    B Richard Ellis and LaSalle Investment Management are twocompanies that understand the value o investing in energyefficient buildings and have set high standards or theirportolio. When the two began working together in 2006 as the

    asset service and management providers or the historic Dexter Hortonbuilding, there was a mutual understanding that they would invest in theupgrades needed to make the building as efficient as possible. By usingthe EPAs ree benchmarking tool,ENERGY STAR Portfolio Manager,

    they were able to see how the buildings energy perormance compared tosimilar buildings and knew there was room or improvement.

    Making energy-efficiency upgrades have paid off in big way. In just ayears time the Dexter Horton building jumped rom an energy ratingo 60 to 78 and as o 2012 had a rating o 97.

    Despite rising energy prices, the buildings utility bills have dropped,as a result o their investment in energy efficiency. Te lower operatingcosts have helped to make the building highly desirable to tenants andenabled it to stay competitive in a tight real estate market.

    low- and no-cost measures, which would quicklybegin adding dollars back to the bottom line.

    Tey also developed a long-range plan, which tookenergy savings a step urther and invested in measureswith a higher initial cost but significant savingspotential. Most improvements made to the DexterHorton building were generating net savings withinthree years.

    Some o the measures perormed to date include:

    Once energy-efficiency measures are paid or, theycontinue to save money or years to come. Fortunately,CB Richard Ellis was able offset some o the initial cost othese measures and quicken the payback period by usingutility rebates. In total, they obtained more than $30,000rom Seattle City Light or the ollowing:

    Since Dexter Horton is a historic building, CBRichard Ellis had to ollow certain guidelines that

    do not apply to all buildings. However, that has nothindered their ability to improve energy perormance.Tey continue to raise the energy-savings bar andare even considering making the switch to daytimecleaning to conserve energy at night.
