windows and side. There is an open fire place with a brick built surround and tiled hearth and a brick archway leading into the dining area which has UPVC double glazed window overlooking the rear garden and radiator heating. Parking and The CottageThe cottage borders the road and has remained unoccupied for nearly 40 years. At present it has been imaginatively converted into a double garage and ground floor store. Adjacent to this is a brick built plinth that secures the oil storage tank and there is an electric up and over roller door that opens up into the garage facility which can house two vehicles. The original cottage still has the original front door that leads to the garage area, which still has an original style fireplace and a window overlooking Overstone Road. There is power and lighting within the garage area and a door which leads to a further room which has a small paned window to the front and a staircase that leads to the first floor. The first floor has three rooms (formally one assumes, used as bedrooms), two with windows to the front and 1 with a window to the rear. The cottage will require extensive refurbishment and modernisation if, subject to planning permission, a purchaser wished to renovate it to provide ancillary accommodation to the main house. The cottage has an original tiled roof and two ground floor storage areas for garden equipment.

RUGBY

Rugby is a market town in Warwickshire, on the River Avon. The town is the second largest town in the county; 13 miles (21 km) east of Coventry, on the eastern edge of Warwickshire, near the borders with Northamptonshire and Leicestershire. The town is credited with being the birthplace of rugby football.

Rugby is most famous for the invention of rugby football, which is played throughout the world. The invention of the game is credited to William Webb Ellis whilst breaking the existing rules of a football match played in 1823 at Rugby School.

Rugby School is one of England’s oldest and most prestigious public schools, and was the setting of Thomas Hughes’ semi-autobiographical masterpiece Tom Brown’s Schooldays.
