This is a well built and well maintained manufactured home. As with all homes, ongoing maintenance is requiredand improvements to the systems of the home will be needed over time. The improvements that are recommendedin this Report are not considered unusual for a home of this age and location. Please remember that there is nosuch thing as a perfect home.

For issues brought to light in the Report below, it is highly recommended that you have qualified contractors furtherevaluate prior to closing. Your Realtor should have a list of qualified, trusted local contractors (home inspectorscan't recommend contractors by state law for conflict-of-interest reasons). Further evaluation by contractors, whenadvised, is important because (1) it completes your understanding of the issues and costs to repair and (2) it iscommon for other related issues to become apparent- that were not apparent during the home inspection- when thespecialty contractor further investigates. 1. Roofing

1.0 ROOF COVERINGSInspected(1) The asphalt composition architectural roof coverings on this home were in satisfactory condition at the time ofinspection and appear professionally installed. No major defects or signs of leaking were noted at the time ofinspection. Well and annually maintained, you can expect 25+/- years of serviceable life from these roof coverings.(2) Repair / Inquire: I recommend that you verify with the seller, and/or the Department of Labor and Industries, thatthe replacement of original roof coverings was permitted through the Department of Labor and Industries. Whenevermodifications or repairs to manufactured homes are conducted, I recommend inquiring with the Department of Laborand Industries to determine whether or not a permit is necessary. Typically, replacement of roof coverings requires apermit. As stated immediately above, the roof coverings appear professionally installed and are in excellentcondition.(3) FYI: Treatment of the roof coverings on a semi-annual basis as a preventative measure against moss growth isadvised.

1.2 SKYLIGHTS, CHIMNEYS AND ROOF PENETRATIONSInspectedRepair: A large amount of broken glass was noted within the kitchen skylight well, presumably from an old skylightthat was replaced within the past year; cleaning is advised. See attached picture.

1.3 ROOF DRAINAGE SYSTEMSInspectedRepair: The gutters are full of debris in areas and need to be cleaned. Keeping your gutters clean will ensureproper function and protect the exterior envelope of the home from water intrusion.

2. Exterior

2.0 WALL CLADDING FLASHING AND TRIMInspected(1) The exterior cement-fiber siding elements of this home were in satisfactory, well maintained, condition at the timeof inspection. There were no major defects or deficiencies discovered at the time of inspection.(2) Repair: Caulk siding/siding, trim/trim and siding/trim abutments to prevent water/insect damage. Monitorcaulking annually and re-caulk if cracks in caulking are noted. See attached pictures.

3. Interiors

3.0 CEILINGSInspectedThe interior elements of this home were in satisfactory, well maintained, condition at the time of inspection. Novisible signs of major defects, leaks to the interior, or significant structural settling were noted at the time ofinspection. This is a well maintained home.

3.4 COUNTERS AND A REPRESENTATIVE NUMBER OF CABINETSInspectedRepair: Minor apparent mold growth was noted within the east bathroom vanity sink base cabinet that should berepaired and remediated to prevent recurrent growth into the future. The seller informs me that they had a leakwithin the vanity sink base cabinet that was subsequently repaired. Probing with a moisture meter did not revealelevated moisture at the time of inspection. This should be a straightforward repair. See attached picture.

4. Structural Components

4.0 FOUNDATIONS, BASEMENTS AND CRAWLSPACES (Report signs of abnormal or harmful waterpenetration into the building or signs of abnormal or harmful condensation on building components.)InspectedStructurally, this home appears to be in satisfactory condition. There was no evidence of substantial structuralsettling noted on the exterior, interior, or crawl space areas of this home at the time of inspection.

5. Plumbing System

5.0 PLUMBING DRAIN, WASTE AND VENT SYSTEMSInspectedThe plumbing system for this home, both supply and waste, was in satisfactory condition at the time of inspectionand appears professionally installed. There were no signs of major defects or leaks at the time of inspection.

5.2 HOT WATER SYSTEMS, CONTROLS, CHIMNEYS, FLUES AND VENTSInspected(1) Repair: Strapping the water heater at the top and bottom 1/3s of the appliance is advised, as customarilyrequired in seismic zones. The water heater appears to be a newer appliance, installed in 2016, per seller.(2) Repair: The T&P (Temperature and Pressure) relief valve on water heater needs a 3/4 threaded pipe to extendwithin six (6) inches of the floor for safety reasons. See attached picture.

5.3 MAIN WATER SHUT-OFF DEVICE (Describe location)InspectedValve Inside West Crawl Space; verify exterior meter valve location with Seller and/or water system provider. Seeattached picture.

6. Electrical System

6.0 SERVICE ENTRANCE CONDUCTORSInspectedThe electrical panel is well arranged, appears professionally installed, showed no evidence of electrical events orinstallation deficiencies, and was in satisfactory condition at the time of inspection. A thermal scan of the breakersand wiring did not show any overheating issues. See attached picture of panel interior.

6.3 CONNECTED DEVICES AND FIXTURES (Observed from a representative number operation of ceiling fans,lighting fixtures, switches and receptacles located inside the house, garage, and on the dwelling's exteriorwalls)InspectedRepair: The installation of a cover plate is advised over the open junction box behind the wood stove. See attachedpicture.

6.6 LOCATION OF MAIN AND DISTRIBUTION PANELSInspectedMain Service Disconnect @ North Exterior / Subpanel in Dining Room Area (see pictures)

6.7 SMOKE DETECTORSInspectedSafety Issue: Many of the smoke detector batteries have been intentionally removed. Replace smoke detectorbatteries upon possession and at manufacturer's recommended intervals thereafter. Replace smoke detectorsevery ten (10) years. Most detectors appear to be 10+ years of age; consider replacing with combination smoke/COdetectors.

6.8 CARBON MONOXIDE DETECTORSInspectedCarbon monoxide detectors were installed in this home at the time of inspection.

7. Heating / Central Air Conditioning

7.0 HEATING EQUIPMENTInspectedFYI: The Coleman electric forced air heating system, manufactured in 2007, functioned satisfactorily at the time ofinspection and appears professionally installed. Well and annually maintained, you can expect 5-10 years ofremaining serviceable life from this system. See attached picture.

7.3 DISTRIBUTION SYSTEMS (including fans, pumps, ducts and piping, with supports, insulation, air filters,registers, radiators, fan coil units and convectors)InspectedRepair: The furnace filters are dirty and require replacement. See attached picture.

7.5 SOLID FUEL HEATING DEVICES (Fireplaces, Woodstove)InspectedRepair / Safety Issue: Further evaluation and cleaning of the wood burning stove and flue by a qualified chimneysweep is recommended. The wood burning stove otherwise appears to be in satisfactory condition. The sellerinforms me that he swept the wood stove flue three weeks ago. I additionally recommend inquiring with the seller,and/or the Department of Labor and Industries, that the wood stove installation was permitted through and inspectedby the Department of Labor and Industries as is customarily required of manufactured homes. 8. Insulation and Ventilation

8.0 INSULATION IN ATTICNot InspectedThis appears to be a well insulated and ventilated home, with insulation and ventilation levels commensurate for ahome of this age and type of construction.

8.1 INSULATION UNDER FLOOR SYSTEMInspected, Not Inspected(1) Repair: Replace displaced insulation, as necessary, throughout the crawl space to maintain thermal efficiency.Displaced, fallen insulation restricts the visual inspection of the crawl space. This was noted to a minor extentunderneath the MBA tub. See attached picture.(2) Repair: Insulate water supply pipes in the crawl space, where exposed (visible), to prevent freezing duringinclement weather. This was noted to a minor extent underneath the MBA tub. See attached picture.

9. Built-In Kitchen Appliances

9.0 DISHWASHERInspectedExcepting mention below, all permanently installed appliances functioned satisfactorily at the time of inspection withno noted defects.

9.7 Washing MachineInspectedRepair: The washing machine appliance leaked onto the linoleum floor within the laundry room at the time ofinspection, suggesting the door gasket should be cleaned and/or replaced if damaged. See attached picture.

ExteriorAs your home inspector, I will observe: wall cladding, flashings, and trim; entryway doors and a representative number of windows; garage dooroperators; decks, balconies, stoops, steps, areaways, porches and applicable railings; eaves, soffits, and fascias; and vegetation, grading, drainage,driveways, patios, walkways, and retaining walls with respect to their effect on the condition of the building. Maintenance AdviceUPON TAKING OWNERSHIP

After taking possession of a new home, there are some maintenance and safety issues that should beaddressed immediately. The following checklist should help you undertake these improvements: Change the locks on all exterior entrances, for improved security. Check that all windows and doors are secure. Improve window hardware as necessary. Security rodscan be added to sliding windows and doors. Consideration could also be given to a security system. Install smoke detectors on each level of the home. Ensure that there is a smoke detector outside allsleeping areas. Replace batteries on any existing smoke detectors and test them. Make a note toreplace batteries again in one year. Create a plan of action in the event of a fire in your home. Ensure that there is an operable window ordoor in every room of the house. Consult with your local fire department regarding fire safety issues andwhat to do in the event of fire. Examine driveways and walkways for trip hazards. Undertake repairs where necessary. Examine the interior of the home for trip hazards. Loose or torn carpeting and flooring should berepaired. Undertake improvements to all stairways, decks, porches and landings where there is a risk of fallingor stumbling. Review your home inspection report for any items that require immediate improvement or furtherinvestigation. Address these areas as required. Install rain caps and vermin screens on all chimney flues, as necessary. Investigate the location of the main shut-offs for the plumbing, heating and electrical systems. If youattended the home inspection, these items would have been pointed out to you.

REGULAR MAINTENANCE

EVERY MONTH Check that fire extinguisher(s) are fully charged. Re-charge if necessary. Examine heating/cooling air filters and replace or clean as necessary. Inspect and clean humidifiers and electronic air cleaners. If the house has hot water heating, bleed radiator valves. Clean gutters and downspouts. Ensure that downspouts are secure, and that the discharge of thedownspouts is appropriate. Remove debris from window wells.

Carefully inspect the condition of shower enclosures. Repair or replace deteriorated grout and caulk.Ensure that water is not escaping the enclosure during showering. Check below all plumbing fixtures forevidence of leakage. Repair or replace leaking faucets or shower heads. Secure loose toilets, or repair flush mechanisms that become troublesome.

SPRING AND FALL Examine the roof for evidence of damage to roof coverings, flashings and chimneys. Look in the attic (if accessible) to ensure that roof vents are not obstructed. Check for evidence ofleakage, condensation or vermin activity. Level out insulation if needed. Trim back tree branches and shrubs to ensure that they are not in contact with the house. Inspect the exterior walls and foundation for evidence of damage, cracking or movement. Watch forbird nests or other vermin or insect activity. Survey the basement and/or crawl space walls for evidence of moisture seepage. Look at overhead wires coming to the house. They should be secure and clear of trees or otherobstructions. Ensure that the grade of the land around the house encourages water to flow away from thefoundation. Inspect all driveways, walkways, decks, porches, and landscape components for evidence ofdeterioration, movement or safety hazards. Clean windows and test their operation. Improve caulking and weather-stripping as necessary. Watchfor evidence of rot in wood window frames. Paint and repair window sills and frames as necessary. Test all ground fault circuit interrupter (GFCI) devices, as identified in the inspection report. Shut off isolating valves for exterior hose bibs in the fall, if below freezing temperatures areanticipated. Test the Temperature and Pressure Relief (TPR) Valve on water heaters. Inspect for evidence of wood boring insect activity. Eliminate any wood/soil contact around theperimeter of the home. Test the overhead garage door opener, to ensure that the auto-reverse mechanism is respondingproperly. Clean and lubricate hinges, rollers and tracks on overhead doors. Replace or clean exhaust hood filters. Clean, inspect and/or service all appliances as per the manufacturer’s recommendations.

ANNUALLY Replace smoke detector batteries. Have the heating, cooling and water heater systems cleaned and serviced. Have chimneys inspected and cleaned. Ensure that rain caps and vermin screens are secure. Examine the electrical panels, wiring and electrical components for evidence of overheating. Ensurethat all components are secure. Flip the breakers on and off to ensure that they are not sticky. If the house utilizes a well, check and service the pump and holding tank. Have the water qualitytested. If the property has a septic system, have the tank inspected (and pumped as needed). If your home is in an area prone to wood destroying insects (termites, carpenter ants, etc.), have thehome inspected by a licensed specialist. Preventative treatments may be recommended in some cases.

PREVENTION IS THE BEST APPROACHAlthough we’ve heard it many times, nothing could be more true than the old cliché “an ounce ofprevention is worth a pound of cure.” Preventative maintenance is the best way to keep your house in

WHEN THINGS GO WRONG

There may come a time that you discover something wrong with the house, and you may become upset ordisappointed with your home inspection.

Intermittent or Concealed Problems

Some problems can only be discovered by living in a house. They cannot be discovered during the few hours of ahome inspection. For example, some shower stalls leak when people are in the shower, but do not leak during theinspection because we do not stand in the shower for several minutes while the water is running. Some roofs andbasements only leak when specific conditions exist. Some problems will only be discovered when carpets werelifted, furniture is moved or finishes are removed. Unethical sellers will conceal known problems before theinspector comes in an effort to avoid getting asked to pay for repairing the problems.

No Clues

These problems may have existed at the time of the inspection but there were no clues as to their existence. Ourinspections are based on the past performance of the house. If there are no clues of a past problem, it is unfair toassume we should foresee a future problem.

We May Not Note Some Minor Things

Some say we are inconsistent because our reports identify some minor problems but not others. The minorproblems that are identified were discovered while looking for more significant problems. In purchasing the homewe trust you made an on-site personal examination of the property prior to writing an offer and addressed issuesyou saw when writing the contract. The intent of the inspection is to find the larger issues that affect people'sdecisions to purchase

Contractors' Advice

The main source of dissatisfaction with home inspectors comes from comments made by contractors. Contractors'opinions often differ from ours. Don't be surprised when three roofers all say the roof needs replacement when wesaid that, with some minor repairs, the roof will last a few more years.

“Last Man In Theory”

While our advice often represents the most prudent thing to do, many contractors are reluctant to undertake theserepairs. This is because of the "Last Man In Theory". The contractor fears that if he is the last person to work onthe roof, he will get blamed if the roof leaks, regardless of whether the roof leak is his fault or not. Consequently,he won't want to do a minor repair with high liability when he could re-roof the entire house for more money andreduce the likelihood of a callback. This is understandable.

Most Recent Advice Is Best

There is more to the "Last Man In Theory". It suggests that it is human nature for homeowners to believe the lastbit of "expert" advice they receive, even if it is contrary to previous advice. As home inspectors, we unfortunatelyfind ourselves in the position of "First Man In" and consequently it is our advice that is often disbelieved.

Why Didn't We See It

Contractors may say "I can't believe you had this house inspected, and they didn't find this problem". There areseveral reasons for these apparent oversights:

1. Conditions During Inspection: It is difficult for homeowners to remember the circumstances in the house, atthe time of the inspection. Homeowners seldom remember that it had not rained in days, there was furniture/storage in the area or that the furnace could not be turned on because the air conditioning was operating, etc. It'simpossible for contractors to know what the circumstances were when the inspection was performed.

2. The Wisdom Of Hindsight: When the problem manifests itself, it is very easy to have 20/20 hindsight.Anybody can say that the basement or crawlspace is wet when there is 2 inches of water on the floor. Predictingthe problem is a different story.

3. A Long Look: If we spent 1/2 an hour under the kitchen sink or 45 minutes disassembling the furnace, we'dfind more problems too. Unfortunately, the inspection would take several days and would cost considerably more.

4. We're Generalists: We are generalists; we are not specialists. The heating contractor may indeed have moreheating expertise than we do.

5. An Invasive Look: Problems often become apparent when carpets, walls, ceilings, or insulation are removed,when fixtures or cabinets are pulled out, and so on. A home inspection is a visual examination. We don't performany invasive or destructive tests.

6. Lack of Understanding: Many contractors believe they know the scope of a home inspection even though theyhave never performed a home inspection. It is not unusual for a chimney sweep to clean a chimney, run a$5,000.00 pipeline camera up the flue and say I can not believe the home inspector did not see the crack.

7. Other Considerations: Most every profession has some unethical people. Unethical contractors will quicklyblame the inspector, make you believe the inspector is liable, and attempt to talk you into an immediate repair.They often use fear to motivate you to make repairs right away knowing if they succeed in their efforts no one willbe able to determine if the problem really existed or was as extensive as they claim, but they end up getting paidfor a repair that may not have been necessary or nearly as expensive to correct.

8. Not Insurance: In conclusion, a home inspection is designed to better your odds. It is not designed to eliminateall risk. For that reason, a home inspection should not be considered an insurance policy. The premium that aninsurance company would have to charge for a policy with no deductible, no limit and an indefinite policy periodwould be considerably more than the fee we charge. It would also not include the value added by the inspection.
