Dunedin property values stable

Demand for lifestyle blocks in Otago

remains steady, according to Real Estate

Institute of New Zealand (REINZ) stats

and Edinburgh’s transactions. Seventy-five

lifestyle properties sold in the three

months to December 2012, compared to

77 over the same period a year earlier.

Meanwhile, the median sales price for

the December 2012 quarter was $430,000,

compared to $405,000 12 months earlier.

Good news for sellers.

In the rural market, 30 farms sold in the

last quarter of 2012, compared to 38 in the

over the same period in 2011. However, the

median price per hectare was well up, at

$13,242, compared to $9799 – that’s 35%.

Lifestyle market healthy

Quotable Value’s (QV) January data shows property values in Dunedin are stable, up 1.1% over the past three months and up 2.7% over the past year.

QV Valuer Tim Gibson says Dunedin has seen a very busy start to the year with the Christmas period also unusually busy. “The bottom end of the market is seeing most of the activity, with properties receiving multiple offers and selling within weeks or even days in some instances.”

property price up 4%, compared to

January last year.

Real Estate Institute of New Zealand

(REINZ) data shows that residential sale

volumes were also up, by 11%, on 12

months ago.

A lack of listings appears to be part of the

reason prices and volumes are trending

upwards.

Have you ever thought about who built your community hall? In 1952 the Domain Board of Fairfield drew up a roster. Each Saturday, a quarter of the town would go and spend their day building the hall and playground on the 2 ½ acres set aside in post-WWII farm subdivision.

Long-time Fairfield resident Mary

remembers it well. Her late husband,

Graham, was helping build their house

around the same time. Once a month, he

would stop work on their home for a day

and help build the hall. The hall was officially

Each month we will be focusing on

a different suburb of Otago to showcase

the communities we love and the quirky

things you may not know about each

area. This month we hone in on Fairfield,

Dunedin. The quiet suburb of Fairfield lies

10 kilometres to the west of the Dunedin

CBD, in Otago, southern New Zealand.

Fairfield lies in rolling hill country between

Abbotsford and the Taieri Plains, close to

the slopes of Saddle Hill and Scroggs Hill.

A quick history

The name Fairfield was originally given

as a descriptive name by early European

settler William Martin to his farm property,

located close to where the town now

stands. The original farmland was

subdivided post World War Two, to create

the beginnings of a small town. In the

past. Fairfield has featured a couple of

taverns, a petrol station and a tailor. From

1950 onwards, Fulton Hogan continued

to expand operating from Fairfield, with

sister company Fairfield Asphalt. Until

2000, Fairfield was situated on State

Highway 1, but the construction of a ten

kilometre stretch of the Dunedin Southern

Motorway (the southernmost motorway

in the world) between Caversham and

Mosgiel at that time created the Fairfield

bypass.

What’s in Fairfield today?

Fairfield School has a fantastic reputation

and is a main hub of the community.

Fairfield also features a playcentre,

a church, a community hall with a

playground and a skate park, a bowling

club, a fish and chip shop, a dairy, a paper

store and a hairdresser.

Close to...

Fairfield is situated in close proximity to

some fantastic recreational areas such as

Brighton beach, Outram Glen, Mosgiel’s

shopping district and pool, and the North

Taieri golf course.

FAIRFIELD: A TRUE COMMUNITY

Fairfield: a true communityopened on the 12th September 1958 with

a Queen Carnival, celebrating the town’s

hard work and raising nearly £2000 to clear

all liens and debts. Today, the Fairfield

community hall is still used regularly – for

dance classes, indoor bowls, crafts, markets

and church fairs and Playcentre.

Mary has lived in Fairfield, in the same

house, for 56 years. Born and raised in

Dunedin, Mary found herself in Fairfield after

marrying Graham. Graham bought a section

for £185 in 1950 and used it as a potato plot

until the couple built their house on it in 1956.

“There were only a handful of houses on the

street at the time – mostly wee cottages that

have since been bowled and new houses

built in their place. The street was made of

clay and dust blew everywhere, so I learned

not to wash my venetian blinds until after a

certain time of year, once the winds had died

down.”

As a teacher, Mary found herself relieving

at Fairfield School one day in 1971. Over the

next 30 years, she taught, worked in the

library and served on the PTA. Fairfield’s

school has a wonderful reputation, says Mary,

as does the gardening and bowls clubs, of

which Mary has been a member. She has

also been part of the craft class in Fairfield

for the past 10 years, meeting at people’s

own homes or the hall. Much activity revolves

around the church: There is a breakfast

session on Sunday mornings, called “Fuel”; a

“Mainly Music” programme for pre-schoolers,

a play group and youth club.

Mary says Fairfield was – and still is – a

great place to raise children. “Back when

we had children, everyone knew each other.

Families only had one car, if any, so people

had to walk and bus everywhere. I still meet

a lot of people on the bus, when I visit my

sister in a rest home in town or go shopping”.

Mary loves the feeling of safety in Fairfield.

“It’s peaceful, with a great micro-climate and

nearly no wind.”

FAIRFIELD’S WEATHERMAN

Proof that the weather really is better in Fairfield

What made you interested in Fairfield’s

weather?

My father, Tony (who passed away in

2006), had an interest in weather details

from day to day and I have followed his path.

Dad’s pedantic record keeping (he had a

diary, where he logged daily temps, rain, etc.

for many years) encouraged me to purchase

and set-up the weather station as a birthday

gift to him in 2003.

How did you go about setting up a weather

station?

I’m a computer technician, so I

researched on the internet for wireless

weather stations and sourced the computing

power required to run and upload the

weather data to the internet 24/7. A PC sits in

the room near the weather station’s receiving

unit and uploads data to the internet every

five seconds.

What is most interesting about Fairfield’s

weather?

Fairfield and Mosgiel seem to have their

own microclimate, which is completely

different to Dunedin. I like to brag to people

who believe the weather is great in town – to

show them it is even better in Fairfield. Rain

data does not seem to vary much from the

rest of Dunedin, however, temperatures

are often significantly varied and higher

than Dunedin. In saying that, winter frost

temperatures can be significantly lower and,

where there is a good frost, you usually get a

beautiful sunny day.

What do you enjoy most about recording

the weather?

A highlight is the positive feedback

I receive from people all over the world.

Meet Fairfield’s very own weatherman, Bruce Van Essen. Bruce is responsible for www.fairfieldweather.info - a website dedicated to recording every detail of Fairfield’s microclimate. The temperature (indoor and outdoor), humidity, wind, rainfall… It’s all there. But a word of warning: it’s rather addictive keeping an eye on the weather and the website is a weather groupie’s dream page.

years. That’s a significant number of views,

considering I am not a commercial enterprise

with the resources to promote the site.

How long have you lived in Fairfield?

I have lived in Fairfield all my life and this

is the third house that I have resided in.

What do you love about Fairfield?

I have always liked Fairfield for the fact

that, not only does it have its own micro

climate, it’s like a semi-rural town – away

from the hustle and bustle of the city, but

only 10 minutes away from the centre of

town. It has an outlook of hills, is peaceful

and tranquil and is a great place to raise

children.

MAKE YOUR GARDEN A SELLING POINT

Make your garden a selling point

2. Add colour. Seasonal bedding will brighten

up you garden, especially along your pathway

edges. Flowers like pansies add instant colour

without blowing the budget.

3. Choose wisely. Shrubs are always best value

for money. You get winter shape and colour

and you can always prune them to the size and

shape you want.

4. Chop it. Prune all dead wood. Anything dead

in the garden always looks unappealing.

5. Focus. If your time and budget are limited,

concentrate on high impact areas such as your

entrance way and street frontage.

6. Define the space with hard landscaping.

If selling a section, clear grass and plants so

that boundary pegs can be clearly identified.

Fences will add value, especially as you can

get your neighbour to pay for half the cost.

7. Hedges and edges matter. Tidying lawn

edges goes a long way in making your property

look clean and sharp. Trim hedges and shrubs

to give your property a neat appearance.

8. Mulch it. Mulching your planting beds

with good quality bark chip compost mix will

cover weeds quickly and easily, and give your

garden extra moisture to flourish.

9. Everyone loves a nice lawn. A common

mistake is to cut your grass too short. There

is a higher chance for it to will dry out and

leave brown patches. Spray lawns with

sulfate of iron. Using as directed will darken

the colour within hours of spraying, making it

green and lush whilst being good for it.

10. Don’t leave it until the last minute.

Schedule jobs three months before the

planned sale date, to allow time for your

garden to regenerate after any hard

cutting back of plants. If you are unsure

about priorities, it always pays off to use a

professional.
