    Stay calm advice as privatelandlords wait for tax newsCLEAR signs that theGovernment will change taxrules regarding rental propertymay be causing unnecessaryanxiety among private landlords.

    Prime Minister John Key has madeit clear that some changes are onthe agenda in the May budget,but no frm details have beenrevealed and, whatever happens,there will be a lead-in time beorea new regime is introduced.

    The advice rom Des Ryder,senior property manager at AnneDuncan Real Estate, is or peopleowning rental properties to staycalm and not make any abruptdecisions.

    The central issue here is thatAuckland will always need plentyo rental accommodation, hesays. I people sell their rental

    properties because o a ear othe unknown, it will simply openup opportunity or others.

    This is an area o supply anddemand, just as it is or generalhome ownership. Rents go upand down according to thepressure o demand and thestrong eeling is that rents will goup in the uture as some peopledecide to quit properties becauseo the potential impact o any taxchanges.

    Why would you dump your

    rental in a hurry, and get less orit than you might i you sold it ina more measured way lettingothers in at your expense?

    Des says he has heard stories olandlords, perhaps with one ortwo properties, thinking abouttaking a hit now and sellingtheir assets beore the changesare revealed.

    He doesnt think that is a logicalapproach, especially in the cityringe area where long termcapital gain is virtually assured

    and good tenants are easy tofnd.

    It could be that any changesto the tax system may have animpact on one side o the rental

    ledger, he says, but risingrents will help to balance theequation.

    Des says some landlords, perhapsater some bad experiences withtenants, seem to be fnding itjust too hard and the loomingchanges may be making themthink about whether they wantto stay in or the long haul.

    For them, he suggests takingthe peace o mind approachand using proessional propertymanagers.

    keep it clean and tidy.

Rents arealso regularly adjusted to keepthem in touch with the market.

    Most private owners dont likethe hassle o fnding tenants,checking the property andputting up rents. But thats our

    The project was such a successthat the pair decided toorm a partnership, blendingJeremys design eye with Johnsorganisation skills and adding thefnest tradesmen on oer. Theytook pride in being regarded asperectionists and became knownor renovations o superior class.

    When Jeremy bought his ownhome in Mons Ave, he stayed theperectionist. Through his illness hebelieved in his heart he would live

    there orever, insisting there wouldbe no compromise on quality.

    Its not easy now or John tooversee the sale o a home thatbears the vision, style and energyo his great mate in every room,

    nook and cranny.

    REAL Estate Institute statisticsshow the wider Mt Albertresidential market has come oits record highs o late last year,but is still holding up throughthe uncertainty over tax changesleading up to the May budget.

    Three-month median data orthe area (covering Kingsland, MtAlbert, Owairaka, Sandringhamand Waterview) to the end oFebruary showed a 1.4% drop inprices compared to January.

    But median statistics should notbe seen as an indication o overallprice movement because they canbe distorted by a higher proportiono lower or higher priced housesin any given period (producing, orexample, a record high median o

    $610,000 in December).

    The latest statistics reveal therewere just 28 sales in the area inFebruary (hal Septembers leveland ar away rom the peak o 173sales in November 2003).

    The decline in volume suggestsbuyers are biding their time. Butwith interest rates still down andlistings picking up, there are plentyo opportunities available.

    QV statistics also came up withan interesting result over thefnal quarter o 2009 makingSandringham Aucklands biggest

    mover. Using its E-Valuer onlinetool (which gives a moving priceor virtually every house in thecountry), QV ound Sandringhamprices zoomed 9.1% last quarter.
