What the Board has to share:
Letter from your HOA President: Hi Neighbors, It has been almost a year since I was asked to take over as President of our homeowners association. This has been a very active and productive year. Your board members are extraordinarily committed to ensuring our community stays pristine, safe, and continues to be viewed as a desirable family neighborhood.
As you know there has been a tremendous amount of construction just outside our community, and I appreciate everyone’s flexibility with the additional traffic. The good news is that drainage improvement project is now moving south of our 2-‐entrance/exit points.
The Heritage Dog Park is well underway and scheduled to open in November 2015. I know several of us will enjoy this great addition.
Hopefully you noticed the creek cleaning that was done in the spring. This was important not only from a visual perspective, but also aided in the flow of the additional rain we experienced in June. Our goal is to continue to upkeep the creek.
We have several new neighbors, and with the fall and holiday events scheduled, it will be a great opportunity to meet each other.

Treasurers Notes: 2015 has been a banner year for cutting costs and saving more money for the "rainy day". While we didn't do many improvements, we were wise with our expenses, which will assist with any unforeseen upgrades. A full Treasurers report will be given at the Annual HOA meeting on October 24th. 2016 HOA fees are due by March 1, 2016. Thanks

Fallbrook Home Owners Association ANNUAL MEETING is Saturday, October 24th at 10am at the Fire Station #3 located at 2020 Woodhill Drive – Flower Mound (located in neighborhood behind Culver’s). This is a short and informative meeting where you can meet your neighbors, discuss future improvements of our neighborhood and see what we have accomplished in the past year. Bagels and coffee will be served. Come and let your voice be heard!
The Annual Fall neighborhood Garage Sale is Saturday, October 3rd. The HOA will put up signs for the event and all you have to do is have your items for sell on your driveway and collect that cash. It is recommended you are set up by 7am, as seekers come early.

Is Tuesday, October 6th Step out on TUESDAY October 6th from 7:00-‐8:30pm and meet your neighbors — it is good for you and for the safety of our neighborhood so put your front porch light on, walk outside and meet your neighbors or say hello to those you already know. More than 37 million Americans from 15,000 communities in all 50 states participated in the event last year. A national survey found a third of homeowners wished they knew more people in their neighborhood, so you are not alone if you feel a bit shy. The surveys found that nearly three-‐quarters of homeowners report that because they know their neighbors, they are confident their neighbors will do something if they see anything suspicious around their home. The surveys also found that 67 percent of homeowners felt safer when they knew their neighbors and 76 percent of adults polled said the neighborhood would be safer if they talked more with neighbors. “Neighbors, who know each other, look out for each other.” SEE YOU OUTSIDE!
4rthAnnual Pumpkin Carving/Block Party – Saturday, October 24th from 5 to 7pm. In the cul-‐de-‐sac of Rockcreek Court. There will be a Pumpkin carving contest, a costume contest, treats, food, music and a chance to hang out with your neighbors. More details to follow. If you would like to help with the party please contact Deana Kennedy at [email protected]. We want record breaking numbers this year so clear your calendars and make plans to attend. Fun for adults and kids of all ages. If you own a business and would like to sponsor something for the Party and get publicity for your business at the same time, please contact [email protected]. Or [email protected]. Maybe your business would like to sponsor a Bounce House, The Cake Walk, Face Painting, give away samples, etc. Any ideas welcome!

VENDOR SPOTLIGHT:
We want to share with the neighborhood a service, vendor or company that has performed outstanding service for our neighbors. If anyone has a vendor such as landscaping, plumber, Handy Man, etc. that they have used and would recommend to the neighborhood please send to [email protected] and we will post it in the Newsletter as well as on our website www.fallbrookhoa.com. It is a great place to share with your neighbor’s service you have received that has been exceptional. Many neighbors have taken advantage of vendors listed on our website and have been very pleased with the services and could feel good about using someone that a neighbor has recommended. This Quarters Vendor Spotlight is: Mia’s Sitting Service -‐ (940) 703-‐9513 -‐ text Mia is a resident of Fallbrook and does babysitting as well as pet sitting. Several neighbors have utilized Mia’s sitting services and have given great feedback. Please text Mia with your request and she will respond back to you with her rates and availability. “It’s nice to have someone close in the neighborhood and dependable that we can call on”.
Landscaping Corner: By: Wes
While most landscaping tips are concerned with tending plants during the growing season, winter landscaping is every bit as important if you want to have a great-‐looking lawn and healthy, vibrant plants. With the arrival of fall and cold weather, it is essential to complete a few projects to keep your landscaping protected during the dormant months. Prepare shrubs, trees and grass now, and they will return healthy in the spring and leave you with a neat, well-‐tended winter landscape.
Although grass appears to stop growing in the fall, the roots are actually growing deeper to prepare for winter. Now is the best time to fertilize and reseed your lawn. Feeding the lawn early in autumn will give the roots a boost before winter arrives. A second feeding in late October will keep it winterized and strong in the freezing weather.

If your lawn has some bare patches, early autumn is a perfect time to install sod or reseed. Adding sod gives you an instantly perfect lawn that will be a pleasure when the warm weather returns. To firmly establish new sod, keep it moist for the first week after it is laid. After the first week, it can be watered as needed.
Gardening Tips for October
o Start planning your purchase of pre-‐chilled, spring-‐blooming bulbs, like tulips, daffodils and hyacinths.
o Start planting cool season annuals, such as pansies, ornamental kale and snapdragons.
o Plant herbs like cilantro and parsley now for harvesting through the fall and winter months.
o Keep newly planted trees, shrubs, perennials, and seasonal color watered to help them establish.
Gardening Tips for November
o Continue planting trees and shrubs now while they are becoming dormant so they can establish roots during winter. An application of root stimulator will help get them started.
o Transplant trees and shrubs in your landscape now. Give them a large enough root ball when transplanting to avoid root damage.
o Dig and divide spring blooming perennials now so their roots can get established before spring. Prune back fall-‐blooming perennials to produce healthy, bushy plants next spring.
o Plant narcissus and pre-‐chilled tulips toward the end of the month.
o Plant pansies, dianthus, kale and other winter annuals, as well as cool season veggies such as broccoli and cabbage.
o Fertilize annual color with a complete, water soluble fertilizer. Mulch new plantings to help retain moisture and insulate roots against cold temperatures.

PROPERTY MAINTENANCE:
• Please be sure that you are taking pride in your property by keeping it tidy and well maintained. Please find on our website the contact information for a company many Fallbrook neighbors have used to help maintain and better their homes.
• Please be sure your fence is in good condition. In order to maintain the beauty of our neighborhood we need to keep our fences looking their best too. All new fencing and all work on existing fences require a permit. Exception: Pickets may be replaced without obtaining a permit if the new pickets are of the same material, size, and height as those being replaced. Not repairing your fence is disrespectful to your neighbors and lowers the value of our property.
• Please note that sidewalks in front of homes are the responsibility of the homeowner.
REMINDERS:
• It has been brought to the Boards attention about how fast some of our neighbors are driving in the neighborhood. Please remember we have young children that live and play in our neighborhood and a speeding car can lead to a tragedy. Please be mindful of your speed when entering and in and about the neighborhood.
• Please be sure that you are picking up your pet’s waste & being considerate of other properties and common areas.
• Dogs should be on leashes at all times and it is a good idea that their tags are on them in case they do get loose.

• Trash bins should be stored in garages or behind fences and not visible to the street except on Monday (pick up day) and should be PROMPTLY removed from the street after pick up.
• Please be sure you and your visitors are parking in front of your own home. Thank you for parking your vehicles in the garage or driveway when possible.
• With construction across the street there will be many people working in our area. Keep an eye out for unfamiliar cars and suspicious activity. You can contact the Beat Cop who patrols our neighborhood anytime. Our neighborhood is Beat 7 the number is 972-‐539-‐0525. For a complete map of beat cops you can check the Flower Mound website at www.flowermound.com
• If you are not receiving emails or occasional phone message from the HOA please contact Toni Verdi so we can update your information. The information we send out is good information that needs to be shared with you to keep you informed. Your email and phone number will not be shared as it is only for the use of the Board’s communications.
• Mandatory Board Approval is required on Property Improvements: The Fallbrook CC&R’s are strictly enforced. Please be sure to contact the Architectural Review Chairs, Al Lisbona and Scott Walter with your plans prior to making any exterior home improvements. Exterior paint, outdoor fireplaces, swimming pools, gazebos, storage sheds, etc. all require approval so the improvements meet Fallbrook’s CC&R’s and the Town of Flower Mound’s code requirements. If you need a copy of the CC&R’s please contact a board member and a copy will be provided for your review and for you to keep on file.
• If any neighbor has a good experience with services from a contractor(s) let us know so that we can add them in the Vendor list. Also if you have used any of the recommendations from the Website that have been recommended, please share your comments with Al Lisbona to post on the site.
