Its time to climb out of ourshells and chase the dream!
Vincent shows his stuff in Olympic company
a time when we all need to say,Blow it Im going to do it!I we get trapped into doingnothing we end up looking backand regretting it.
Anne notes that while listingsand sales are down on the boomtimes o our and fve yearsago, house prices are holding
up well in the city ringe area. With an economy now out orecession and interest rates low,she supports analysts who seea bump in sales this year a terprices stabilised in Aucklandthrough 2010. On top o that, this years Rugby World Cup canonly help li t confdence.
At the moment, its not doomand gloom out there, she says. Many houses over the lastyear have sold at peak levels, and there are plenty o buyerslooking or quality propertiesand character do-ups. But a lacko properties on the market isdisappointing.
This is a supply and demandthing and that always dictates, says Anne. The demand andthe prices are there or the rightproperties, but we just dont haveenough o them. People seemto be pushing back their plansand sitting and I dont think theyrealise the opportunity thatsavailable to get a good price andmove on in their lives.

Brian Palmer, executive o fcero Swimming Auckland, said theSpeedo Typhoons strategy came
rom the depth o talent across theteam and this is where VincentBarnao contributed with someoutstanding swims.
The grand fnal programme covered90 minutes o competition watchedby over 1000 spectators, and theSpeedos a ter dominating theround-robin proceedings sneakedinto frst place ahead o Swim T3Tsunami team.
HOW many home-ownersdeprive themselves o livinga special dream because theydecide to sit tight through atmarkets?
Heaps o us, probably. Wedreamed or years o selling thehouse and shi ting closer to thebeach exploring the country in

The list could go on orever, and many people are living theirdreams. But so many others areheld back by their own reserve, apprehensive at taking a boldstep when their biggest singleasset their house is not racingaway in value.
Somehow were prepared to givethings a go when the economy issurging and confdence is in theair. But when things turn we putour grand plans on the back-burner, biding our time, waiting
or sunnier days. We go into ourshells.
That approach is oreign toAnne Duncan, a ormer schoolteacher who has not looked backsince risking the com ort o asecure career and taking on theuncertainly o real estate.

Annes advice to people today ispursue the dream.
I think New Zealanders just haveto be more positive, she says.Li e is too short to get caughtup in the negative vibes thatwe o ten ace. We mustnt getdragged down by that!
Sure, the economy has beenstruggling and house sales arelow, but that shouldnt holdpeople back rom moving on tothe next stages o their li e todo the things they want to do.

Its not the years in your li e that count. Its the li e in your years (Abraham Lincoln)
THE miserly level o house sales inAuckland and across the countryin December also impacted on thewider Mt Albert area. But the latestReal Estate Institute data showssome encouraging signs.
Sales or December reached just30 or the area covering Kingsland,Mt Albert, Owairaka, Sandringhamand Waterview in December oneo the slowest months on record. But the average time taken to sell a
property ell to 29 days, one o theshortest periods since the generalresidential property boom ended in2007.
That adds weight to the view well-presented homes especially ourbedroom, two-bathroom amilyhomes and character bungalowsand villas are in demand andwill sell quickly even in a subduedmarket.
In Mt Albert itsel , QV statisticsshow the suburb is one o the bestper orming in greater Auckland
in sustaining generally high salevolumes since the height o theboom.
While sales in many suburbs havesteadily dropped away, Mt Alberthas stayed resilient, joining GreyLynn and Freemans Bay as the onlycentral or North Shore suburbsto eature on QVs top-10 list oconsistent achievers over the last sixyears.
FOR the hordes o locals who
enjoy a wander up to the topo Mt Albert/Owairaka but coulddo without having to bypass thepotholes on the ring-road aroundthe summit a repair job is on theway to clear the obstacles.
The Auckland council has decidedthe park road needs a ace li t,and the job is listed on its pavingrenewal projects or this fnancialyear. With some luck, work will startin the next ew months.
ERIC Allen is one o those guyswho doesnt sit around waitingor things to change he rolls his
sleeves up and does it himsel .Eric, an 83-year-old who lives in Pt
Chevalier, loves music and becamedisenchanted at the lack o radioprogrammes or seniors. So he setup his own station and runs it roma small home studio.
The station is ad- ree Ree Radio, and operates on 106.7FM - 24
hours a day, seven days a week tolisteners within a 5km radius. Its a labour o love or Eric and
covers music rom the 30s untilthe early 70s most o it rom hisprivate collection.
TRY telling mums and dads at thePt Chevalier Amateur Athletics Clubthat todays kids spend all their timewatching TV and playing computergames and youll likely get an inviteto a club meeting where youllquickly change your mind.
The club, sponsored by AnneDuncan Real Estate, continues itsstrong growth this summer witha record 465 registered athletes inthe 3-to-14 age range. PresidentBrendon OConnor says it isparticularly pleasing to have strong
numbers in the 12-plus age group. The club won an impressive
12 medals at the Auckland relaychamps in December across the7-to-14 age range, and 11 children
rom the club aged 10 and 11were selected in the Auckland reptranstasman team competing inSydney last month.
The club champs on March6 will give local people an idealopportunity to see some oAucklands most promising youngathletes in action.
