Location The site is located approximately a quarter of a mile to the south of the town and to the rear of Rhydycar Leisure Village. The Village benefits from a number of leisure occupiers including the Council Leisure Centre, Superbowl, Vue Cinema, Nandos, Subway, Travelodge Hotel, McDonalds Drivethrough, Frankie & Benny’s, the Dragonfly pub and The Oriental Garden. It is bounded by the Village car park and the River Taff. Road access is through the Leisure Village.

Description The site forms part of the Eastern boundary to the Leisure Village and is part grassed and part tarmac with reminder mainly being made of mature trees and vegetation growing on uneven land. The Taff Trail runs through the site and will require diversion as part of any development. Furthermore, we understand that a gas pipe (to be confirmed) runs through the site. We have been informed that there are rights of access through the Leisure Village.

Planning The site has the benefit of an outline planning consent, granted in April 2015 for the development of 19 one bed apartments comprised in 4 blocks with parking. The site is allocated for housing (H31) in the Local Development Plan for up to 24 units. All interested parties should make their own enquiries to the Planning Department of Merthyr Tydfil Council.
