And that's no accident. Nestled along the banks of theChattahoochee River, this remarkable new community has beenmeticulously designed and strategically planned with a singular goalin mind - recapturing and enhancing the spirit of the ClassicAmerican Neighborhood.

Here, a host of delightful public spaces and pedestrian-friendly walkways foster a sense of community and kinship. Like the celebrated neighborhoods of yesterday, Ellard is filled with lush,grassy parks that welcome family and friends for picnics, strolls andrecreational activities. Ellard's designers are keenly aware of the crucialrelationship between lot size, location and the size and scale of ahome's architectural detailing. So you won't find design techniquesused strictly to respond to the latest design trends. What you willfind, however, are entry porches, walls, windows, doors and otherarchitectural elements that truly maximize the lot's size and comple-ment the overall home design.

In most developments, all of the participants —

land planners, developers, architects, landscape

architects, builders, marketing experts, and others — work

independently of each other. Each trade executes their

responsibilities without a true sense of the overall vision.

At Ellard however, the participants have worked as a

team, right from the beginning, to contribute toward a

shared vision of excellence. It’s a philosophy that has

made the most of the land, of everyone’s talent, and of

the resulting community.

For example, the land planning firm has worked

hand-in-hand with the architectural firm — not just to

randomly lay out lots and design attractive homes, but to

plan homes that are grouped together, with common

connections, maximizing the natural surroundings.

Ellard homes are perfectly oriented to the available lots.

harmonizing with the land, with each other, and with the

total aesthetics of the community.

Land planning and design are just two aspects of the

total vision concept as practiced by Stephen Fuller and

the Ellard Development team. As first one expert and

then another adds their contributions, thousands of

coordinated details combine to create a community that’s

greater than the sum of its individual parts.

This book is the first step in the Mosaic process. It pro-

vides the imagery of what Ellard will be upon completion, so

that every firm involved in the design, creation, construction

or sales and marketing of Ellard can fundamentally understand

the community we aspire to build.

As a prerequisite all participants have agreed to the philoso-

phy the Vision Book describes, and are dedicated to its success-

ful execution.

Ellard is not a typical suburban community. This Vision

Book defines what sets it apart from common neighborhoods.

For those who appreciate the differences, this book will spur

enthusiasm for the cascading levels of detail to follow. If you

find that you’re not inclined to join us in this exceptional com-

munity then we hope our Vision Book has introduced con-

cepts that you may choose elsewhere.

T H E C O M M U N I T Y

C O N S T R U C T I O N D O C U M E N T B O O K .

This book contains the information needed to understand

the community elements found in the public spaces at Ellard.

Foremost among these are the Caretaker’s House, The

Conservatory, and the numerous parks that Ellard affords its

residents. Furthermore, community signage, street lighting,

and park structures are defined in this volume.

A vital section of this book describes the lot protocol.

Here we illustrate each lot’s physical characteristics, including

topography, views, and setbacks. Years of careful study have

given us the ability to group subdivision lots into specific

types. We are able to code these lot types and match them to

compatible types of homes. This ensures that the home is not

only beautifully fitted to its particular lot, but that each home

complements those surrounding it. Typical suburban commu-

nities simply do not consider issues such as these. The

Community Construction Document Book helps to secure the

harmony between homes and community amenity elements.

Stephen Fuller Mosaic approach is explained in a

comprehensive set of documents that serve to guide

all trades in the creation of Ellard.

Surprisingly, when most new home communities are

conceived today, only amenities such as entrance walls, club-

houses, and sales centers are cohesively designed. Typically

various individuals introduce home plans with no clear vision

for recommended style, size, shape, height, materials, or

garage treatments. Each individual seems to have a differ-

ent perspective of what is appropriate. The result is

reviews, changes, expenses, and consequently delays in the

Architectural Review Procedure.

Our third book helps to remedy these problems. The

Home Plan Library illustrates homes that fit a particular price

range, lot type, and buyer demographic. The process of design-

ing a home and customizing it to fit one’s tastes is simplified

through the use of this interactive format.

Each entry in the Home Plan Library is designed to perfect-

ly fit a coded lot, and to blend with the character of the

community at large. Families can make richly individualized

housing statements, thanks to the wealth of complementary

styles and details in the Home Plan Library.

Ensuring conformity without monotony, the Library is an

excellent way to meet the architectural needs of the community.

Most importantly, it streamlines the process of choosing and

customizing a beautiful home.

Included in the Home Plan Library is the master list of

specifications and choices for the homes and individual sites

in Ellard. All color and material options such as brick choices,

paint colors, roofing materials, and fencing are found in this

section of the Home Plan Library. Primarily, the selections

concentrate on exterior finishes; however they also describe

minimum interior specifications and guidelines that ensure

consistent quality among builders. As always, the goal is to

allow individuals a wide range of personal expression,

while retaining overall thematic continuity.

YOU ARE CORDIALLY INVITED to journey through

our classic American neighborhood nestled along the banks

of the Chattahoochee. Ellard represents a return to the charm and

grace found in historic towns like Old Roswell and Madison, Georgia,

or perhaps in Middleburg or Fredericksburg, Virginia. From these we

seek to capture the grace and tradition of times past to create a family

heirloom, a source of pride and enjoyment for future generations.

To determine just the right format for this mixed-use develop-

ment, we formed a highly specialized and skilled design and

development team: Land Planner and Civil Engineer, Ron Sprinkle and

John Didicher - Civil Design, Inc.; Residential, Designer Stephen Fuller -

Design Traditions; Landscape Architect, Alec Michaelides - Land Plus

Associates, Ltd; Developers, Pete Calabro and Bob Button — Habersham

Investment & Development Corp., and Garry Osley, Associate.

As a patron of environmental stewardship, we collaborated closely

with the Ellard family heirs (Richard and Peggy Hatch) who have

owned the property since the early 1900’s. From approximately 165

acres of land available for development, we chose to utilize approxi-

mately 70 acres for the construction of Ellard, leaving approximately

62.5 acres in its natural state as protected greenbelts and wildlife pre-

serves. An overall total of 90+ acres of open space will include neigh-

borhood parks, jogging trails and walking paths, providing recreation-

al and social activity.

Realizing that we had to condense generations of spontaneous

growth into a few years of development, we have taken great care not

to stray from the lessons taught by history. We visited older neigh-

borhoods and villages, revitalized neighborhoods, and newly complet-

ed communities constructed in the Neo-Traditional style. We visited

sites along the East Coast in the Carolinas, Virginia, and Maryland and

then ventured south to Orlando and the Florida Panhandle. To learn

how to build urban cohesiveness, we measured pedestrian-friendly

streets, varying setbacks, and sidewalks. We studied how directional

and identification signs can be not only informative, but works of art

as well.

These elements will become part of Ellard, creating a community

with a sense of time and charm, combining a divergence of ideas while

maintaining integrity in the overall aesthetic quality.

The synergism that will drive Ellard is its mixed-use components,

the first of which is a 107 single-family custom home community of

varying lot sizes. The residential layout will utilize traditional

elements including narrow streets, intimate parks, tree lined sidewalks,

porches and verandahs, period street lighting, and build-to lines that

draw homes close to the avenues and walkways. These elements

enhance a pedestrian-friendly environment and encourage neighbor-

hood gatherings. Architectural styles such as Classical, Colonial,

Georgian, Victorian, as well as Early Classical and Greek Revival will

be compatibly mixed to give each street its own special architectural

integrity. The entrance into Ellard will be through a gated portico

extending from the Caretaker's House. The Conservatory will provide

an elegant setting for social and business gatherings and from it,

residents can view the river, swim in the Art-Noveau pool and enjoy a

game of tennis at the lighted tennis courts.

The next component is a proposed commercial Village within

walking distance of the residential community. The Village is planned

for retail shops, a café, fine restaurants, offices, perhaps an inn,

professional services (including day care) and a community meeting

hall. Architecturally compatible Townhomes and an Assisted Living

Facility will complement the Village. Each component is integral to

the distinction of Ellard, where people can live, socialize, conduct

business and enjoy community.

Ellard is not for everyone, but for those who are looking for the

rare and exceptional, Ellard will provide gracious living, timeless

beauty, an opportunity to build not just a home, but a life . . .a legacy

in the making.

In a notable career, Stephen Fuller has received more than

40 awards of excellence for superior design, including three

“Best in American Living” commendations from the National

Association of Home Builders.

Professional accolades are gratifying.

Just as meaningful however, are the countless affirmations

Steve hears from families who draw unending pleasure and

comfort from his creativity. In a world populated with me-too

inspirations, Stephen Fuller’s instinctively fresh approach gives

his designs noted personality.

With Stephen, there’s always a surprising newness, even in

his respectful interpretations of long-loved styles. Instead of

expected corners, you’ll see sunlight bathing open spaces. In

place of rote predictability, you’ll find sensitive responses to

family needs. And in every room, you’ll spot the signature

accents that underscore true quality.

Through his community home designs, Stephen Fuller

gives full expression to an abiding philosophy: that a home

should live in harmony with its surroundings, and that tradi-

tion should live in harmony with time. A Stephen Fuller

Creating a spectacular community requires a unique sensitivity

to the environment. It means working closely with the Corps

of Engineers, Fulton County and the Atlanta Regional Commission to

minimize the impact on the environment. It means saving the wetlands,

identifying the flood plain, planning lakes and detention areas and

saving trees, all while creating beautiful home sites for the builders and

the homeowners.

It takes education and experience to create a truly successful com-

munity. John Didicher, founder and C.E.O. of Civil Design, Inc. has

been designing every stage of residential development for thirty years.

He is a registered civil engineer and surveyor whose interest in quality

development has led him to serve on the Fulton County Development

Advisory Board for many years.

So often today one hears comments like,

"That land was so beautiful, why did they

have to ruin it?" or "It seems they just

keep building and building and don't even

have a plan."

His associate, Ronald Sprinkle, is president of Civil Design, Inc. and

a registered landscape architect. Ron has been planning unique in-fill and

large multi-use communities for fifteen years. Ron also serves as a mem-

ber of the advisory board for the Atlanta Regional Commission and is

on the statewide Georgia Department of Transportation, Transportation

Enhancement Advisory Panel.

Ellard is a spectacular community. It was designed by John and Ron

using their combined years of engineering and land planning experience.

The preservation of the environment is apparent as one drives through

this development. The ultimate benefactors, however, are the residents.

They will enjoy the exquisite beauty of their environment as owners of

the Ellard community.

The illustrations and definitions found in the

following pages form the basis of the architectural

guidelines at Ellard.

The foremost goal is to create a cohesive community. The

land plan, the location, and the amenities already inspire a tradi-

tional neighborhood, however the most prominent characteristic

of a heirloom community is the home.

It is important to note, however, that regardless of the style

and character of architecture the use of high quality materials will

allow a properly balanced home to realize its superior value. The

style of Ellard is drawn from the early architecture of America; the

classical architecture of the Georgian period, the Colonial architec-

ture of New England, and the Virginia Homesteads of the 1800’s.

These points of departure are similar in character. In fact, many of

the details generated by these styles will be repeated throughout

Ellard. There are, of course, distinctions among these and the fol-

lowing pages will discuss each of the selected styles and details

found at Ellard.

The two main characteristics that define a New England Colonial

house are the use of shingled walls and the gambrel roof. These homes

take their inspiration from the Northeastern states, where the influences of

the Dutch combined different roof shapes and details with Colonial

details. Another predominate feature of this style is the use of a can-

tilevered second floor above the first floor allowing the use of brackets,

pendants, and bay windows.

The Georgian homes at Ellard

are characterized by their formality.

Homes revolve symmetrically

about the central axis, celebrated

through the use of temple style

porches. The homes are predomi-

nately brick with strictly propor-

tioned details that tend to be more

elaborate than many other styles.

All wood columns should be turned and classically propor-

tioned, shutters should be paneled, railings should have more elaborate

designs or turned classical balusters, and cornice trims have heavier or

more elaborate moulding than other styles.

These homes are reminiscent of those built for the gentry of the

Tidewater region. These are not as formal as the Georgian homes; detail-

ing is simplified, and the homes mix lap siding and brick. Homes may

have a symmetrical, central mass, or be off center in their composition.

Although the detailing is less formal, the home is still classical in proportion.

It is typical to find variation in

chimney shapes among historical styles.

The Colonial chimney uses simple shapes

asymmetrically organized. The Georgian

style is more formal, and makes use of finer

detailing. New England Colonial chimneys

are veneered with siding or shingles, howev-

er, brick is an acceptable option.

Prefabricated chimneys must cover the spark

arrestor, and masonry chimneys may have

decorative pipe caps.

BRICK DETAILS

The brick used at Ellard should fit the

period of architecture, and must look as

though it is mould-made or hand pressed with

grapevine or scored joints. Brick colors should

be red earth tones. Successful brick detailing

should emulate masonry construction. For

example, windows should have arches that sup-

port the masonry load carried above the opening.

Every feature of an Ellard

home is built to classic pro-

portions and arranged on

the facade in an ordered

pattern. Traditional win-

dows have mullions that are

vertical in orientation in their shape. Windows are then aligned verti-

cally, with smaller windows above larger ones. If a window has shut-

ters they should be sized to be openable with the appropriate hard-

ware. Whether a window is in a brick or wood wall, each window

should have an arch or

header above as well as a

wood or brick sill. The

size of the window arch

should be in proportion

to the size of the window.

Illustrated here are

accent windows typical of the

quality of Ellard. The

Palladian window is extremely

formal and is appropriate for

the Georgian style. However,

similar windows can be detailed

to fit in any of the homes at

Ellard. This process can be

used for many of the accent

windows found in the Ellard

Home Plan Library.

These illustrations show various

dormers that accent the homes at Ellard.

Successful dormers begin with a well-

proportioned window and Colonial mul-

lions. The surrounding trim should stay

close to the window. Dormers should be

set only on high pitch roofs, so that the

sides do not become elongated. The

scale of the dormer roof should not be

too large, and the pitch of the dormer roof

should match the pitch of the main roof.
